    Hi Janine. I think you did not cover on who will shoulder the Capital Gains Tax. Are senior citizens exempted from VAT when buying house & lot worth 9M?

    hello po maam jannine sana po gawan nyo ng content rin kung ano po ba ang HOA kapag nkatira npo sa isang exclusive ang buyer lalo napo sa amin na first time buyers mga ofw hindi po namin alam ang mga patarakan s isang community. (home owners ass).. palagi po kaming nanonood s mga videos nyo maam mdami po kaming natutunan.. salamat po ang stay safe maam..

    Janine , salamat sa mga impormasyon, ngayon maliwanag na maliwanag na sa aking isipan ang mga nabanggit mo dahil habang nagsasalita ka sinusundan ko yung mga sinabi mo at totoo lahat yun, meron kasi akong condo na hinuhulugan since 2014 SMDC at nung May ay nag umpisa na akong naghulog sa BDO . Kailangan daw kasing idaan sa financing . Yung lahat ng sinabi mo totoo. Ang tanong bakit hindi sa PAG IBIG? kasi kung sa pag ibig fund mas mababa ang interest di ba?

      Usually Sir, condos cannot apply for Pag IBIG home loan because wala pang individual titles ung bawat unit especially during preselling period.
      We need po kasi to submit the title under your name for collateral sa PagIBIG dba? If hindi pa subdivided ung Mother Title ng condo, wala taung mssubmit sa Pag IBIG.

    Hi Jannine, salamat po ulit sa dagdag kaalaman.
    Magtanong lang po..
    Paano po kung hindi ma-approve yung bank loan, ano na mangyayari dun sa reservation and equity fees? Salamat po.
    Nagwory lang ako kasi 10% lang ng TCP yung binayaran ko per Developer offer, baka kasi malaki yung chance na hindi ma-approve sa Bank.

    Question lang po Ms. Janine kunyari nag momonthly amoritization ka na sa bank for 1 year let's say. Pwede pa bang lumipat ng house loan from bank financing to Pag-Ibig?

    If you pay cash for the house and lot, do you pay upfront the full amount before the house is built? If so, what are the chances the developer goes BK and run with the cash paid in full and the house is not even built or halfway done?

      Hi! Yes po, if cash payment and the project is still on pre-selling stage, we will be needing to pay first while the house is being built ☺️ you will be signing a contract with the developer and in case either of the party did not perform what is on contract, that is already a breach and subject to legal actions ☺️

    Thanks for this info. Very helpful. Ask lang po sana ako, true po ba na hindi mabenefit yung dependent ko like my 2 year old daughter dun sa MRI na nabanggit niyo po. Kasi yun sabi ng bank sa akin, para sa akin lang daw yun. Pls help me understand.

      Hi Mam Shanel :) yes, for the principal borrower lang po ung MRI, not for the dependents.
