The FSI for these plots might not be attractive for builders.
The land in discussion is falling under SEZ as per the map available on CIDCO's website. For SEZ historically the norms are changed. Any ways do you have any information on the FSI so that I can share information with the viewers.

Im from punjab state, Im very interested to buy plot (prefer 500-1000 Gaj, approx. 4-8 Gunta, affordable rate, i know rates are plunging sky rocket due to boom of this twin area, still looking for good deal if luck allow) in ULWE/URAN for future financial growth and self abode.. looking for close proximity to local station and future metro station, hospital, school, college, market, well connected transport (road and Train local and future metro) , Wud u suggest me locations in both ULWE & URAN.. Wud u quote plot price as per 2024 data statistics, price/gaj (1 Gunta ~= 122 gaj ? Im very much aware of Torrential raining of mumbai and worst water clogging, flood like sitution, so looking for non clogging area (high-land area), clean hygenic, low noise pollution and not close to airport (atleast 5 km away from airport) .. 🙏
Hmm thats slightly complicated because ULWE is super expensive now, only developers can buy, given the plot rates. Ranjanpada and Khopta are 2 new areas that will have metro in future and railway has already commenced. Both of them will have water logging because these are farmlands hence until a complete town planning is done it will be as it is. That's one of the reason I always suggest to wait for 8 to 10 years
