  • Buying property in Spain can be risky, I highly recommend visiting and understanding the communities. Myself living in La Mata for the last year. I can see the stark contrast between where we live and less than 5 minutes up the road. In this video I discuss the differences relating to infrastructure.

    If you want to live in Spain my advice is keep clear of the Torrevieja/ La Mata / La Marina Area. All totally geared to the 'Brit Abroad' unless you want to live in 'Sharon and Tracy land' that is. Its just like living in 'sarfend on sea'....However just 40 kms inland you will find Spanish villages, with bars, shops, supermarkets, banks... and yes hardly any Brits, but you have to learn Spanish....right

      +Tony Sinclair you do going in land but also we don't really see that many Brits in La Mata. Majority of holiday makers seem to come from Madrid, Bilbao and Barcelona.

    GET A SURVEY before buying a property. Especially on older properties. Estate agents totally discourage building surveys fearing they will loose a sale. Get the electrics tested. Better still, insist on a valid "boletin" (electrical installation certificate) which is not mandatory for the sale. Nobody does this. It is the biggest mistake Brits make.

      Agree as the house we are currently living in will need all the electrics, pipework and insulation installing. Sub standard is too common but also the materials are end of life.

      Everyone should get a survey before buying a property, why they don't baffles me. But the reality is, they are more likely to have a safer resale than they are a new build, and also theres a fair old chance its a legal build, and about 100 year old, when they kept the donkeys in the spare room in the Winter. Spain is a backward country that needs at least 200 years for the Spanish people to evolve into modern man.

      Its the newer properties after having a few years experience that are awful. No licenses, sewage problems, movement in the structure. Those old farmhouses have been there for many years. We bought a 7 bed for 60 grand, sold it for 60 grand but didnt spend much doing it up. Worked and had a 3 year holiday and new experience...oh and youl be lucky to get work. We moved for a job offer. Dont do it the other way round it is cactusville

    Thanks for that advice! I'm checking out some apartments in Torrevieja centre near beach in 3 weeks time. However, I plan to rent for 3 months first and also check out Guardamar and Santa Pola. La Mata and La Zenia look nice too but I prefer a bigger and busier place myself. I will get a survey done on the apartment and one on the electrics too thanks to some advice in the comments here.

    Along the same lines, I am interested in Lanzarote and see urbanisations which was just sort of invented a mile or two away from main resorts and have seen them go downhill, full of weeds and cracked tiles in footpaths

      It is definitely a problem with over developing and lack of good infrastructure to keep things busy all year round.

    Hi,To buy a place in or around the Torrevieja area for say 100k how much would that cost in yearly fees to own and what is the Spanish equivalent to the UK’s council tax.Does it work out cheaper to live there?

      Council tax is Suma which is around 200 to 350 per year. There may also be community charges for gardening, cleaning etc. Depending on location and building type. 100k can buy a 2 bedroom upwards depending on location and type.

    What about buying land and building off grid, heading into town once a month to buy produce and supplies and then heading out , is this possible to do ..??

      I can't imagine any reasons why not, but you will have to take care of many things and possibly encounter problems with permits for building, no water, electricity or sewer system. How you will find good lawyer, architect and contractors? if one day you decide to start renting you property for any reason, then location will be very important again.

      Posible but not easy, if the land is classified as "terreno rústico" normally the only way to be allowed to build a house is if you are actually working that land (farm or something), you must own a piece of land of a certain minimum extension, use a certain minimum % of that land for the farming and you can only build a small percentage of the land. Or if you buy a piece of land with a house already in it and legalized, even if it's in ruins. All those urbanizations built in the midle of nowhere during the boom required local governments to reclassify the lands first (lots of corruption with that, specially in that part of the country)

    I have my own Antique/Jewellery shop here in Cumbria in the North West of England and l was wondering is Spain business friendly or is it hostile to outsiders ?

      Its more about the paperwork and language barrier than anything else. Businesses are easy enough to setup if you know the procecsses. Ideally I want to understand these things to put online for "free" as so many expats and Spaniards milk the lack of knowledge on simple processes (if you can find the forms and fill them in) that I would love to damage their business and make it easier for everyone. As their services are often not useful but expensive. As its simply a cashcow for them, so understanding what expenses you are entitled to they won't know but may sit between you and an accountant that does. So main issues are language followed by finding all the right paperwork to stay legal.

    What do you concider high rise - to me a close connection of 4 storey flats are high rise tourist areas - somewhere I would like to visit but not live

      They are technically called low rise, but they are in condensed areas but may "not" be tourists depending on location. High rise changes country to country but personally I use the term above 10 storey. In Spain its common for people to still live above shops for example. However for me its more about the location as where we are for example we don't have a crime problem and have a community yet nearly all blocks are 4 high. Go into Torrevieja itself there are certain areas riddled with drugs, prostitution and other problems and you will see them advertised a bit cheaper than other properties (just not advertising why). When researching worth googling the specific areas to see of any crime that has hit the press. Also look at things like AirBnB see if there is a high density of rentals in a specific area which will also give you a gauge of rentals.

      La Mata is just outside Torrevieja, we like La Mata because its quiet but most people working in the area work in Torrevieja.

We've been in Marbella for about five months now and looking for work very slow right now, we're thinking of Torrevieja Alicante area possibly towards June, we'll probably end up renting as we're just about to make a flat investment in the UK to help us here in Spain.

      Why bother when you can get a gorgeous airb&b for about 350 a month between 2 on an urbanization. I wouldnt advise it and Ive lived in North and Southern Spain. If you rent you can spend your time taking a few months here and there. Dont listen to the cr&p the estate agents tell you about how much you will be able to rent your place out for. My friends were desperate for renters

      Torrevieja is cheaper than La Mata but around 30,000 upwards in San Luis I have seen as low as 19,000 (but its a bit further away from the beaches etc.)

