    What are the traffic (one way, restricted, ect..) it's too narrow for two way? Anykind of HOA or other agreements to keep one or two bars from turning the canyon into an outdoor rock concert venue? While an interesting district if left to self management of the issues it will be a nighmare to reside in....one bad neighboring business and one best be deaf to enjoy staying there. Any plans for parking for the residences?

      Good points, however, you need to know that there are strict zoning restrictions and they dictate what can be built, how it can be used,and the density and height of each project. I agree with you that traffic will probably only flow in One Direction at a time. However, they may switch it up and one day have it all flow towards La Cruces Cita and the other day have it all flow towards Santa Cruz. Not sure about that yet.       @@ParadiseGuy the "strict zoning" is actually pretty fluid, it is Mexico after all. The city can and does make exceptions. There is for example a five story condo project being built at Playa Santa Cruz that is apparently an exception to the previous 4 story max (assuming one isn't building on a hillside then other standards get applied and I've seen 6+ stories). On 5th Ave, the bottom floor will be commercial for most of these builds leaving plently of room for Guns and Beers 2.0 and rocking the canyon through the night. Details like what kind of business may be allowed and the rest are something a real estate advisor may want to point out or research for prospective buyers if they want to be an exception to the normal real estate hacks in Huatulco. Also I would suggest a video on the actual costs of ownership, tax scenarios, short rental season, and management costs to accurately reflect the returns on such an "investment". Good luck with the channels new direction...

      I was looking at an owner's deed the other day and there are very specific zoning requirements that "must" be met regarding what can be built, how much land must be left undeveloped, density, height, and types of use. Of course you are correct, this is Mexico, and things can always be changed without warning. Since I don't have a crystal ball, what I know is only what's happening today including what the developers are saying, Fonatur's guidelines, local building guidelines, and what the deeds say. Of course if someone desires more detail about a specific property or development including asking price, use restrictions, ownership, management, or HOA costs, I will happily supply those on a client by client basis. Can't put too many details at this point in a video like this, especially so early on or it could become irrelevant as things evolve.
