      Hey Travis, I was in the building business as a superintendent for several years, and I quit because I’m a perfectionist and TRACK HOMES didn’t appreciate my demands for perfection. It was fine when I was building multi million dollar homes in Mendham Township in NJ, but not track homes, and so I heard lots of disappointments.
      When buying a new track home, it’s always best to buy one that someone else already put the upgrades for you. If you’re buying a house as a rental, then buy a base price home. If you’re buying and getting the builder to do the upgrades, and you don’t know what to look for, it might be worth paying a guy that knows about quality control to check the work. Just as an example: I did that for friends, and I checked the floors very carefully. I checked for lippage and poorly installed due to lack of thinset. and grout, ESPECIALLY ON NATURAL STONE, like my favorite, travertine.
      When you go for the inspection, take a golf ball with you and drop it in the center of random tiles from waist high, you’ll hear that many of them have an hollow sound, which means, eventually they will crack because of not properly installed, and when you want to replace them, they might have been discontinued, and that ssssucks. I demanded that fixed but I quickly realized track homes are nothing but cookie cutter and move on.
      However, buying a house that others did the upgrades, it could have been done by a novice, but check the work. The house may already be wired for fans, have a perfectly done rain grading and gutters, landscape watering system, etc.
      There’s too much to list. And don’t forget the sun exposure. If you enjoy using your backyard and you’re in a brutal hot state, DO NOT BUY WEST BACK YARD. I once paid $48K lot premium for the bedroom balcony views, and sold the damn house right after the summer because the bedroom took forever to cool off white the kids were freezing in their room. Arizona west backyards is an oven in hell.

    If any of these homes are over $450,000 it’s a ripoff. Don’t settle for $20,000 discount on a house overpriced by $200,000

    I remember the last crash. I was living in Vegas. Drove through some neighborhoods just like this. Half completed, half still unfinished. Many builders went belly up. Poor new homeowners had to live in an essential “war zone”. They were surrounded by empty shells that were constantly getting hit by thieves. It’s good to see you out there showing many that think all is well. Great job!

      Same here, it was kind of scary when that crash went down in Vegas. I was working at a law firm and I felt blessed but tons of empty sub developments, tour buses of investors going around all the empty homes. Same with strip malls, alot of empty store fronts.

    Just remember when you buy one of those homes, Lennar is going to fire sale AFTER you buy and will put you in the same position of underwater, negative equity. LOVE all of your videos, my favorites are the articles and the data, so appreciate seeing the building site, beach and the updates too, you rock!

    Watching from Australia. The houses they build here are all on top of each other with 4 bedrooms and 1 living room. It's so much nicer to see the homes there with good setbacks from the street, high pitched roofing angles and nice exterior cladding. You just need some trees and hills to complete the package!

      These houses actually have small lots. These houses are what we call “cookie cutter” homes. The same house plan will be built every other 8 houses down the street.
      The real nice houses are outside of the city. Massive homes with acreage land. Lots of privacy and tranquility.

    I am a single, disabled vet and want to buy a small house somewhere near San Antonio/Austin area. I know Lannar has a lot of construction there. I was looking to buy now but I just can't buy a house that will be worth 30% less in six months to a year. Thanks for the video

    Awesome video I like how you broke it into sections giving us percentages and actual information on the ground. I know there's a lennar home building area close to the Woodlands Conroe but I'll definitely wait for the fire sales. I think everybody should be aware of the fire sales because we also have that property tax bill to consider in Texas here thanks again Travis!

    I like seeing a YT get out into the field and actually looking at inventory. I did this last weekend in Florida. My county is down to 200-300 sales per month, yet I saw over 1,000 homes in multiple developments that are 1/2 or 3/4 completed and almost every house is vacant.

    Like the drone shots of you on camera! Lennar near us is a small development with large houses on small lots. (They put the foundation buttresses in the basement instead of outside the foundation because the lots are so small.) They have hardly budged on prices and only have a handful of houses for sale now. Another builder across the road with a larger development has around 16 houses for sale. Though not seeing much price drops there either.

