    A Maine log cabin and acreage for sale in Ludlow, ME. Located in the town of Ludlow, ME, in southern Aroostook County, is an octagonal log cabin. The log structure is 679 square feet of living space with a bathroom, kitchen, family room and bedroom situated on a wooded lot of 31.9 acres. The well-built log cabin was originally erected in 1987 and was very well constructed. The log and masonry cabin is built around a center field stone fireplace. The log structure is very solid. The home is built on a crawlspace with the stone hearth as the center piece of the cabin. This property was built with the purpose of living a simpler life. A drilled well, septic system and utility power provide the convenience features that make this an extremely desirable tiny home property.
    The log home sits back from the gravel roadway that provides year-round access to the property. The roadway ends beyond the homesite, so there is very little traffic that passes by. The lot is a nice rectangular shaped lot with lots of trails that provide access to the far reaches of the property. The property is a mixed wood forest with evidence of being a cleared pasture in the past. Numerous apple trees were found on a recent walk through the woodlands. The USDA soils map indicate the majority of the tract consists of class 2 farm soils. This property would be a great homestead location for you. Class 2 soils can handle row crop farming. The nearly 32 acres of property have room enough for a large garden, some pasture and enough woodlands to provide firewood for heating indefinitely.
    The location of the property between two areas of farm fields makes it a great location to hunt for all of Maine’s wild game. Whitetail deer and ruffed grouse will definitely be spotted on walks through the mixed wood forest. The ATV and snowmobile trail pass by just off the property making it extremely convenient for trail access for you. Keeping honeybees on the homestead would be rewarded as the area looks to have a great deal of wild forage as well as the forage that would be available from farm crops. The topography of the land slopes back from the road to the back corner of the property. The homesite is situated at about 780 feet above sea level and the back of the lot is about 740 feet above sea level. This is a property that is easy to manage with good farm class soils and gently sloping topography.

      @Kookie Therapy Below is a video explaining the method. East coasters have not been exposed to real estate auctions much, so like anything new, there is hesitation and fear. In our opinion, this is better than the blind bidding that has been going on for several years now with conventional sales, with "escalation clauses" and other such things.       Auction sales used to be good but online auctions are a scam might as well tell people the reserve price even if it says no reserve it will be bid up to what they want

      @@kenword3751 This is an opportunity for more people who may have an interest in such a property to buy it. There is only 1 property to be sold, so only 1 person may be successful in the auction. I fail to see where the scam is. Market price by definition is where a willing buyer and a willing seller meet. So what if it is a listed property or an auction?

    You know making it up octagonal makes it like 50% harder 50% more saddle cuts then if it was Square although I guess each piece would weigh slightly less because of it being shorter

      Actually the market is still very strong. There are only about 2000 residential properties for sale in Maine at the moment. Normally there would be 20,000.

      @@richardtheriault7624 Hi Rick, these auctions may be selling properties quicker and easier than traditional sales, but I don't think it's doing much good for the image/brand of United Country Lifestyle Properties of Maine, in my humble opinion. It has really put me off.

      @John Flynn Auctions are not selling good properties any faster than a conventional sale. The process is different no doubt, but the active buyers have found it a more transparent process and allows time to view a property better than many conventional sales. What is it about an auction you do not like?

    That's a chuckle, I saw the land line phone which is a analog phone. I'm surprised that dialing it is still supported. I have one in my current home but all the lines are digital. I can talk on it, but cannot dial out on it. Its more of a conversation piece for my children's friends whom have never seen the old land line phone dial.

      @@lovinwildlife2150 I have not had an opportunity to look underneath yet. Waiting for the snow to melt, but yes the skirting keeps snow and wind from blowing under the structure. I will be going up to look underneath, maybe the end of next week to get a picture or two.

      I put a level on the floor while there. It was spot on. You could see the framing levels in the video hanging on the wall. When the snow melts, come on up. I will let you crawl under there and check it out.

      Sure. You just need to drain the water pump and interior cabin water lines before you shut off the power. People "winterize" properties up here all the time.

      A bid at auction is just like signing a P&S. If you don't want the property you should not be bidding at auction nor writing a contract on a conventional sale. Backing out of an agreement can and should have consequences.

      The neighbors use Pioneer Broadband which has very good reviews from other property owners that have the same service. Very fast, reasonably priced, and reliable company.

    I was thinking exactly the same thing, probably ten years since they cut anything!
    I wish it was not such short notice, only one month to decide if I really want this or not.. I am looking to move into Aroostook county. I'm currently in Oxford and have good credit!
    The year 1987 really peaked my interest because that is the same year as my one and only classic car.
    I will keep in touch if I really decide on this and go online.. Hopefully people have common sense and don't bid much higher than what a home like this would go for on the regular market.

      Just giving more people an opportunity to buy it. Can't please everyone. If I listed it, and it sold in a week or two, I would get 20 phone calls asking to be called if something happened to the deal. The auction levels the playing field for buyers.

      I was there. No recent commercial harvesting has been done. Google maps is not live satellite feed.
