The education I am getting from watching your shows is world changing. The school system, your parents and your immediate environment offers an education to keep you within the guide lines of being normal. Maybe because that's all they know or possibly they aren't willing to except that the old ways of managing and growing money just aren't relevant anymore. The main advice I have been given up until being introduced to your education is work hard and save as much as possible. Well the fact is I work harder than most anybody and I have saved and sacrificed my whole life, just to end up still broke. I say all of this to convey my frustration with all of the education and advice I have received up till now, and to also say Thank You Grant Cardone (Uncle G) for opening up mine and hopefully millions of eyes to the understanding that the system is not interested in you becoming successful, but only in keeping you in the game to pay your taxes and your bills so that I minor few can live the life of their dreams and you can watch and admire. In the first 3 minutes, it’s amazing to hear how Grant thinks, even with the vast amount of wealth he’s built up, he still wouldn’t buy a 30M house on the beach just to treat himself after so much work. Amazing and truly inspirational!🙏🙏🙏
I’m 29 years old I have 4 kids I make okay money.. Since I was a kid though I’ve wanted to build something massive.. Everyone i grew up around was terrified of money and of debt and beat into my head save save save.. I’ve been watching and listening your videos lately and I’m getting ready to start building a portfolio.. I just bought a duplex and turn it into a rental property. It’s in a perfect family/college neighborhood each duplex has 5 bedrooms I threw in some appliances on both sides and updated the HVAC (I did all the labor).. Your videos gave me the extra push I needed.. I’m done playing it safe and staying broke I’m gonna build something starting now for my kids.
Grant, thanks for the value you provide. How do you determine how much to factor in for repairs and upgrades for each deal? This would be good topic to cover on the show, maybe while even doing a walk through of a property. Thanks Grant!
My parents have financial literacy and do very well but come from a different time. They did college and ended up eventually opening their own business. I went through college but dont use my degree and I sell real estate. however i wouldnt give back my college years for anything, although I was broke during that time I had the most memorable and fun experiences of my life which money cannot buy :)

Hello Grant! How do you figure out/factor in current tenants? Like how would you go about flipping and reselling a deal when you want to work on the units that are already occupied?
One of the things Grant talks about is learning, which means reading. Google is a great place to learn. There you can research Grant Cardone, or you could just read the video summary above. I hope that helps. To lead is to learn. ~ Doc
Stocks have a low fee + low maintenance (Sit back an relax) Real high upfront fee + big monthly expenses + high maintenance fee. Both depends on how knowledgeable you are, both excellent tools if used properly. I prefer stock investing then work on real estate for starters.
Hey Grant, thank you for the lessons. When trying to flip a deal, is it better to look for one with a low cap(6% aprox) and increase it or is it better to look for one that is high already?
Ignore the CAP Rate, you're buying the CASH FLOW. Just because it's a 25% Cap rate doesn't mean it's a good deal. You need to LOVE the deal and there has to be meat on the bone left. Value-add, loss to lease, poor management, etc!
Thanks a lot for all your videos. My dad died when I was 16 and my mom is mentally ill. they taught me nothing. But thanks to all of your videos I have a good chance at making something of myself. Not sure if you even check this lol but with all this knowledge I think I will be fine going into my first property purchase. I have a 3 unit that I profit $1,900 a month on. My mortgage is $20k a year and after water and taxes etc., I make $20k in my pocket every year. I get 100% of my money annually. Grant is correct about upgrading and I want to get a 16 unit, but dont shy away from these 3 and 4 units. You can make some serious money on them
Hey grant! This really helped me a lot . I watched it from start to beggining. I get inspired and more motivated when you post these videos . I would of never known anything about “passive income “ if it wasn’t for you. I’m 17 with high goals and I wanna be rich one day .
Hey Grant, I what to thank you for your inspiration. Every time I am in a bad place mentally you help me get back at it and that to me is priceless. A question I have for you is this. Does a management company take most if not all the work out off managing your properties? Or do they just ast as a middleman to your tenants? God Bless you Mark
Hi Grant, so I'm watching these episodes and I live in the UK, London. Buying units as opposed to single family homes makes sense. But how do you find that kind of real estate in the UK, it's certainly not available in London for £260,000. Appreciate your input.
Heron Pointe is owned by Heron Pointe Residential Partners LLC which IS Grant Cardone. 72 units. Bought Jan 2016 for $26,688,000 according to Palm Beach County Property Appraiser's Office. Taxes are $136,061 per year. Grant did check out!
Abdul Bey T.V. My man, that's what I am working on, even my minimum for syndication is 8 units. Anywhere from 12 to 32 for 1st and 2nd time syndications is basically good, assuming homework is done.
@@j.a.rosario6353 Where did the 2850 come from? If ti's a 4 unit and you stay in one unit. You can rent the other 3 units for 1200 a month. 43,200 a year. 3600 a month. Am I wrong?
@@ptjuare81 Grant's associate accidentally provided the monthly revenue($2850) before mentioning the annual revenue (34,200) and we were later informed that Grant suggested paying rent to the home even though you would be living there. The property still produces 4 units worth of revenue even though some of that revenue is coming out of your pocket.

