@daveb3987 You might want to familiarize yourself with exchange rates and how they work. For the last 30 years, Japan has been going through an economic slump. The Japanese Yen is at a 35 year low, I believe, in terms of exchange rate with the USD (as of July 2024). It costs about half the cost of one of these akiya (read: abandoned home) just to renovate it as the purchase price. Combine the 30+ year slump in the Japanese economy with the 30+ year low of the value of the Japanese Yen, plus the current strength of the USD along with the Japanese cultural preference to just tear down one of these homes and build a new home, and you have a confluence of factors that make them a better investment option for someone looking to become a landlord. Oh, and let's remember that Japanese homes to not appreciate in value, so they are not an investment, which is antithetical to the way Americans/Aussies/Brits/Europeans value homes. Thus, the it makes no sense for a Japanese family or individual to "invest" the money needed to renovate an older home, since their homes do not appreciate in value. If you are speaking about foreigners renting, it should go without saying that not every foreigner wants the long-term responsibility of purchasing a home, as well as paying for all the weekly/monthly/annual maintenance home ownership requires. Many foreigners would prefer to rent, and many younger foreigners want to be in Tokyo proper during the brief time most spend living in Japan. Most aren't looking to retire in Japan. This home, for example, is in Saitama, and while it's within an hour of Tokyo, most younger persons will not want to live that far outside the city. That is what more mature individuals want.
My personal opinion. I always thought it will never be a good idea to purchase a single family home in Japan when it becomes to investing. In the beginning people are excited to invest in a property, but once you start living in Japan it will be difficult to come back due to financial reasons. I think you have to plan long term 10, 20, 30 years down the road on what your plans are. Sure its affordable, but I think its not the same as here in the states. Living in Japan permanently and purchasing a home may be a different experience.

We were just in Seattle the other week for a vacation. I thought my salary in Japan was fine. I work in a finance related I.T. job. We ate at a lot of restaurants. What can I say? While i really like seeing akiya’s being bought, there are some expenses that are not talked about so the numbers are not very complete. Amount of rent expected is mentioned, but not other fees associated with a rental. Property management, maintenance, property taxes in Japan. Taxes on profit in Japan. Do you have to report profit if transferred to US bank? These items need to be discussed as the monthly rental income is not pure profit. These expenses need to be mentioned. Thanks
For 55K he got a bad deal. I will get 5K houses instead and put 5K in renovations and do the work myself. I can do 10 houses for that price. I decided already, I will go to Japan and do exactly this

I think they meant downtown Tokyo if there is such a thing. They have a thing called Niju-San Ku Nai (Inside 23-wards). Shiki is on the edge of one of these wards. From where this guy's house is it's only about 25-30 minutes by Express Train on the the Tobu-Tojo line. Also, almost every place in the Metropolitan Tokyo is "City". You need to get more than and hour or two out from Tokyo to be called the countryside.

If you go to Shu's website there is a pdf "How To" to download that gives you full details but as Shu states in his guide, these houses generally depreciate.
These Japanese Akiya's will be yours forever because you won't be able to resale it. There is a reason why the houses are cheap because there are plenty of them.

Once demolished it can't be rebuilt. There are a lot of alleys and streets that no longer meet building standards and many properties there are marked as non-rebuildable. Heritage buildings are also denoted as such to protect them from demolition and to protect the area from gentrification.
It's a traditional part of Japan and most Japanese would never dream about living in a house without one. In the newer homes where you work with the builder you can forego the tatami. It's actually a very pleasant room and it's minimalistic nature is pleasing to most. In Japan, a lot of people don't even use a formal bed and will lay their "mattress" on the tatami floor for sleeping.

Our west coast property taxes are very high from San Diego to Seattle.

It depends. Councils manage their Akiya differently. Rural councils often want permanent residency because they are seeking to rebuild communities.
