Totally. That is why I only offer homes to rent. In my market research, people overwhelmingly check the "strongly like" box when asked if they prefer to stay in a home vs staying in a hotel while traveling.
I am about fed up with an Air BNB right next to my home. I bought this home years ago with the intentions of a nice quite neighborhood. How dare the city allow these business owners to come in and buy these houses and rent them out. Now we constantly have to keep the garage door shut, and doors locked. @@mbarrowclough Depends on city or county zoning laws separating commercial from residential. Most state the type of buildings allowed in residential zones like single-family dwellings, churches, schools, parks and community facilities. Usually referred to as R zones. Most businesses operating in residential zones cannot be a nuisance by excessive noise and activities that adversely impact residents. For instance most residents would not want a machine shop or gun range near a church trying to conduct worship services and if they are then those businesses can be regulated by the times they can conduct business that do not disturb church services. So businesses operating in residential zones can be severely restricted and heavily regulated. It is after all a residential zone not meant for commercial businesses that should be operating in commercial zones. A rental is still a business and not a residence and should be regulated like a business if operating in a residential zone. Conducting business from a home should not have any adverse impacts on residents in the zone as a result of that business or the result could be possible zoning penalties or charges filed by residents or both.

He made a false equivalency. Commercial properties (like a short term rental) is fundamentally different from a residential property and fall under different regs. It is ludicrous to call it discrimination and compare your business to someone having relatives over
@@DELLRS2012 Do you even know what false equivalency is? My properties are single-family homes. No realtor, title company or county recorder is going to agree they are "like" commercial properties. If you spent a little time reading the ordinances you might actually see that there is nothing in these ordinances that would make a home being rented more or less safe than another other home. A key piece in SB280 was that any ordinance created had to be uniformly applied. That means that if a storage box outside the house is not permitted for rental homes then it's not to be permitted for full-time resident homes. Why a simple thing like a storage box? Because your friendly local Indian Rocks Beach govt has banned pool side boxes for rental homes in Indian Rocks Beach. Now tell me more about my false equivalency.
the main difference is grandma will only do that once or twice a year... as a business they would be cramming more into the place year round, which greatly increases the chance of issues and possible danger

Can you make your tenants stop selling drugs and bringing all sorts of bad element to the neighborhood? No you can't and you won't as long as they pay you the money.

These rentals in general have gotten out of hand, not just vacation rentals, I live next door to a rental. I’ve been in my home 15 years and the house next to me is a subsidized home now. There have been 4 tenants in the last 6 years. Each one worse than the last. They don’t go to work so they don’t care that you gotta work, so they are up at all hours of the day and night playing loud music with their subwoofers in their cars, they have a HUGE trash pile with rats coming out on the side of their house, they have a dog that is always barking, the lawn is now just tall weeds, and their backyard is trash and dog poop LOTS of dog poop. Code enforcement and animal control do nothing, absolutely nothing, they respond, they ticket them, but these folks don’t care, they just let the tickets pile up, animal control leaves notices, animal control even left them a brand new $200 bark collar, not once has it been put on the dog and the landlord is making money off the property meanwhile I go to work tired every day and a portion of my paycheck is taken to pay their rent to the landlord. It’s really disappointing. Rentals in general screw up neighborhoods, no pride in ownership, it drives up prices because really, who can out bid an investment company? As a result of the increased prices fewer people can realize the American dream of home ownership.
A residential neighborhood - not hotels. There's a reason people don't like living next to hotels and motels - random transient guests. There's a huge difference with a home owner having friends and family over and a house that is turned into an Inn catering to random transient people. Grandma isn't running a motel - he is.
Short term renters have no personal stake in a neighborhood so they don't care how much noise they make or how much damage they cause to other people's property. They just walk away and leave the problems to someone else. Homeowners have not only a financial stake, they also want to maintain a good relationship with their neighbors so they make sure they don't become a nuisance.
Having short term renters bring the property values down for the homeowners living there. Homeowner insurance premiums go up because of damage, all pay because of a claim. I'm surprised that the insurance industry hasn't pushed for regulations.
When I had a winter home in Key West the transient rentals were out of control and these weekly renters would party all night and ruined my winter months trying to relax and enjoy my home and neighbor hood. There needs to be more control over these daily, weekly and monthly rentals! I noticed the owner has his background blurred. I would be curious to know where he actually lives how often he actually sets foot in the rental property, and how many rental properties he owns. The problem is that owners are not individuals, they’re companies buying multiple properties with very little oversight about what’s really going on at the ground level. Good for these towns for imposing safety and neighborhood rules. People letting anyone come and go unchecked in Airbnb properties, while charging as much if not more as hotels should be faced with the same if not stricter regulations. It's not a false equivalency. If you learned more about the ordinances the City of Indian Rocks Beach and many others, they are equating 2 people to a bedroom as more safe than 3 or more people. I said, if it is truly about safety, then my neighbor shouldn't be permitted to stuff kids (3+) into a room as this would be unsafe. But it's not about safety and it never has been. It's about keeping what is theirs and limiting what is yours.
@@mbarrowclough It is a false equivalency, short term rentals have no investment in the neighborhood and no need to respect it. You're a highly disingenuous person on this subject. I wonder why.
There needs to be laws that are assigned to rental properties. I see similar issues near me. The property owners who rent out homes are only concerned about money and not about the neighborhood.
Isn’t just about the disturbing behavior of some tourist to the neighborhood with loud music, drugs using, slamming car doors etc. (that we understand for many that’s normal vacation behavior, but for the neighborhood it’s unsettling and creates a unsaved atmosphere ) but the worse issue is that they prefer to do those type of rentals instead of yearly bc they make tripple the cash and that business model has certainly shortages in housing for locals.
There is no such thing as housing shortages at the beach. Are full time residents playing loud music, smoking weed in their backyard and leaving unkept yards okay?

