  • One thing almost everyone associates with Montreal is cheap apartments. As the city’s indie arts scene gained international attention in the late 1990s and 2000s, Montreal became widely known as a place where artists only needed a part-time job to survive.
    This era of affordable housing is still part of Montreal’s lore.

    This was great! Keep collaborating with creators like this, it brings such a good perspective from outside of traditional journalism. And the injection of humour from Eve and people like Paige Saunders makes things so much more fun to watch!

    Ironically, the more English Montreal becomes, the less affordable it will be, as more English means it's more accesible to more people, and it will slowly turn into every other Canadian city over time - with everything from skyhigh rents to skyhigh crime rates.
    It's amazing how oblivious people are to this fact: Montreal is great _because_ it's French.
    This language barrier keeps a lot of people out and only lets the people who truly want to integrate in, less (low quality) people = lower rents + greater community strength through integration.
    Yet the same people fighting against Quebec's goal of keeping Quebec French, will then act all surprised when rents go up and the city turns into a dump as it becomes more English.
    Lose the language, lose the culture, lose Montreal.

      this is so true, I know if Quebec ever drops the language laws.. that will be the end for the cultural, affordable city we love so much, I hate these language restrictions, but I'm aware that it may be the most important thing to keep Montreal as it is

    For a long time, the rule of thumb was “$100-a-room”, so a 3 1/2 was 300 and so forth.
    We should be careful however to feel too nostalgic. Montreal took huge hits in 1977 and 1991 which meant there was very little economic activity and anyone who relied on wages still struggled with salaries that were also abysmally low even compared to elsewhere in Canada.
    With an increase in the standards of living since the early 2000’s apartments are being renovated and prices are going up.
    A better indicator would be median rents vs median incomes.
    Nonetheless, housing is in crisis right now and we need to build more and build intelligently.

    Eve rules, and this issue is super important. I get a sense of dread and foreboding when I imagine trying to find a new apartment in this “new” Montreal. The question is: what to do? We used to be a haven for lower-income immigrants and struggling artists, who keep our city liveable, and whose communities enhance our cultural landscapes. There has to be some kind of initiative for renters to keep rent manageable for working class poor. Greedy real estate companies are siphoning the soul of the city out.

    So funny and spot on! In the last 3 years, I've heard of at least a dozen friends and folks in my community getting renovicted. Especially during the first year of the pandemic! I've also noticed that a lot of folks who move here from other cities or countries (incl. myself) don't know how to refuse rent increases for the first couple years. Each apartment I've lived in has upped the rent by $20-25/year. It would be awesome to see a video where Eve explains how to refuse a rent increase as an anglophone in Montreal! It's hard to find this kind of practical information in a way that's approachable and fun!

      Just tell your landlord you would like to continue the lease but refuse the increase. That's it. Be sure that you send the written notice to your landlord within 30 days after you receive the rent increase notice. Then wait for the landlord to talk to you, negotiate the increase etc.

      Do some research before refusing a rent increase, check the Tribunal adminitratif du Logement to see what is the allowable rent increase for that year, and refuse only if it's higher than that. Because if you refuse rent increases willy-nilly, the landlord will still be able to get the increase after the judgement, and label you as a troublemaker and possibly make life more difficult for you (delay maintenance, deny you pets or smoking permission, etc.)

    Love the visual and sound effects in this one. Relatable anecdotes and colloquial jokes delivered by Eve kept me engaged for 8 minutes which is a feat in this short video digital age.

    5 1/2 is not a good representation of the market, the most common apartments are 3 1/2 so the prices of 5 1/2 have not kept up with demand (increased immigration). Furthermore, it's not true that the cheapest is 1600$, I just checked and there are some in the 1300-1600 range. Finally, you just checked for the most trendy neighborhood in Montreal where all the students live and tourists come. The prices in the most trendy neighborhood have increased at a faster pace than other neighborhoods. You can find 5 1/2 for 1000-1300 in other neighborhoods. Montreal still is MUCH MUCH cheaper than other major cities across the globe or even within Canada. Building costs increase at the same pace all over the world, you cannot expect Montreal rents to remain low while building costs increase faster than rents, food inflation and construction inflation is not the same. I also checked for 3 1/2 in Rosemont, there were literally 100 ads for apartments in the 750-1000$ range. Overall, I think this is a pretty misleading and biased video if you consider population growth from immigration and building/managing costs in the neighborhoods you checked, but I still enjoyed it.

    perfect host for super interesting content! as someone who moved back to vancouver, then vancouver island after renting in mtl in the early 2000s, this is a relatable topic, and having it delivered in an accessible and funny way was an excellent choice, CBC. great work, as always, Eve!

    I spent 10 years in Montreal from 2006-16, moved like 5 times, all into different sized apartments in the $700 range, - a weird 5 1/2 in the plateau, a 4 1/5 in the mile-end, another 5 1/2 in parc ex, a 4 1/2 in little italy for 550 (my only solo apartment) and finally a 4 1/2 in Little italy. I also split a 1000 square foot bachelor apartment in the plateau with 5 other artists for $500 total. It was pretty great. Some of those folks were living in the basement of an apartment building by parc la fontaine, paying $450 like 6 ways.
    Anyway, i am sad that this era of montreal living is over, but also, basically lease transfers and calling signs in windows was always a better way to find cheap places than on craigslist anyway, so maybe its still possible.