Hi Grant! My name is Maggie, I'm only 19 and I'm currently in school for nursing. I have 5 grand put away (outside of my savings account) and I was wondering if its possible for me to get started with just that amount. I know you reccomend not buying anything under 16 units, but a 1 million dollar(+) deal seems completely out of reach. Should I get started with a home? Single/multi family?
Grant, Thanks for the awesome show! I'm a Marine and new to real estate and I'm eating everything I can up building my knowledge base to kick this "pig" off when I get back home. Just completed my first Private Lender deal from over here in the Middle East making 120% APR and now I'm just fiending for my next deal. Just finished your Millionaire booklet and keep it in my cargo pocket over here, haha. Wish I could be back home to make it for your show, unfortunately I won't be back home to SD till the fall. Hopefully I can catch the next one if you do it again!! Thanks again Grant! Best wishes! -Greg
I'm newly married - I recently told my father in-law I wanted to buy miltifamiy homes - He said it was a bad business investing idea - Just do my 401k and also that renting a home was better because you didn't have to do anything. .. I think what would be a good challange for cardone to do is ..... Get a complex that'll bring him 100,000.00 a year, starting with no money, without asking a family member or a person that he had once knew. It'll be good for views, and it'll show that it is possible.

I was broke when I got your book 10x rule as a birthday gift at the age of 26. That's when my life changed. I owe you a lot Grant. I said to the person that gave me the gift one day I'm going to thank Grant in person. You dont know the impact you've had in my life. it's Saturday afternoon and here I am looking at a 152 units I want to buy. Thanks G!
Mr. Grant Cardone, you have made me a better person in many aspects. Thanks for your time brotha! Best content on the internet by far folks!!! Learn somethin

Tiko Blane Im personally rebuilding my credit and working to get the 5% deposit saved by fall for a duplex i live in. If the property analyzes to show the value and you have the cash down + reliable income you should be golden...you might need a cosigner. If you dont have a penny and still wanna get into the game you have to learn about "syndication". Im still learning to analyze deals...im a total noob
Swimming in the Dark thanks for the reply. I'm new myself. Stacking paper hoping to strike on a deal when the time is right. What info are you using to learn how to analyze? Something of Grants? If so what?

Hey Grant, thanks for the great show. I recently started following you on youtube and I am loving it. I can see your confidence and I am sure it came from your experience and knowledge on RE. I have a question, let's say I have 200k and I buy my first deal with a nice cap rate which gives me a nice cash flow. How do I acquire my next property? Do I wait to save another 200k ? Do I refinance? What was your strategy when you started? How did you become the owner of 40k units? Thank you. Best of luck.
Hi Grant, we bought a house 2 years in Sunrise, FL we have about $65,000 in equity, which is more then double our down payment, should we sell and invest in a duplex or triplex, live in it for a year, then repeat the process until we are financially independent?
yeah i got into rich dad real estate program that was like 4K its good but they just keep telling you to start small and only do houses.... learning probably more applicable stuff from grant
The best things in life are free, or close to free, but don't let it get you down brother we all make crazy mistakes and guess what.. thats the only way to learn and get better... you gotta fail many many times and expect to fail, keep fucking up and keep learning. Hey Grant! So I've been following you for a couple weeks now and I absolutely love the mentorship. I'm 23, active duty Navy and hungry for financial freedom. I'm stationed in San Diego and want to get into real estate. What is the easiest way to build a foundational knowledge? Hey Grant i'm 17 years old broke as shit. Trying to get the know how now so when i finally get the money i know what to do with it. Anyways my question is can you tell me or link me to information regarding how to invest in other states. I live in California where real estate deals are kinda crap as far as i see, how do I go about looking at deals that are good in other states? thanks alot - Zack