This is what you get when you allow continued corporate ownership of a major portion of single homes in your area. The corporate owners don't care, all they want is the money for their share holders.
If the house is not for owner occupancy or long-term rental, then I don't understand why it is not classified and "commercial" use requiring a zoning change? That is what local governments need to be doing...You don't get to open what is essentially an unattended hotel in a single-family residential neighborhood.

Something always smells like rotten fish when a proponent for businesses compares what they are doing to generate profits in an out of zone way with something that we all expect would be reasonable for GRANNY hosting FAMILY to be doing once or twice a year over the holidays. PS I grew up in Largo, leaving a sister there and one in Daytona Beach shores.
You just want to smell something rotten because you think in terms of greed and envy. It's the greed that you refer to which has given me an opportunity to improve my properties from dilapidated states, provide jobs to people throughout this County and vacations for hardworking families who visit. What have you done recently?
My son used to live in a high rise apartment building in Brickell, paying a fortune in rental, half of the building were owned by overseas residents, so they decided to list them on Airb&b. Horrible, people were running on the halls at late hours, leaving garbage every where, the people from the apartment above brought their dog that pooped on the balcony, so they decided just wash it off, all the watery feces were dripping to my son’s balcony and into the pool. He had to move because it was out of control.
As the Federal Government should not overstep its authority by overregulating everything, States should not overstep local municipalities unless there is a clear constitutional authority. This is my belief even when I feel that local authorities take things to an extreme, as long as it is legal to do so. As an aside, where I live the rules imposed against temporary rentals was actually fostered by the hotels who were not getting enough of that weekend football traffic which was instead going to local owners with AirBnB rentals. Hotels in the area have now hiked up their prices even more since it is illegal for short term rentals less than 6 months long. Well done, DeSantis.
Gatekeeping how vacationers enjoy the home they rented is absolutely insane. These are the same people that are hell raisers in cities like New Orleans that they enjoy while renting…. No matter where they go, they will complain about their neighbors. Mind your business and get a life.
Grandma has grandkids over for Christmas! You are kidding! That is totally the same as shoving 15 full grown adults with vehicles to match into a single home with a 2 car driveway 365 days a year
I can easily pick out home owners in my neighborhood who don't maintain their properties, set off fireworks, have parties, do things we may not agree with. There are two sides to every situation. And while there are plenty of good short term rental property owners, same as homeowners, there are plenty that are not good neighbors. Quick question. When someone agrees to rent the property, do they sign a contract? Are they agreeing to specific rules? What happens when said rules are not followed? What if a person renting decides not to leave, which set of rules do you want them to fall under? Apartment and homes have different eviction rules than a hotel.
Florida is in a spotlight a lot lately, either huge increases in home pricing, insurances, taxes, hoa fees and now this, what is going on in the paradise?
When we travel we need to stay in airbnbs. I need a kitchen and we travel with our dogs. But a six bedroom home, I can imagine that gets party groups. I also dont feel cooperations should be allowed to rent them out.
The town I live in does not allow short term rentals. However, they get away with it by telling the renters to say they are a relative of the owner. It's spring break and a bunch of kids have rented the house around the corner. It's late at night and they are blaring rap music. Fed up I called the police. The music stopped and minutes later someone screams F**k you. This is not what I want in my neighborhood.
An AirB&B is like a Hotel, which has an occupancy requirement per room, so why shouldn't an AirB&B have the same requirement? They are basically in the same business.
Single-family homes should not be for rent. There are commercial districts for that. A renter and a homeowner will never see eye to eye with each other, two totally different mindsets and it's a gray area for law enforcement. Plus, before you know it companies will own all the homes and the American dream of owning a home will be impossible. it will be for rent.
No one should be able to rent a single-family home? So you support the hotel lobby and ensuring they have complete control over the inventory so when it comes to you needing a place to stay, you pay their high fees without any alternative options. Do you always demand your insane ideas on everyone?
