    Love this lady...smart, beautiful and very helpful...selling my house on zillow right at this minute..well, advertising it at any rate...I am in a very hot area right now and have the only 4 bedroom around at the price...if it doesn't sell on zillow I'm going to put it on mls and see what happens..gotten many calls the second day on market but most were agents wanting to get their feet in the door and I told them..dont bother unless you bring a possible buyer...these agents try alot of tricks and I don't trust them at all...I also have the buyers but I tell them to come on over but bring an agent with you...willing to give the buyers agent a two precent commission but that's about it...thanks again..and...p.s.. i did..thanks to you...go back and edit my listing with my phone number in the description area...

    I like your video. Very good information for me. Thank you! Am going to get a burner phone and follow your Zillow advice. Is crazy out there. I see Zillow also has a new buy your home system to let them sell the home. Amazing. Hard to weed thru it all anymore. No fun.

    I've noticed when I sell a house if an agent shows up and says they have a buyer....if they really do have a buyer, their buyer is in the car. I have had agents say they have a buyer. But it makes no sense that they wouldn't show a buyer your home if you refuse to list with them. As long as you're paying the buyer commission. BTW sellers don't pay the buyer agent's commission. That's a lie agents tell buyers. When selling I only care about my net. If a buyer wants to put into the contract that $123k goes to their dog I say no problem as long as their offer is $125k higher. If a buyer wants to pay their agent 3%, 5%, 10% I don't care as long as their offer covers it.

    I'm getting ready to fsbo and thinking about taking these steps and would your input:
    1. Pay for a home inspection
    2. Get an apprasail from a lender
    3. Hire a lawyer for the contracts
    4. Contract a title agency

      1. In a seller's market like today, I wouldn't proactively pay for a home inspection unless you know significant items may be found that would cause a buyer to walk away from their offer. Most buyer's will complete a home inspection (including paying for it themselves).
      2. Lender appraisals are focused on protecting the interests of the lender. So, if a buyer is financing, their lender's appraisal will be what matters regardless of what your lender's appraisal is.
      3. Definitely hire a lawyer/attorney for the contracts! A legal professional *can't* give advice on which offers to accept, pricing, etc. but they will help protect you from legal issues when selling.
      4. Again, I would wait on the title agency. Most buyer's agents and legal professionals will have contacts and help guide you through the title paperwork.

    Price...dropping a price a few percent will probably change nothing. The actual value of a property is whatever a buyer is willing to pay. Buyers set prices, not sellers. The asking price is only a sales tool. If you really need to sell a property in a hurry and you're not getting any retail buyers then you have to drop the price a lot to attract wholesale buyers. It's a different segment of the market.

    Zillow will remove any contact info you put in the description. Zillow says my home should sell 88% faster (very desirable area, very nice home, very low inventory). Yet, I have not had any agents book a showing so I believe they are ignoring my FSBO despite offering 3% (at the bottom of the description, so may want to put that at the top). So, I added this to the top of my description, "This home is AVAILABLE to view NOW" because if you watch MarketPlace they did an episode (on RUclips) where the agent claimed the owner was not able to show the home!

      Thanks for the update on Zillow removing contact information in the description. At the time I recorded this video, that was not the case. Frustrating how quickly things change.

      Zillow has an "Agent listings" button and an "Other listings" button. Buyers often don't notice the "Other listings" button, so they don't see your home.

    Thank you. I tried using a GV phone number and it did not work with Zillow. I tried logging back into the account and it is gone--oddly?

    Last question I swear 😂 did you ever find a flat rate MLS company that seemed reputable? There are so many companies out there it’s really hard to know which ones are actually good

      Fortunately, I never had to use one so I didn't do a thorough review to find a company I would use. I would start with the BBB and then seek out online reviews of the companies you are considering.

    IMO open houses aren't a good idea. If a person isn't sure about buying it's likely to become a problem for a FSBO because we don't have the skills to hold their hands. Plus the odds of such a happening to wander by during your open house is such a long shot. Better to spend that time fixing up the property.

    How is this idea? Yes I’m open to working with a buyer’s agent and yes, the buyer can pay him. 😁 I’m too smart for my own good sometimes.

    I just buy new ph number for selling my house, its only cost me $30, a month and use my old ph, and cancel it after my house sold.

      Great question! In my experience Zillow doesn't have a time filter for recent homes sales. However, Redfin does when you search for homes for sale. Under the "for sale" filter when searching for homes for sale in your area, there is "sold" radio button. When you select "sold" you then have the option for a timeframe ranging from with the last week to the last 5 years. You can also zoom to the area you want as a comparison and add additional filters such as the number of bed/bath, etc. Good luck!

      It's not always clear how to claim and then update information in Zillow. I struggled to figure out the site too. I would recommend searching for recent "how to" videos regarding Zillow to ensure you get the most recent menu options etc. Good luck!

      Zillow is the main free platform I've heard of for FSBO. We also posted on personal Facebook pages/marketplace and other's have mentioned using Craigslist.

      @@mindfulmoneywkaren Thank you for your replies I have one more question and it’s important! So this morning my Zillow ad came up and to my horror it had not the previous owners pictures but The pictures that would be on if the house wasn’t for sale, it was my add because people had texted me about it. I finally figured out how to take it down which was to list it as sold. I have not been able to get a hold of anyone at Zillow or find an answer. I am so afraid that if I post it again the same thing is going to happen. There seems to be no way to delete previous photos and when I opened it up it showed my photos but not in the listing if that makes any sense. Is there any way you could explain in detail how you were able to get yours down and back on?

      Same thing happened to me - only with the previous for sale pics. As long as you still have claimed the home, there should be an option within Zillow to delete the outdated pictures. Then when you post again only the photos you want should be there. I would recommend searching "zillow settings to delete photos". Good luck!

      I never did figure it out. Mysteriously my ad appeared with all the right photos correctly out of nowhere after I pulled it? I’m not sure how it happened but I am very thankful, thank you so much for all of your help and answers to questions I really appreciate it ☺️

      Craigslist is definitely an option for posting FSBO too. Do be sure to use safety precautions when responding to and meeting people!

      Thanks for all your info sharing on FSBO, we appreciated this I plan to limit ad on Facebook and Craiglist, I just want 1 buyer so I just limit not put in LMS, I dont have morgage, so I can wait to sell the house, and renovate all over the whole house,so its ready to move in.and use the agent fee to reno the house so its benefit to the buyer.
