I am a general contractor in Mauritius and been looking for guidance but its so cut throat in Mauritius than no one is willing to help us upcoming guys for fear of competition. But with daniil its really easy to get a much better in depth idea and most importantly most of what he says and teaches can be UNIVERSALLY applied 💪💪💪

Great information always. I'm doing real estate development work in the Los Angeles area. My question is whether the pre- built construction costs will be relevant to the costs in the Los Angeles area since costs differ in different parts of the US? Thanks.
I would guess your costs would differ quiet a bit. The pre-built cost templates in Rehab Valuator will still give you a solid starting point in terms of pricing and scope of work but from there you definitely should go out and get your own bids and verify scope for your specific project.

Hi Alex. The date inside the software (property data, sales comps, rental comps) are for US only. But everything else works anywhere including Project Management, Reporting, etc. Software is currency agnostic. I guess the only other question about Australia that I am not versed in is how your lending rules work - not sure if the way Rehab Valuator structures funding would be applicable there.

Ton of content on development on our youtube channel but probably nothing step by step for newbies. Mainly because I don't advocate that total newbies become developers right away. Do some rehabs, some wholesaling, learn how to find deals, build up your local network, a bit of cash which you'll need for due diligence and soft costs, learn how to find land and make offers and then go from there.
What you pay for it usually doesn't matter. What matters is the value of the collateral. So if the value is $60k, then that's what you're showing to the bank as the value of the collateral. Even if you paid $20k for it.
I’ve had the issue where lenders don’t care about the reports/presentation I send them. They usually say “great thank you, now fill out this template for us” which literally includes all the info I just sent from them from the presentation

I'm a commercial real estate loan broker. I love receiving these types of reports from potential Borrowers because it allows me to quickly see the strength of the deal/development project. I want to limit the amount of time spent determining whether or not we can arrange financing for your project - these types of reports do just that. They also add to the Borrower's credibility and professionalism. Having said all that...I'm still going to have you fill out my loan intake form. 😀

Most of the intake forms I fill out ask for questions such as past deal experience (refi vs sold) my basic information and basic information regarding the deal i.e. price, subject address, rehab cost, etc. Its afterwards i provide them with a rehav valuator report/presentation they look at it and have me still fill detailed info like the itemized rehab budget + sow even though i already provided it to them via report. Essentially its double work on my end.
All the lender I’ve come across are adamant about having new construction experience. This seems to only work with a JV partner(builder) if you’re a newbie 😢
You're just not talking to enough lenders. Sure some will require experience. Others don't as long as the deal is solid and you can show them you have a great team.

In this hypothetical, how do you bring thr land from $25k to 60k? Is that by getting it permitted?
What you pay for it usually doesn't matter. What matters is the value of the collateral. So if the value is $60k, then that's what you're showing to the bank as the value of the collateral. Even if you paid $20k for it.