I'll comment again shortly, but I'm 33, going to have a chance to apply the 10-31 exchange. Bout 100,000.00 from a deal. Looking to add 8-16 units. I'm sitting on roughly 30 now.
Compounding ...? No. My parents didn’t have that knowledge to teach me. I don’t even know if they know that these things are possible. Thanks Grant! Great questions for me to answer! Let’s get started
Uncle G you are the Samurai of real estate, just killing it in this video. Would give anything to watch Grant crush the team of negotiators across the table on a real estate deal. Another fantastic video...
Thank you for the great video Grant! I am currently reading The Closer's Survival Guide and I'm loving it and it has helped me with my own personal business (Non real estate). I wanted to ask if you recommend starting a LLC before you start buying properties or move the property into a LLC after you buy. Also, would you recommend incorporating in the state you want to purchase properties in or a state like DE with it's tax benefits. Thank you for all you do and keep up the great work!
I love you guys for what you are doing. Thanks a lot. I'm in South Africa Interested in Real Estate but I'm still learning on how to do it. Thanks a lot for the information
Grant, first of all Thank you for all of the information you are providing to all of us. I live in Los Angeles and want to be in your Real Estate show. In six months I will have $600,000 to invest that I will turn into enough money to invest in a $19,000,000 multiunit complex in five years, in June 2022 to be exact. And all through commercial Real Estate. To some this is a fantasy. To me it already exist, I just have to claim it.
Dear Grant, I love your 50% rule, where you divide the NOI by 50% to get total expense. Does this also include property management fees? If not, how many more % would you take off NOI to account for Property Management fees. Love the show, thanks.
Hey I’m a 16 year old trying to become a real estate investor like you uncle G, And i have a goal to buy my first multi family property before my 20’s, but i just dont know where to start or wether i should buy a course or i should continue building my knowledge on real estate until i have enough capital, as of right now i am working a job at Starbucks trying to accumulate enough earned income so i can invest it one day to generate passive income.
Hey grant, being in sales I liked how you said you would ask the broker the questions twice! It may seem Nagy and annoying to some people but I feel as if it brings some transparency/trust in with the relationship of the broker/deal. Especially if he says the same answer twice!
does the 6 take into account property tax, HOA fees, upkeep/maintenance? if not that adds almost 2% onto any deal(solely estimating here! I know there would be many factors i.e. complex and area) but is that right?
It's funny because that 8101 N 33rd drive is a REAL multiplex right across from a multiplex I used to maintain landscape wise until they switched owners.. I live near the 8000 block of N 12th St. Listen to this MAN ppl he knows what he's talking about

One of the things Grant talks about is learning, which means reading. Google is a great place to learn. There you can research Grant Cardone, or you could just read the video summary above. I hope that helps. To lead is to learn.
~ Doc
Wesley Gray hey where can i contact you? Let me follow you man. $$$$
Stocks have a low fee + low maintenance (Sit back an relax)
Real high upfront fee + big monthly expenses + high maintenance fee.
I am in the navy and using a va loan I can get started easily into the business. Your the man
Earned, happy, evil, greedy. What do I win? Hell no my parents didn't teach me about compounding. I'm learning everything and making up for everything I was not taught.
Blackdash 3726 thanks
Grants "gut" & "feel" in this video ......that comes forth from him SO NATURALLY (born of YEARS OF EXPERIENCE).....is EASILY worth A MILLION BUCKS....to someone with the RIGHT MIND & that knows what the heck they are doing. Thank You Mr. GC 👍👍
This is some heavy Information Mr. G Thank You Thank you! There is know reason someone should be broke listening to you!

Hey Grant, I what to thank you for your inspiration. Every time I am in a bad place mentally you help me get back at it and that to me is priceless. A question I have for you is this.
Does a management company take most if not all the work out off managing your properties? Or do they just ast as a middleman to your tenants?
God Bless you
Mark
Hi Grant, so I'm watching these episodes and I live in the UK, London. Buying units as opposed to single family homes makes sense. But how do you find that kind of real estate in the UK, it's certainly not available in London for £260,000. Appreciate your input.
Heron Pointe is owned by Heron Pointe Residential Partners LLC which IS Grant Cardone. 72 units. Bought Jan 2016 for $26,688,000 according to Palm Beach County Property Appraiser's Office. Taxes are $136,061 per year. Grant did check out!
how about i skip past a 4 unit baby deal and buy a 36 unit with opm in a syndication? just saying.
Abdul Bey T.V. My man, that's what I am working on, even my minimum for syndication is 8 units. Anywhere from 12 to 32 for 1st and 2nd time syndications is basically good, assuming homework is done.
Let me be part of your show, Grant. Help me tear up this real estate game. You are one of the very few who makes sense.
Where did you get the $34,200 of income a year?
Wondering the same
No mames
2850/mo X 12months = 34,200
@@j.a.rosario6353 Where did the 2850 come from?
If ti's a 4 unit and you stay in one unit. You can rent the other 3 units for 1200 a month. 43,200 a year. 3600 a month. Am I wrong?
@@ptjuare81 Grant's associate accidentally provided the monthly revenue($2850) before mentioning the annual revenue (34,200) and we were later informed that Grant suggested paying rent to the home even though you would be living there. The property still produces 4 units worth of revenue even though some of that revenue is coming out of your pocket.
This video is 5 years old and I still learned so much information. Thank you uncle G 🙏🏽
I'm 12 and I am understanding you.
Taking action too.😁😁😁