      A lot of people find it a bit enclosed due to the design of the streets on the main town area.

      @@justaswede3135 it's not about the size of the city as Barcelona and Madrid have wider layouts. It's the narrow roads with low rise buildings on both sides that make it enclosed.

      But there seems to be very nice areas around ,Torrevieja?!
      But as you said, you do not want to live in an empty area, where there are only foreign owners, that only visits a couple of weeks every year!
      You need parking too, and that can not be easy in the city!
      And you need to be near shops and super markets etc. At least with in walking distance!
      On what side, of the Torrevieja city, do you recommend? North, South of the city?

    There is two Spain! My advice is to look in to the north ! Basque, Asturias, Galicia, the more beautiful , develop and more authentic!

      South of France has gorgeous rentals cheaper on air b&b. I would recommend Toulon all day long. If you have a spare half a million you could buy there lol

    Unfortunately, based on what I’ve seen of problems expats have had when buying property in Spain, along with my plan to live in Spain part of the year, I’d be hesitant to purchase real estate in Spain. Likewise, buying real estate in the Philippines also has major drawbacks and discriminatory laws against foreigners buying land which I hope will be resolved someday. Literally millions of Filipinos in the U.S. own both land and homes here. Why can’t Americans do likewise in the Philippines? It seems very unfair.

      It is unfair and in all honesty nearly all Asian countries seem to be of the same mindset. Its protectionism at the same time having a cake and eat it. Spanish property can be a bit of a minefield and there may be another economic collapse on the horizon. Along with the fact if you do an estimation of rental costs V deposit and property cost you may find like Denise could rent 25 years with the same money. But could do like I do which is invest it instead of throwing 10% - 30% into a deposit plus 10% tax plus 5% fees you could end up better off not buying.

      You are not allowed to own a business in the Phillipines unless you are a local, does the same go for property? Every documentary I have seen has shown dirty old men going there to buy women for the night for a few hundred baht, think the ladyboys were cheaper.

    What you are saying about housing developments - houses with freeway access but no community infrastructure - pubs, restaurants, food markets, small shops - that is the nightmare dystopian America which was built after WWII. The cities were abandoned, people were induced to move to those suburbs where they are utterly dependent on a car for every need, from buying a loaf of bread to taking the kids to school.
    I lived most of my adult life in New York City, where everything is accessible within a few blocks of your apartment - and public transportation is the rule. NY has major drawbacks, living cost being the first, but at least one isn't isolated.
    I am now considering moving to the Coimbra district in Portugal. Hoping to find a SMALL but functional house with garden, so I have outdoor space, but not too far from towns and a small city with diverse cultural amenities.

      I am the same not a fan of these towns with no infrastructure, jobs and shops. They have become reliant on cars like you say but also they often lack community especially if there are large clusters of holiday rentals empty most of the year.

      Depends what you want to do and if you have children. As the rural areas are nice but work can be scarce and getting a good school could be a problem.

      I would look at AirBnB to get rental rates then cross reference them with cost of purchase. Alahambra seems busy all year round which may be a better bet than where I am. As they keep building more houses on the coast.

    Can youmshare your thoughts about murcia? They have many urbanization there but some are ghost towns,i am looking for a olace nit fir rental but just a holiday home for personal,use,,,,somewhere quite,nice video,,,👍🏻

      Murcia we have spent a bit of time in, but not too much. Will visit again soon and do more in the location. Have heard its a nice place to live.

      Lived in La Manga, nice resort, but in my 40's was too young to be a resident there I think. La Manga strip is a ghost town outside of hi and mid season, but pretty cheap to live there. Murcia seems much poorer than Alicante and other provinces. Other than that I saw a lot of ghost towns as well, Polaris etc.. I don't think Corvera airport will actually open as well.

      we nearly made a big mistake buying in camposol, murcia we went on an inspection trip,this year, if your not a brit your fucked camposol is 95% brits and they are horrible backstabbing people i got the proof, it looks nice 15 minutes away from puerto de mazzaron which is much nicer, but camposol is hell,

    Villamartin has everything and has life all year round, La Zenia Boulevard close by, beaches a couple of miles away and maybe 60 bars and restaurants within a ten minute stroll from my property.

      I found Villamartin boring unless you want to sit about, eat and booze all day. Its a retirement haven. But don't have a heart attack with all that fried English cr*p, the nearest hospital is i Huercal Overa, 1 hr and 40 minute drive to you then same back to hospital, if you can pay.

    My advice, dont buy. Just go out and rent. Its a minefield, and you will lose money

      I agree better to rent first and get a feel for the place. Very easy to buy difficult to sell when they still keep building.

      It is the same in Cyprus a mine field and all the odds are stacked against you they live in the European union but have total disregard for anything European Talk about Racist sexist anti british they have it all and very quick to swallow all your money while smiling in your face You also have to watch the British expats as well most are skint and will do anything to extract you from your holiday money short changing is the main occupation so leave Cyprus alone cos you will loose your hard earned cash

      100% agree Bob. In fact, there is so much daylight robbery going on by the Brits, you could put down rent for a week, promise to pay the rest and bugger off without paying it. Unless you fleeced a Spaniard the guardia wouldn't give a hoot

      With a typical 12% expenses/costs premium you need a 12% rise in property price to break even.
      So €200,000 purchase price means €24,000 immediate loss.
      Use some of that to rent for a while. You will be glad you did.
      Either you will change your mind or find a better deal in a place that's right for you.

      I would take a look around different areas and see which is best for the type of business you want to run. May also be worth talking to people running the same type of business as well to see how things are. It does seem to be getting busier here compared to last year mind. Several new restaurants opened.
