Great tips, although not great news, all this stuff makes it harder. I don't think people really do bother with getting planning for Air b& b. I would love an old farmhouse by the sea, I hope it is not out of reach. Great show!

If I buy a house for example , outside of Kinsale, do rental regulations apply to a small business and B&B whilst the owner lives in the same house ? I am retired now and though I love land and a farm it would be more practical to buy a place in town. Someplace I can walk to stores. Do you get those for sale?

It’s worth a lot less 😂 technically then it’s classed as agricultural land so the price goes way down