@Myfriendvinny I think the problem is short term and weekly rentals. When I moved to a new city years ago my husband and two kids rented a house because we wanted the space and wanted to be zoned to a certain school district. I had just started a new job and didn’t want the hassle of buying a home and having to sell it if the job didn’t work out. After the first year I knew I would be with my company long term and bought a house a few miles away from the house I rented. There is a market for people who want to rent a home long term.
There need to be rules and laws, but they are better made on the local level. Some communities have different expectations and desires so a State level law on this is not a good thing. Let each community/city/county decide what is right for their citizens.
Not for Florida. The whole state is an investment for some. Investments need more oversight and max caps. These investors are ruining homes and lives. Locals want to live in our homes and these investors are making it very difficult for most of us.
How about you build a BNB where they stack on top of each other. Maybe have a central desk where they can check in and book reservations? You could even hire folks to come by and clean the place.
Extended family members on holidays over in guest room(s) are definitely NOT the same as unvetted riff-raffs from online rentals. At least realtors do bona fide credit checks and take substantial security deposits. Airbnbs just take credit cards. Sure there are always liability insurance up to a certain amount, but it is just unwise to rent out short terms especially in today’s climate of illegal migrants and various squatters…….
Do you always refer to people you don't know as riff-raffs? You seem to be very advisory but your lack of experience is telling here. You are forgetting that that primary rationale for bedroom limits is "safety" which are kids visiting grandma in need of less safety than a family of 4 who want to stay a weekend in a 1 bedroom apartment?
@@mbarrowclough I am a seasoned property investor in both residential and hospitality with a sizable portfolio. I did not get here by not doing my due diligence. 1:57 I own rental property and I disagree with this rental property owner. It’s different if you own the home and you live in it. Rentals, long and short term, have always had laws to restrict certain things for the safety of the tenant, which in the eyes of the law, is paramount to your profits. Ask any short term rental owner, like a hotel, and see if they have issues with those restrictions. They’ll tell you the fewer people in the room, the fewer problems they have as well as the lower the cost. I think he just doesn’t like to be told what to do.
First you assume a lot about me. Second, you failed to research that the City of Indian Rocks Beach permitted rentals when I bought. Why wouldn't I fight back if the city is now changing the agreement I had with it?
Ignorantly you assume a rental house is stuffed with people. And you don't think for a minute that vacationers would complain about being stuffed into a room and force correct this illusion you have come up with?
STRs pack in way more people than septic tanks can withstand. Why have a septic permit system if they can add way more guests than the conventional 2 people per bedroom design limits that have been used for decades? STRs are damaging groundwater and surface water.
Desantis needs to obliterate property taxes and millage without any increase of any other tax!! Florida sales tax rakes in billions more than enough for evety county!
These neighbors should reconsider what they are saying. My renters do not cause trouble, they are contractors coming in from out of state. They do not tear up the place, trash it, damage it, party or anything else. They pay their rent. Usually do not have kids with them. None of the above applies to local renters. I will not rent to local renters at all anymore, they cause trouble, damages, don't pay rent, and the courts defend the renters and F the landlords. Maybe some ABB owners will rent to people that will do these things, but I doubt that it is on purpose. A weekend stay could cost the homeowner thousands in repairs. These neighbors should just keep an eye on the renters and let the homeowner know if something is happening.
Forget about this, people just can't mind their own business. As long as the renters are respectful and considerate, what's the problem?. Mind your own business unless there is a problem.
They don’t want campers….homeless………in the park or on the streets…..now they don’t want short term housing or rentals…….how about everybody leave the state….how about that RON.
This vacation rental trend has driven up house prices as well as rent amounts. Beside that bit of bad news, why should anyone be allowed to run a business out of their home in a residential neighborhood. Shouldn't that make it okay if I want to run my electrical contracting business out of my home? I know it's not allowed in the Florida city where I live other than what is described as Home Occupations. Home occupations are supposed to follow these (and other non-pertinent) rules - Only persons living on the premises shall be engaged in a home occupation. ...... How many vacation rentals NEVER house the actual owner? The home occupation shall not exceed 1/3 of the enclosed living area of the dwelling unit. .............Isn't the entire house being rented out? No more than one vehicle used for the home occupation can be on the premises at any time. ................Renters always show up with only one vehicle? I think someone needs to investigate the legality of this practice.