      If you can find one that is a good way to maybe find a cheaper place. Unfortunately I have not seen a rental sign in a dog's age.

    I know it's been a while since this came out but it's still very relevant. Eve hits on a topic that still sorely needs to be discussed and addressed by our municipal and provincial governments. Even long established businesses are being drummed out because of rent hikes. Just 2 weeks ago, Cantor bakery on Queen Mary HAD to close after 50 years because of the extreme rising rent. We got lucky, moving back to MTL from another province and got a 1200 sq. ft. two bedroom for $1600/mth in Monkland Village - but SO many others just aren't that lucky. Come on, Montreal - you're better than this - do something about it and stop being so greedy! Thanks, Eve - really informative as well as entertaining.

    There was a time when a good rule of thumb was $100 per room with variances depending on individual neighborhoods and the available services. Now it seems that there is no standard to go by, as prices are all over the place. I do feel that it is a little disingenuous to use the Plateau as any kind of baseline. Yes, it is the most artist-friendly neighborhood in the city, but Montreal's public transit infrastructure makes it so that there are a wide variety of neighborhoods to choose from and one shouldn't be focused solely on "cool" neighborhoods--mostly because when an area becomes "cool" the rents inevitably go up. If you are within a 10 minute walk of a metro station, you have easy access to all of the city's best features. Toronto and Vancouver don't have the same kind of public transit infrastructure, making residents more dependent on a vehicle. If you have a bicycle, then for 7-8 months of the year, you have even more options (year-round if you are the courageous type who bikes in winter). While Montreal is a very easy city to walk around, fcusing on rents in the most central and densly populated neighborhoods is slightly misleading. Average rents are fine as a comparison tool, but mean rental prices would be a better data point when comparing neighborhoods within a city and rents overall between cities. I am a property owner and have learned that charging a slightly lower rent provides tenant stability, which can be better than the additional income coming from new tenants every year. I am also keenly aware that many of the higher rents are due, in part, to the city regularly increasing property taxes often double digit percentage increases.

      @@grahamhunt69 I don't question the honesty overall, just that using the Plateau as a baseline for rent is misleading because it's a neighborhood that has long been overpriced IMO. In the 30+ years that I've been a renter or owner, the Plateau was never an area I considered specifically because of the price. It's a fantastic neighborhood to visit and explore, but it's not a fair metric for price comparison. It's like saying the Beaches is a Toronto neighborhood that is fairly representative of rents across the city, yet one example was Mississauga. Plateau and Dorval are not comparable in any fair way. That was my main objection to using the Plateau.

    I had a commercial place for $150 in Trois-Rivieres in the early 80's .Then I had a 6 1/2 appt in Montreal for a very good price in the Jarry area if memory is correct about the same price

    The rental housing market in Montreal is so so expensive and horrible,any places renting now for under $1250 .00 have to many problems,from bad noise levels to smokers and pot next door,cockroachs,mold,landlords all charging high prices for dirty apartments,in the last 3 years had to move 3 times do to these problems,just horrible high rents in Montreal,so hard to find a good place to live in Montreal anymore.

    The rent was cheap in the 90s because there were no jobs that paid. Those were dark angry times, and people rioted at least 3 times that I can remember.

    I paid $200 for a room in a four bedroom in St Henri in 2009. I know people who are still paying under $1000 for three bedroom apartments in the Plateau, but those are hard to find & keep.
    Today I live in a co-op and pay only $515 for a 5.5. Co-ops are amazing because they basically take the whole profit motive out of the equation as well as management costs. Sure I have to do a little bit more work than I would renting, but fixing a door or doing some yardwork is totally worth it.

    Hahahaha, Eve you're hilarious! 1980 I moved to Montreal and picked up a one-bedroom apartment, heat not included, on ...... Dope! I can't remember the street name but only a 15-minute bus ride to Old Montreal where I worked in The Keg restaurant. My rent, $135 a month. In 1990 I moved the family to Langley B.C., a community about a 45-minute drive outside of Vancouver, and rented a large 2-bedroom apartment for $600. In 1994 we purchased a condo in the same community for $94,000. We sold the condo and went back to renting. I'd never buy a condo again! The building politics and hidden fees were ridiculous.
    The family has grown, everyone is gone, and I find myself trapped in this one-bedroom apartment I've lived in for 13 years. The rent is only $900. This same apartment in this building now goes for $1,400 or more. I can't afford to move. But, with money saved on my rent, I've bought an oriental rug to cover the rug in the living room that needs replacing. I've bought art to cover the walls that need painting. I'm not allowed to paint or recarpet so I'm covering it instead. [All with money I would have spent on rent if I had to move.] The situation sucks for young people. Rents are criminal! There's going to be a revolution over all this but I ain't telling you when I'm going to start it. :) Peace, please.

    Yup. There's a premium on "community". Just like there's a premium on living next to the subway. Fun artists move to places that are cheap. But also; young attractive women. That place gets a reputation as a place everyone wants to be. Housing prices rise... and that community dies up and breaks off. Kind of like some of the leaves on my aloe-vera plant I didn't water.
    Although you would think that as people play hop skotch, the places they move out of collapse in price. Calgary for example has an oil crash in 2015. But did the prices come down. Oddly... they sort of stayed the same. I guess in a market where everything is increasing so rapidly, that's sort of like coming down.
