    I think landlords should charge a Kid Deposit. Its been proven so many times over that kids are far more destructive then pets

      john doe agreed! Kids cause way more damage but I don't think a Kid Deposit would go over well with the housing department lol!

      A) Thinkology is hardly a method of understanding what is required or not required, or possible or not.
      B) Emotion and sentiment are not legal foundations for housing authorities to act on, statutory facts are. A deposit is legal or not legal by citations in the law.

      I'm a landlord and I would never charge a kid deposit. that is the stupidest thing I have every heard.

    well I actually prefer people with animals, because those kinds of people tend to be nicer and more trustworthy, plus he tenants tend to stay longer if they have pets....and you also have more people to choose from,.... and from my experience its children who do more damages then animals. So I tend to not rent to people with kids anymore....and I don't ask for pet deposits I do however just ask for a larger security deposit....makes it all simple.

    You have great informative videos. Thank you for sharing. Do you provide instructional manuals to your renters on how to care their various appliances and items like counter tops and also what to do in an emergency like a over flowing toilet or a small kitchen fire?

      +Nickie C Thank you! Yes, in the rental agreement (lease) we have each tenant sign - there is some basic information in there regarding appliances. Most importantly, we have them sign a lot of documents. One important document is the "move out charges." We have them sign this document when they move in that way they are clear that if they are going to leave the unit damaged, then they are responsible for it. We provide emergency contact information as well. Lastly, the issue of "noise" comes up a lot with our tenants since we have a lot of multi-family properties. We even have an addendum to our lease specifically for multi-family properties that covers topics such as trash, noise, etc. The key is to cover all your bases!! Good luck!

    Your advices SUCK! In addition to the no-refundable fee (which should be refundable in case there are no damages), charge extra because "We can and people are willing to pay that?" You are profiteering on people who have a harder time finding a rental.

      You're only thinking of you
      On our end, we work really hard to buy an additional house. And every single pet owner will cause so much damage that you'll it will cost more than you make from that house in an entire year. If this happens more than once, that's two years of losing money and now this house is driving you into bankruptcy.
      Pet owners are very dangerous to us
      Sue them? You can't, the state protects them
      Evict them before it becomes an issue? You can't, state protects them

      @@smurf7665 First of all, i think tenants should pay for damages left in the house, whether is made by their dogs, their children or them selves.
      I have two dogs and my dogs made not a single damage to the apartment i live in for 5 years. Us humans on the other hand broke a couple of things by accident, that we fixed. Because we respect peoples properties.
      But i get mad when i see a culture that wants to profit of people owing pets just because "We can and people are willing to pay that?"

    If a dog bites anyone on the property landlord is liable for damages - damage done to property is very hard to fight and retrive all the loses in a court fight. People with allegies to pet get affect even after the pets were removed for many years from the property

      I agree, anyone that is bitten by an animal will likely go after the property owner also, simply because that's where the money is. That said, the property owner is most likely not liable in a rental situation, and adding clauses to the lease and renters insurance further insulate the landlord.

      In a small tank, they are not. But a large fish tank becomes a hazard because of the risk of it bursting

      Yes, but most landlords ban 55 gallon tanks because of the risk that a flood of 55 gallons of water can cause. It's more than just a cleanup, it can cause real damage. Smaller tanks are usually allowed

      Derosa Group that’s strange for me all a big tank can cause is a mini flood that can be easily cleaned with a mop
      All it’ll do is wet the floor
      If anything it will affect the owners furniture but that’s the owners property why does the landlord care
      But if it’s not allowed then it’s not allowed oh well

    Or you could trust people. And not make them guilty until proven innocent. If you do a credit and background check on me I expect the same for the landlord I'm renting from.Terrible polices. Should be illegal. Pets should be rights of renters. It's illegal to refuse rental because of pets. Nothing about how a person should or can live in their place they are paying for is not any business of the landlord or rental company. People deserve more rights than businesses.

      Ze Bunker, your lifestyle, with the exception of sexual orientation in some jurisdictions, is not a protected class and it IS the business of the investor/landlord/PM to judge you based on how you live and how you might use the property. Renting a property is not a right but a privilege, that's why you must submit an application.

