  • Welcome back to my AirBnb hosting journey! In this video, I'll be breaking down all the numbers for my second month on the platform. This month was full of surprises and unexpected expenses, but we also learned a lot about how to improve our earnings going forward.
    As always, I'll be sharing our total income and expenses for the month, but I'll also be diving into some of the challenges we faced and how we dealt with them. From surprise repairs to unexpected cancellations, we encountered a few bumps in the road, but we're determined to keep improving and growing our AirBnb business.

    How do you feel about pretty much breaking even (less the hot tub ordeal) with a 77% occupancy rate? 77% is very very good. You’re doing a lot of work for free. The $900/mo lawn and pest control is very high. Raise the income or lower the expenses. Great vid, good luck!

      Thank you for watching! I’ll admit, I would have loved to have made more money since our occupancy was so high but we’re still getting the hang of our pricing. Overall I wasn’t disappointed because we see this as a long term play. I think our occupancy was higher than normal for only being 2 months in because we catered our pricing to smaller groups. The upside was that we got more experience as hosts but we have definitely started to look at how we can reduce costs and raise our nightly rate

      Thank you! Yes, we’re learning something new everyday. It can be stressful at times but we get excited every time we hear that notification go off for a new booking. What has been your biggest learning or surprised you the most so far?

      @@Amy_Dwyer Our property is an off site glamping dome, so our biggest learning curve was knowing what to communicate with guests and giving them proper expectations. And I hear ya, the booking notifications are the BEST!

    URGENT/Attention:
    Ma'am
    Sorry to say maam but your air bnb will never be profitable. Why?
    Only reason: Your net profit calculation are incorrect
    Because your accounting is not correct
    Mortgage taxes insurances will NEVER be deducted from airbnb revenues
    It's an liability not airbnb expense
    That expense was anyways gonna be incurred whether airbnb is there or not
    And if there's counter argument that no still it's an expense then maam I believe there's property appreciation also then count than in the revenue section of airbnb business as well then you will always be profitable
    Because will 71% occupancy you are showing losses is just Incorrect accounting that's all
    Correct accounting: mortgage taxes and insurance will be separately shown under
    assets & liability
    And airbnb business in profit and loss statement
    You are doing great business maam good luck

      Curious what exactly you mean by this, are you saying that the real estate investment itself is separate from the Airbnb business and they should be calculated separately?? How would that be done? Correctly? How would you calculate wether the Airbnb business is separate if you don’t include at least the interest, taxes, and insurance as expenses? Since that isn’t necessarily included in the properties equity/appreciation? I’m uneducated in the topic so I’m curious

      I was thinking the same thing, I just finished doing my first month of numbers as well mtg and insurance are not my expense. Your hot tub is costing you money but you are doing better than you think.

      ​@@danielthegreat1235yes both are different, real estate appreciation and taxes will go in assets and liabilities column and Airbnb business will go in profit and loss statement

    Are your cleaning fees charged to your guests or do you have it figured into the daily rate?

      Great question! A little bit of both. Our cleaner charges us $200 but we only charge the guest $180 through the Airbnb platform. We wanted to stay competitive and other houses in the area only charge $180. When you pull your total revenue numbers from the Airbnb dashboard they include the cleaning fees in your revenue. I thought showing the total and then deducting the cleaning was the easiest way to show the breakdown in the video. Please let me know if you have any other questions and thanks for watching

      We do! We use Price Labs but we’ve learned to think of the rates it generates as a starting point. We raise/lower the autogenerated price based on the booking demand. I might do a video on this if anyone is interested. Thanks for watching!

    Do you guys also have your own LLC for your business or are you strictly using the Airbnb platform??

      We aren’t using a direct booking platform (just Airbnb) but we do have our property set up under a LLC. We may list our property on Vrbo and create a direct booking website down the road. Great question!

    Whats your revPAR? When you stated your ADR you gave a range.
    The average is the average of the whole month. It shouldnt be a range.

    I dont like cameras watching my family (cringy) or doing housekeeping while on vacation. Good luck with that business model as the economy decays further.

      If you go to a hotel 🏨 you are going to have a camera watching you , if you go to a resort you are going to have a camera 📷 watching you . I live in a condo and when I leave outside the condo in a common area there camera 📷 everywhere. So what are you talking about how the people that have airbnb are going to protect themselves? 🤔 if something happens? Oh in a hotel 🏨? I have airbnb apartments and I have cameras 📷 too. Airbnb is a good business.

      I know, I wish we could. It seems like everyone has a hot tub as an amenity so we’ll try to stick it out for now