    We have a developer putting in 26 homes right behind our house in a vacant lot and they only put 4 houses up. The developer had to pay to put in hydrants, sewer drainage, pave the roads and sidewalks. They are doing the same with incentives to sale what they have. Sounds like a lot of developers getting caught with their pants down like 2007!:)

    Being on location helps your videos be tangible but at the same time your office videos are data centric and this helps as well. Maybe a mix is the answer led by your feelings in the moment. Thank you for your help because the black pills are abundant now. I think I think I'm heading to Carson City Nevada right now to begin familiarizing myself with neighborhoods and the layout. I hadn't thought that I could afford a new home but now anything is possible. I'm in no hurry and a short-term rental is fine if I could get my hand on a brand new house that would be something.

    This is a great video. I just came from Lennar in Cameron Woods and Glen in NC and SC. These houses being built currently are thrown together as quick as possible with the cheapest materials! I was very disappointed in quality of the construction. One women I talked to in the Cameron Woods development said, "Do not buy a Lennar home!" worst experience ever. Delay after delay and a three year old HVAC put in the house in hopes of closing on the property. One bad experience after the other. Very sad to hear!

    It is definitely wild seeing what is happening in TX. I'm not seeing nearly as much of this where I'm at in norcal, but existing houses are not selling and new home builds are almost done, so I'm hoping I have a chance to score here soon...

    Love these on-site videos!
    I noticed lots of the dark colored shingle roofs. They are pretty, until you get your electric bill!
    Also, the builder is planting Oak trees between the sidewalk and road. No foresight here! In a few year's the sidewalk's will buckle and so will the road. The tress will have to be cut down. Plus, Oaks are messy!

    You'll like this one. Attempted to purchase a new build home on multiple sites north of Dallas in August 2021 for cash. All those companies, Lennar Homes being one of them would not sell to us as we owned a home in Phoenix market. Even though we told them we would be moving there. They all gave us the finger. Hope they all go down in flames!

    Bro you are so professional! Your pic is amazing clear and the sound is crisp clear. And you have a DRONE!!! Dud you channel is mind blowing. Keep making these outdoor videos. Your channel should be over 300K next year. You are the hardest working youtuber I know. Its impossible to look at your video to know the quality of construction. Also the structural inspection needs to be done before they closeup the inside walls. Once everything is closed up you can only look for cracks or drainage issues. The best thing you can do is ask the neighbors who have lived in their homes for couple of years or so what kind of problems they are having and are they satisfied with the house. One day I am going to fly to Texas and walk a new construction with you. Stay motivated and fresh my friend because next year your channel is going to the top. Man you have come a long ways from when you first started! Everyone loves your passion and honesty!!!

    This video is awesome. I love seeing all those homes. woozers. I too have noticed new homes being built and yet there are sellers holding out on ridiculous prices for 1960s homes. They aren't connecting that new homes have gone down to almost the same price. Any insight on San Antonio?

    180 potential standing inventory when completed is huge! I agree keep waiting...this seems way bigger than 2008 plus everything else that's happening. I worked in Market Research for new housing developments for 15 years. These videos are incredible perils of wisdom...l agree l bet the busy office was for cancelations.     Great boots on the ground video. Audio quality is astonishingly good. I was a construction inspector for 8 years. Almost all the things one would worry about CANNOT be seen from a distance...and there are some things that you will NEVER see until they fail, because they've been covered up by something else.

    I've been looking at new builds in the Magnolia TX area. My luck, they had to stop building due to water permit issues in the city.... Only the homes that already had permit approval can continue building and some builders stopped building new inventory before this happened due to the economy. I see you covering when to buy, to keep waiting, but what if you have a mortgage currently? When should you sell to move up / out? Or would you encourage to rent out your primary residence vs selling? We're trying to figure out the best decision and not over buy or under sell. Its difficult!

    Just watching this, and it brings to mind something that we should think about when shopping for a home. How energy efficient, durable, and what our needs are. Our needs are size related, we usually buy to much house, that in turns means more to maintain. The framing is wood, termites! Is the framing pre- treated? Or should we think about metal framed places? Energy efficient, exterior walls should be thick ( 10" at minimum) and well insulated. And where are the solar panels? These places are built to 1990's standards, but they want today's prices for them. If this is going to be your long term home, please stop and think about what heating, cooling, maintaining, and keeping the lights on are going to cost you.