      Guess what happens now...........think hard.........figure it out yet?
      your rent goes up....because all landlords everywhere will have to raise their rates to cover their expenses. And it wouldnt be fair to those without pets but landlords would have a choice. They wouldnt know ahead of time who has pets and who dont so theyd go on the assumption they do to cover their ass.

      If you want to treat it like YOUR place...then gather up the money and buy YOUR place.

      You have to remember nobody has to be a landlord. If I had the problem some of the landlords have I would get rid of my rentals. and yes if they don't want pets they should not have pets. we tried letting people have their pets and we had damage we had to fix.

    I always get a chuckle out of tenants calling landlords greedy and abusive for doing things like collecting a pet deposit....or charging a monthly pet fee...or keeping their deposit to repair pet damage.
    Pets claw things
    Pets chew things
    Pets pee on things
    Pets shed skin and hair and generally make a house dirtier
    Fact of life kids....it costs money to fix all that stuff and youre going to pay it.
    Hell one person below even suggested the carpet should be changed after EVERY tenant....and had the nerve to call it cheap lol. While its not a huge expense ... even a small house with the cheapest carpet you can get will cost $500. Do you want landlords to raise the rent to cover that? Because yes it can be planned for but as a landlord I am not paying for it.

      trebor44089 fact of life: pets do things that nature calls them to do. Kids destroy things deliberately and simply for the sake of doing it. Kids have intelligence that far exceeds that of a pet and therefore put much more thought into destroying things.

      Fact of life @trebor44089: When most landlords/landladies think of pets in their rental, they think of cats and dogs, cats tend to deal more damage than dogs do. but if you think about it, loads of people also have small animals, like rodents, and exotics, like tarantulas, snakes and other reptiles. those can't destroy the property in any way possible. Kids are more destructive than most animals. So are you just not gonna let people have kids on your property?

    My advice for any prospective tenants who see this video...DO NOT RENT WITH PETS!!!!! PETS ARE THE NUMBER ONE EXCUSE USED BY GREEDY LANDLORDS TO GET INTO YOUR WALLET !!! Best to ditch the doggy or kitty before renting anything!!!!

      ​@Paul Hitchings yeah... if it was just a deposit, I'd agree with you. Have a hefty, refundable, pet deposit if you are worried about damage the pet will do... Just charging a set FEE and RENT (I'd like to know what evil twat came up with this, If you live in a place long enough a cat would have to grow thumbs and burn down the fookin place before they do THAT level of damage) it smacks of greed... especially at a time when rents are already double the average mortgage. You prick landlords need to start being a little bit more understanding or you are going to learn that while poor people can't always afford your rents, they probably can afford pitchforks.

      @@Matthew-zn3zmif i damaged something of yours, wouldnt you want me to pay for it? on the other hand, lots of people renting who have dogs dont careless about landlords properties, dogs have nails, which do alot of damage, they ruin gardens to.. why should a landlord cover the cost of repairs? if you rented a car and damaged it you would be liable, the same should go for rented homes..

      @@nickjupp6868 dude did you read what I wrote? If I have a pet and you want a surety against damage I absolutely understand. Have a large REFUNDABLE deposit in case of damage. If there isn't any, or none more than could be expected regarding normal wear and tear, I should get my money back. But just an extra fee is just a greedy money grab no more no less. Gonna tell me 1 small cat is gonna (without doubt) do 2 months rent (or more) worth of damage? Please.

      @@Matthew-zn3zm heres the thing, not everyone has a nicely trained animal, ive seen a guy with 2 great dane dogs, another with a german shepherd, both of these houses were ruined inside, lots of people who rent dont give a dam about the house they are renting, take a look at 'bad tenants' rouge landlords' see what people do.. their are friends of mine on there that let an apartment to a girl called 'katie'.. she was told nopets... she had a cat, never let it out, and it shat and twizzled all over the place causing a total refit costing thousands, not only that but she wouldnt pay her rent and got a pay off to leave... landlords are victims not renters..

    It's discriminatory, my dog is family, I'm not going where he can't, he supported me during my ongoing cancer treatments. He's very quiet and clean never had an accident

      firestonegraywolf you could probably get him registered as a support animal. If you do that, you can being him where other animals are not allowed. That said, you would still need to pay pet rent and a deposit if the landlord requires it.
