FYI: Some real estate actually does go to zero. I am talking about there are pieces of land in Big Name States that are for sale for under $1000 and they can't sell it. THe property taxes alone are more than they are asking, therefor they are literally below zero in value. Property values don't have to go to zero to lose money though. If you bought a house in Austin in 2021-2023 you are probably in negative equity right now AND you can't even get out of the property because there are not many buyers. I can show you multiple nice properties that people bought during those years I mentioned that are now listed and can't sell for $100k and some are $350k underwater. Real estate is NOT an easy game like people make it out to be. There are very few who are smart in real estate but there are plenty of anomalies. For instance, if you for no reason other than a whim decided to buy some land in Austin in 2019 you probably doubled your money IF you sold it in the 2021-2023 timeframe. You were only smart in hindsight. I am pretty savvy in real estate but bought land in HSB Texas to develop into condos. I paid $22k for the lots in early 2021. In 2022 someone offered me $185k for the lots without me doing anything, I had never actually even been to the land as I was out in California. I got lucky with that! People are afraid to admit to luck. I know plenty of very wealthy investors and almost all of them got their big break due to luck. I will take luck all day so long as I make bank. Being educated about your specific field of investing helps and being extremely active in that field increases chances but it will ultimately require some form of luck. Don't let anyone ever tell you they don't believe in luck. They are delusional and have no advice worth listening to.