Short term rentals are a business and have no place in a residential neighborhood!
Why not ban any at home business? And if not, what businesses are acceptable in a residential neighborhood?
Agreed
@@jul.escobar Cool comment. Now back to the mines.

A key piece in SB280 was that any ordinance created had to be uniformly applied.
American. Dream?? No such thing.

The government has always exercised control over what's done with homes. You've just found an example you don't like.

If your city is having an issue with rentals take it up with the city. Why does the state need involved?
weve used airbnb many many times. its much much better than renting 4 hotel rooms. i love airbnbs.
Grandkids and drunken adults stuffed into a room are two different things.
Ignorantly you assume a rental house is stuffed with people. And you don't think for a minute that vacationers would complain about being stuffed into a room and force correct this illusion you have come up with?
In fairness, grandkids do take up less space. 😂
STRs pack in way more people than septic tanks can withstand. Why have a septic permit system if they can add way more guests than the conventional 2 people per bedroom design limits that have been used for decades? STRs are damaging groundwater and surface water.
If the homeowner is renting the property that is a commercial activity.
Is the neighborhood zoned for commercial operations?
I'll bet not.
!
Your property should mean your rules. Everyone hates big government until they want big government.
So glad that I escaped Floriduh
We are next!!!
The sherriff is busy!!! I have called several times and im just a pet sitter!!!
It’s simple. Just require different zoning regulations for rentals. They’re not residential, they’re commercial properties.
This guy is the perfect example of a Karen. If someone’s committing a crime in your community or disturbing the peace call the cops.😂
Add speakers and lights to your back yard and rent it out.
Towns, cities, counties need to pass locallized regulations concerning short term rentals
It’s should be a local issue and people should threaten to vote out the council or mayor who allow it.
Once that property becomes a rental, doesn't that then make it a business in a residential area?
Follow the money for truth on the veto
Hotel lobby has big power over Desantis.
Home occupations are supposed to follow these (and other non-pertinent) rules -
Only persons living on the premises shall be engaged in a home occupation.
Happening in my neighborhood now. Should not be allowed in residential neighborhoods. Rules are not followed, period.
Does "if you don't like it you can leave" still apply or is that for other people? I thought moving was an easy thing to do if you don't like what is happening where you currently live?
Little ronnie desantis is the sorriest excuse for a governor I've ever seen.
This governor doesn’t care about its constituents. Seriously we need short term rental to be controlled. So many honest people are looking for homes. Instead these homes are short term rentals. We need a new governor!
Wow, that’s horrible.
I bet if you require that all renters be over thirty or under 18, then a lot of issues would go away. That and a $5000 bond.
This story was supposed to be about the law passed then vetoed by the governor.. all I heard was complaining about noise…I’m assuming the governor vetoed the bill because he wants local governments to regulate their districts according to their resident populations wishes.. I think he’s right that the state shouldn’t have blanket authority..