Fund and grow is amazing with getting you funding they charge 4k and get you business credit
Grant,
Thanks for the awesome show!
-Greg
I'm newly married - I recently told my father in-law I wanted to buy miltifamiy homes - He said it was a bad business investing idea - Just do my 401k and also that renting a home was better because you didn't have to do anything. .. Love him, but this guy has never even owned a single family home... HHHHHHHHHH.
LMAO as a real estate investor thats some ish

I think what would be a good challange for cardone to do is ..... Get a complex that'll bring him 100,000.00 a year, starting with no money, without asking a family member or a person that he had once knew. It'll be good for views, and it'll show that it is possible.
Grant I want you to be a partner in my deal. I'm 28 years old in Atlanta Georgia, I have a lot of construction knowledge.

Grant! Happy New Year all the best! Just wanted to say thank you for all you do, i am obsessed, passionate and very excited to find my first deal!!
Great episode!! I'm going to wholesale my first apartment building this summer!!! #makeithappen
How did it go any updates?
Grant, how there's not 100mil + views on these videos is the exact reason why most people don't have their money right. I would love to be part of your show, share my story and do what it takes.

What if your credit sucks & you can't get a loan?
money talks.
If so what?
I signed up for a couple of the cheaper programs from Michael Blank (he's on youtube). the channel Bigger Pockets is a mountain of free stuff too. I'm totally intimidated and overwhelmed right now. Find me on instagram if you feel like chatting about what you're working on (@the_trickster_gods)

I would!
alexandra frederique remortgage the additional equity or sell and buy a bigger and move into one of the units. As advised by gc
For me it’s the inventory...... I’ve found plenty abandoned complexes. 1 i really LOVE and want the deal.. because of the rent disparity..
Thanks Grant. My real estate mentor and sales trainer. Love your work.

The best things in life are free, or close to free, but don't let it get you down brother we all make crazy mistakes and guess what.. thats the only way to learn and get better... you gotta fail many many times and expect to fail, keep fucking up and keep learning. A failure is an event, not a person

Hey Grant! So I've been following you for a couple weeks now and I absolutely love the mentorship. I'm 23, active duty Navy and hungry for financial freedom. I'm stationed in San Diego and want to get into real estate. What is the easiest way to build a foundational knowledge? I watch your videos and I don't have a foundation of knowledge of what your talking about. Love the lessons though!
Hey Grant i'm 17 years old broke as shit. Trying to get the know how now so when i finally get the money i know what to do with it. Anyways my question is can you tell me or link me to information regarding how to invest in other states. I live in California where real estate deals are kinda crap as far as i see, how do I go about looking at deals that are good in other states? thanks alot - Zack
zack j grant says to stack your money first at that age
zack j , you are NOT broke, you have the knowledge, super valuable, keep on and you will be rich one day!
California is not the best as far as taxes but I wouldn't let that limit you. California always has demand.
GRANT!!! i have watched this video so many times along with your other videos about how to get started in real estate!! I'm so pumped to get in this game and you motivate me every day to know everything I can so I can master this game!! lets goooo

Time is coming soon, how are you doing on your goal?
Great information. I'm looking for people with positive mindset in real estate. Grant please give me guidance.

Dear Grant, I love your 50% rule, where you divide the NOI by 50% to get total expense. Does this also include property management fees? If not, how many more % would you take off NOI to account for Property Management fees. Love the show, thanks.

Hey grant, being in sales I liked how you said you would ask the broker the questions twice! It may seem Nagy and annoying to some people but I feel as if it brings some transparency/trust in with the relationship of the broker/deal. Especially if he says the same answer twice!

Grant, thank you for the great show. What is the formula for coming up with the amount of debt that needs to be paid every year?
Grant Cardone Thank you!
does the 6 take into account property tax, HOA fees, upkeep/maintenance? if not that adds almost 2% onto any deal(solely estimating here! I know there would be many factors i.e. complex and area) but is that right?
