Land skyrocketing there. The prices will only keep going up on these new developments. They have big plans for Jomtien. Unfortunately condos not a great investment in Asia. I’d only buy to live there and enjoy till I croak
Nice units but overpriced... not a particularly good investment. However if you are going to be a long term owner-occupier and you must live on the beach you may swallow hard and pay up. No mention of elevators. Every condo sales pitch should always talk about suite to elevator ratios. Elevators and noise are the two biggest stress point for condo dwellers. You can't control who your neighbour ends up being... but you can take a hard look at the number of elevators that are being installed. I learned the hard way a long time ago to ditch the upper floors offering views... I will take the 4th floor here thank you... and only if I can access the fire escapes to walk up and down the stairs. A 10 minute wait for an elevator gets - real old - fast. Having a view is like a nice piece of art... You hang it on your wall and admire it .. .two weeks from now you will barely notice it's there.

Hey Greeny, informative video! The Arom Project does have a nice layout in each of the models and the looks raise the bar a little higher for style and elegance. One thing that nobody ever talks about is the elevators and this is an especially important part of the building and how it impacts residents and their guests. I've experienced issues with elevator traffic in some condominium projects, especially during weekends and the busy season. It might sound picky, but for those living part-time or full-time in these popular buildings, it's a significant concern. More elevators and faster speeds would be a significant help. Do you know how many elevators are in the Arom, and if they are fast or slow? Anyway, you have a great channel; love the videos! Cheers from Alaska!!

These construction projects are of abysmal quality compared to similar projects in more developed countries, and its obvious that dirty money flowing in from abroad is funneled into building condominiums. Probably thousands of empty apartments in Pattaya.

Yup they sit unsold for 10 years even pretty often. Fazwaz website includes the sinking fund info and there are often units in old buildings which have never sold even after many years but they still keep the same high pricing.

This is more expensive than condos in many western cities (with the exception of New York, San Francisco and LA) You would have a very hard time re-selling this product at that price point. Keep in mind you have to furnish and decorate yourself... So add another 2-3 million baht at least. They are commanding a huge premium for beachfront....
please understand Thailand is a great place too live ,but buying a Condo is total madness , ok your retied you have sold your house or rented it out great ,their are questions you must ask yourself 1. how old am i guess i am 60 or maybe 55 if i am lucky how long will i live whats the average 65-68 if i have medical problems ,or 70-75 that would be fantastic so buying a condo does not work spend your money be happy because their no investment in death your retirement be your best time good luck and happy renting

That is the problem with new projects yes there nice but the units are way to small 33sqm for a 1 bedroom no thank u I was very lucky finding a 56 sqm 1 bedroom right on Jomtien beach with awesome views and I am renting I would never buy in Thailand it is way to cheap to rent here.

My condo is no far from these and it's over 50sqm and I paid 1 million baht many years ago. Albeit it's an older complex, it is well taken care of.

Not of Value for money in developments like this, better off with an older apartment and renovating in my opinion. Much much better deals around.
