Oh gosh you’re more brave than me for that house buying plan! I’d be way too scared of something going wrong and I miss the IRA deadline! Also, just out of personal curiosity- do you use a regular IRA or a Roth IRA and do you recommend one over the other for younger ppl just starting out (unless it’s super case by case I suppose).
Having both is best. A Roth doesn't let you put in as much and a Roth you use after tax dollars to fund. The traditional IRA takes the money out of your check prior to paying tax on it. Both have their benefits. You can only contribute to a Roth if you make under $200k per year so most years I haven't been able to contribute to it. If I was younger I would say the Roth is better because you are putting money in today after you have already paid tax, therefore, when you pull the money out when you are older and want to use it, you won't pay any tax on it. The tax rate will likely keep going up so paying tax at todays rates is better than getting spanked years later with the tax bill.

It was a stressful month but so glad it all worked out. There is a saying..."Progress involves risk, you can't steal second base without taking your foot off of first." If you want to get ahead in life, you definitely have to take some risks. Hope we meet someday too:)

I typically never get nervous in the midst of any of my transactions. This one was a little different just because there was so much risk but typically I am pretty relaxed. Early on as I was struggling financially, it was a little more stressful as each deal was so important to my financial future that they carried more weight. The key is never showing your stress to the client. You have to present calm and cool all the way through to keep your clients comfortable. I think this is why most salespeople fail because they can't hide the fear or worry they have and that fear and worry transfer over to the client and collapses the deal.

Perhaps I am just overthinking it....but you put up your money (800K) and they put up theirs (300K) to make it a cash offer 1.1Million, which got accepted. I'm confused by how they got financing to pay you back as a mortgage loan?
So once they owned the home with the combination of my money and their money, they then applied for a "rate and term" refinance. My $800k was an $800k mortgage against the home. The refinance with the bank paid off my $800k mortgage and made it a $800k mortgage to the bank they refinanced with. It was a simple process.

Yes, it is legal. There are times where loaning money to a client is illegal but in this situation it was fully legitimate.

IRA limit is only 6.5K recently so how 10% of total income
I had a 401k while I was an employee. Once I became a Realtor, I was able to convert to a SEP IRA which allows contributions of up to $65k per year.
