College fund?! Have you heard of HECS? Better to put that "college" fund to your housing fund so you can buy your own home. The big factor draining your funds is the payment for rent. Rent fees are so astronomical these days, thus it makes a lot of sense to have your own place so the money you spend paying is for your mortgage instead of rent.