    I'm loving watching the builders in pain. Especially Lennar. The fact that you are outing them on their tactics, that they don't have to ascribe by the code of ethics that agents do, the lack of quality construction. You're right they will get even more desperate in the future and I'm loving to see it. I'm helping investors scoop up deals right now.. Keep pumping out the truth and content. They should remember how they treated real estate agents just 9 months ago when the market was hot.. Time to pay the piper. ATX Broker

    Theres something going on that i think nobody has mentioned. But ive been noticing. Im currently active making offers. And i think there is realtor manipulation which is buffering the correction of prices. Only advise is to stand firm on offers and stop offering over asking price. Ive been asked by the realtor to offer more to have a better chance to get my offer accepted and i pull back and the property is still listed for sale. I had a talk with another home buyer at an open house and brought up the same thing happening to him. Be very careful who you trust to be your realtor. Realtors make more commission the higher the price and might have been investing in real state in the particular community so it might not work out good for them if comparables start decreasing drastically. If we keep over paying we keep validating high prices

    I’m in Texas, DFW, I like these topics. If the price is right. I’m looking in a year or 2, depending on the price. Everyone is saying 2023 is the best year.
    But if I could save a little more For down payment, 2024 would be nice.
    I wouldn’t mind if it was not 100% finished interior since I can do a bit myself.

    This reminds of the 2008 crash. Where i live there was hundreds of vacant lots and unfinished properties that sat while the housing market corrected. Glad to see that again

    This reminds me of when my family and I moved to Katy from enter city Houston. I was a lot younger and I didn’t know a whole lot about the real estate market, but we moved to a beautiful 3 bed 2 1/2 bath 2 car garage brick home newer construction at the time. The home was built in 2005 had one previous owner but was sitting empty for several years until we moved in 2009 the home was well under 200k in a pretty exclusive neighborhood N of I-10. That same house today is worth around 200k in the same condition. And all the homes in the neighborhood are currently going for around 200k - nearly 500k believe it or not.

    Great stuff Travis! I love a good field trip! We are waiting it out in Greenwood County SC. Some pretty big price cuts but much smaller market here in semi rural SC. Limited options in the one desirable community we are targeting, but staying patient. The right one will hit the market at the right time. Praying for late winter or early spring.

      Don't buy a Lennar, DR Horton, or Meritage. These houses are cheap thrown together construction using the cheapest materials and not quality skilled construction workers! Terrible inside and out! I feel sorry for those that have bought in the communities of SC & NC coastal areas!

      @Vanessa Schaefer thank you for the heads up. We are very picky and are not looking at the big box builders. We are trying to hold out for a resale, to avoid the stress of building. The coast is insane! Way overpriced, overpopulated, and like you said, very cheap cookie cutter construction. It is very sad for those folks looking for their dream home and community on the coast. Myrtle Beach has very high crime, and Charleston has awful traffic now. We are in the Northwestern part of the state away from all that.

    I hope to see these kinds of price cuts here in Riverside/IE CA. New builds are still not dropping 15 or 20% at this point and not seeing many sub 5% buy downs with closing cost deals either. Still holding strong as I have seen a lot of stale new inventory tho. Some communities have slowed down or completely halted building new homes too. Feels like they are all playing chicken to see who's going to crack first.

    I enjoy you insight into the real estate current inventory, pricing, and purchasing during a time when sales are falling and the consequences to the first buyers when prices are falling. When it comes to the construction of the houses and the use of inferior products, I believe you need to leave the interpretation of that to a knowledgeable perspn. Most of Harris County and surrounded areas in the Houston market are in the unincorporated areas. This requires Third Party inspection as you should know. I believe you really need to walk a subdivision under construction with an accredited building inspect with credentials from the ICC with certifications in residential construction. It would also benefit you and your readers to walk a subdivision under construction with a superintendent how is or has overseen a subdivision to understand his perpective. After the holidays I will contact you again. If you are interested in meeting with someone who possesses all of these credentials (and I even worked for Lennar) I would enjoy the opportunity to share my opinion and insight.

      Lighting system failures, termites found during a pesticide spray, very cheap appliances that had to be replaced, builders on the other side of the area blasting music all day, a few others. They have had to contact lennar multiple times.

    Love the video. My fiancé and I are waiting for our home to be finished in February 2023 in Hedwig, TX. Companies name is Hakes brothers from New Mexico. Not sure if you ever heard of them. Hopefully our home is not upside down by the time we close.

