  • The Modi government’s push towards the redevelopment of government housing colonies in central and south Delhi is set to alter the national capital's skyline in the next few years. Old, decrepit government colonies, with single or three-storey buildings will be replaced by swanky highrises, of 10-14 floors. Prime land parcels being opened for other infrastructure development.

      To be fair, eminent domain powers are a genuine concern for landowners, but as long as there is just compensation, I think any government purchases will be done smoothly.

    There are so many redevelopment project swiftly approved in Mumbai alone. I am not exaggerating, there are more than 100 redevelopment project already under contruction in Mumbai. Mumbai's skyline will see the most change in just 5 years

    10 floor is very less.
    Building should be normally 30-40 floors.
    Because lower no. of floors means lower supply of house 🏠
    And therefore higher cost.

      low rise is no bad, high rise building need redevelpment of roads and utilty infrastructure. changing from single house to ten floor is ten times space. even three floor to tweleve floor is four times space. it is okay to not build high rise. they have logistical changes in delevering basic needs like water and elecricuty

    DDA which has most of the land in urban villages of delhi should develop them and remove encroachments on the land which it owns.DDA and PWD have ruined delhi.

    This was my suggestions 20 years ago, noone listened to me. This accomodates more people and most importantly release very precious land for commercial use, parks, greenaries. Most of the offices business are now at residential home, very inconvenient and ugly

    Usko redevelop karna bahut zaruri hai.
    Aur old Delhi (Sadar Bazar, Chandni Chock, Jama Masjid area etc ) ko to pura hi redevelop karna chahiye.
    Bahut kharab area hai wo abhi.

    10-14 floors is not 'swanky highrises'. I think ThePrint needs to travel the world to know the definition of 'highrises'. Highrise means buildings that are 50-60 floors

      High rise buildings have different meanings in different countries for example in the US it is 7 floors and above while in India it is above 4 floors. 50-60 will be above 200m so that's considered skyscraper

    Are any earthquake resistant technologies incorporated in redevelopment into highrise housings given Delhi falls under seismic zone 5? Also what are fire safety and emergency extrication measures and have local municipal corporations inducted adequate numbers of large cranes in their fire brigades?

      OC certificate is issued only if a building passed those criteria in India. Different cities have their respective seismic zone criteria.

    The way my country is developing,it is not impossible that we will become a developed nation in 2047. All credit goes to the Visionary Man Narendra Modi "The Doer" I wish we had a stable BJP govt in the 70s,80s, and 90s then we might at par with china or just behind china. Now they are 6 times bigger than Us GDP wise. The 60s were doomed and wasted because of Wars and 70s is ruined by Indira Gandhi.

    The problem is ROAD WIDTH. This affects the future quality of life for the citizens in the redeveloped dwelling in the locality/area/region on which there seems to be no planning. Traffic, sound pollution, lack of discipline, garbage collection, the negatives go on & on.       The people who build the road and the people who build next to the road dont comnunicate with each other- so the road is unfit for construction along the roads. Thats why you see Big Malls connected to a single lane road in some places. Next the traffic police which has no power to design roads or decide on giving construction permits has to manage traffic with arbitrary rules.
      Finally there is a bunch of corrupt criminals and incompetent jokers called "town planners" - they sit in an office in some remote corner of the city and make plans without knowing head or tail of the area they are planning.
      In every dimension our cities are not just Bad - they are in fact Terrible disasters. Even Ant hills and termite colonies have better organized layouts.

    Like Singapore, GOI should also try to better assimilate people from different cultures into these societies. Right now most colonies are divided based on religion, caste, region. It will help in breaking some bad traditions and will weaken the mafias in these places

      You are wrong. Government of India employee quarters are not based on caste or religion. They are based on their grade in government service or department - for example, apartments for employees in foreign service etc. Apartments are not allocated based on caste, religion etc. It is better to check information before you post non-sense information on the net.     Redeveloping these govt lands into housing more people is a very good idea however it also has some loopholes and negative externalities to take care of. Making tall tower like structures with huge commercial areas wont stop people from using cars, rather it actually defies the idea of a 'compact city'. Also a few of these colonies such as lodi colony contains a lot of intrinsic socio-cultural value hence erasing them fully and redeveloping them is a loss of those beautiful city places where a lot of people associate with them. It also decreases a sense of belongingness among people which leads to more socio-spatial stigmatization. Also, one of the biggest problems is that this is going to bring in several forms of gentrification, be it the eviction of street dwellers from parks, footpaths and other public spaces or how it will destroy the surrounding local economies and create rent hike in different pockets of the city. Hence, on paper it sounds like a really good idea as it only considers the economic value of land as the main factor behind developing delhi but it ignores the sociological and ecological value of land. Kuala Lumpur, Ho chi minh city, Ha noi like cities are good examples of how to create a balanced development, the MOHUA ministry should do a case study of such cities before taking such desperate decisions!

    They should build similar housing and commercial developments around new metro and intercity railway stations, similar to what Austria, Japan, and Singapore did with their public housing developments.

    Government should keep a check on number of redevelopment happening in an area, there must be a limit to increase in flats or galas in an area, or else it will be crowded and short on resources, which ultimately leads to death of peace of mind for residents.

    Just on the smae lines unauthorised colonies need to be evacuated and high rise building need to be made on that land which can be used for both govt officials and for retired govt and civil servants,if we give flats to all the retired civil servants,beurocrats,ex armed forces,ex policeman and even govt officials then after retirement they can live with their families in these flats till they and their spouse are alive,then their families can vacate the flats for others,this will help in reducing the corruption and incentivise fairness in their working days.Only the corruption free officials should be alotted this facility.

    Maharashtra Govt should also learn from this initiative and redevelop dialipaded old Govt colonies in Mumbai and Pune. Lets hope that BJP's corrupt allies in Maharashtra will allow BJP to do good work.

    These are government colonies not illegal slums colonies. For redevelopment of these unauthorised illegal colonies Delhi Government has to invest in the infrastructure.

      Blame Stalin. He's had been sitting on approvals and permits. AP and KN portions of Bengaluru Chennai Expressway is getting built at a rapid pace but TN section is waiting on land transfers from The State govt. If that's the level of cooperation Stalin is providing for an Expressway, then think how much he cooperates to get larger projects done.

      at least read previous comment. it is not that central does not want to redevelop them. it is that state authority does not transfer land. just take Mumbai-ahmedabad HSR. state government stopped the land transfer till BJP won in state election. so even if central passes a project, it will just remain a file. Modi administration don't like to leave project for some future generation. they prefer to complete project on declared timeline.@@sps6

      ​@@sps6 It's not only about the politics. It's about rules and laws which are laid down. Central govt can propose plan but since land is a subject of state list so it's state duty to give lands for development project.
