  • Today we discuss Short-Term Rental Markets! We welcome Tony J Robinson, host of the BiggerPockets Real Estate Rookie Podcast, to the show! Tony has grown a respectable following due to his impressive short-term rental portfolio, his ability to scale quickly, and his made-for-radio voice. We take a look at his rise from novice flipper to full-time investor in short-term rentals and Airbnbs!
    Unlike our other hosts, Tony doesn’t have a decade or so of experience in real estate investing. He actually didn’t do his first deal until a few years ago. But, like many guests we hear from, once you do your first successful deal, it’s easier to go on and do the next! He walks through real estate partnerships, finding deals, and how to evaluate whether or not a market is optimal for short-term rentals.

    Toney is the best I love when he explained how to analyze short term rental market always was trying to figure out how that’s done thanks I haven’t been watching the rookie sure cause I can’t find it oh that’s what happened very calm and collective and explains everything so clearly Great show

      Theres another unmentioned benefit of long distance investing. You are less likely to make emotional attachments when youre not there. Your team will be more clinical and dispassionate about it.

    So on the 50/50 split with partners, is ownership of the house 50/50 or just the profit and the capital partner owns the house?

    Thank you! As a licensed agent I appreciate my non local investor buyers that TRUST me in this process and it’s not something I take for granted. With that said I always insist on an inspection, even if for informational purposes if they aren’t boots on ground. Multiple videos, pics and more than one tour is my minimum. Hearing my clients say when they actually see the property “this exceeded my expectations” is rewarding.

    This is awesome, and I love the content. I will say that this clearly required a ton of cash which is made possible by having a cooperate salary powerhouse couple and a lot of life flexibility. I just got up to ~$200k salary but wife stays at home with our kids and doesn’t have a salary (most important job in the family to be sure). We’re still investing half of my salary, but compare $100k per year vs cooperate couple making total of half a mil and investing $375k or so in one year. That lets you scale reeeeally fast.
    I think there needs to be some content that puts this math on the table to show how $60k bachelor 25-year-old salary (saving $20k per year for investment) compares to $500k couples household salary (saving $375k per year for investment). How much capital you can produce to invest in real estate is the biggest variable in how you can scale.

    Open the hood guys sometimes it's an easy fix. Guys and ladies should know the basics of auto repair. It's not as tough as you may think. Then you can decide howuch you want to pay someone else to fix the car.

    Utilizing 2nd Home or " Vacation" home financing when you are in fact obtaining the property for Investment purposes opens you up to Mortgage fraud concerns, as well as potential for the Note to be called due.

      What reference/information are basing this on? Can you provide a link?
      There are 100s of people who use 2nd home or vacation home financing to purchase investment properties, sometimes multiple properties. None of those people are getting in trouble with mortgage fraud or having their note called due early. There are loan brokers that specialize in these types of loans, do you think they would put their livelihood at risk if this was illegal?

    Both of the two men their speaking voices are a little bit faint & soft spoken and it's just hard to hear them all the time
    Part of the problem is I drive clunkers that are old that don't have Bluetooth so I have to listen on speakerphone this is not the fault of these two guys these guys are fantastic

    After a bad experience with a squatter, I’m wondering - has anyone else had to deal with a renter who won’t leave? How can this be avoided or handled??

    Wait the partner brings (ALL) the capital (10% DP?) and carries the mortgage and gives up 50% of the pie for setup and co hosting? What am I missing here... I know I'm missing something.

      Yeah are these properties fixer upper or value add deals? And Tony’s group is self managing? Is that why they give up the 50% after providing down payment and holding loan in their name?
      I just closed on a cabin in Smokey’s, I live in Nashville and am using property management company. But trying to figure out how to structure more short term rental deals with investor money so I can get out of w2 and do it full time.
      TN has a 6.5% tax on business, so utilizing the 2nd/vacation home loan and holding the property in your name helps the returns (with better insurance coverage and umbrella policy) …not a cpa or attorney btw

    This episode is exactly why so many people tuned in and embraced Ashley Hamilton. This guy is a grade A corn ball who had top tier resources to get him into the game all while trying to act humble... to be honest, nobody cares to hear from people who had a silver spoon handed to them on top of exploiting black housing markets they dont even respect. I will share this with my network so everyone in Detroit knows his name is a red flag.