    Not sure I would opt for the new build with incentives. Would be more inclined to wait for foreclosures in the same development but may take a year to two. Saw this in the last go around and the bottom really fell out. To buy new, it could be a falling knife.

    Love outfield videos too. More ideas how things look in real life for each area of each state.
    I'm in Arizona and deposited for Lennar home but already canceled. They are more conservative on where to build and how much they build. Ar least in the city I bought.

      @@deemen7132 I was in Surprise but they don't let me know when the house would be done so it screw us up in the loan process. So we end up bought a house in Anthem. After we are done with buying the house, moved in. Lennar contact us saying the house would be done in 1 month and a half. They asked if we would go loan through them, we said no. Then they gave us a new contract which 30k reduce the original purchase price. We then canceled 1 week after.

    Texas avoided the worst of the real estate crisis in 2008 bc prices did not escalate to the sane degree as in Calif AZ Florida etc. but looks like TX is going get clobbered this time😥

    Good job pointing out buyer beware of builders. They don't have TREC ethical guidelines to follow and be fair and ethical. First time I've seen someone call them out. Getting a real estate agent is free and it can save you a ton of money. The builders will never tell you that.

    They always overbuild. I'm gonna get in close to the end of the year around September or October. With the interest rates they are going to discount these houses 30 to 40 percent trust me I seen it in 2011 and 12. Great video Travis

    Lennar in Miami is offering a rate buy down to 4.99 and covering closing cost. They haven’t started cutting the prices yet though

    Yea, to be honest there will be up to as much as 80% correction in some markets (primarily the markets that seen rapid price hikes like Florida, Arizona, Nevada, and California to name a few) but it will take several years to see the bottom (like seen in the Depression and 2008 housing bubble collapse). However, it has already started and will continue until 2025.

    I've been in the home building industry in one way or another for almost 30 years. This is one of the dirtiest job sites I have seen, not a good sign for quality control. Most states would issue huge water quality fines for all the dirt left on the street that end up in the creeks. I would wait until the house prices settle or even start to go up before buying. It could be another year so wait if you can.
    My last brand new home I bought was from the builder I worked for. I was glad I got a home inspection done. There was quite bit of things that were missed since the builder was trying to finish before the end of the fiscal year. With all the building going on I didn't see as many trades working as there should have been. Probably not enough labor and there will be a lot that gets missed since it takes so much work to get a trade out to fix their stuff.

    Hey Travis any opinion on renters who want to buy the home they're renting- do you think owners will be motivated to want to sell? My lease is up in Sept and we are paying attention here and should be in a good position to make the transition. Are landlord-owners going to want to jump on an offer by their current tenants, do you think??

    Here in FL Lennar and other builders are still holding firm, seems FL is lagging behind a lot of states when it comes to the price drops. But I think everyone waiting a few more months to maybe mid/late summer will time to start looking. If you look at 08 house prices didn't actually bottom until 2010 it's a very very slow process in housing. So wait even a year or more. And while there may be 15-20% price cuts right now you have to remember prices are up 50-100% from 2 years ago so offer 15% off isn't anything right now. Wait til it gets to 40%+ off
    And we're not even out of the bubble, we're still in it, the fed will be raising more. Home prices, new and existing have to come down where the payment is reasonable.

      @@realestatemindset I agree, I've been looking myself but just look at the 08 recession prices didn't bottom until 2010 it was very slow process. The fed isn't lower rates in '23 they have said that much. Prices have to come down even more, lumber is down so they can't use that at an excuse anymore. Think 2019-2020 of what a payment was back then for a typical house, they aren't even close to that yet. Just an example a 300k loan in 2020 at say 3.5% rate is a principal and interest payment of $1347, a $400k loan now due to the price increase at 6% is a payment of $2398 so payments are up over $1000 a month from just 2 years ago. Home prices still have a ways to go to become affordable again, 20% off right now is a joke.

      Florida home price has to come down 50% south Florida. I looked the apartments 1000sf delay , west palm and boca price arrange 280 's to 350's and property tax 280,$ hoa 580$ insurent 250$ . There are very unattractive box apartments There is no way people can afford these apt. And the house 1200sf looks like shad flat square block house 350 ish.. HOA Florida is another level folks. I hv no desire to buy in Florida. I came to Florida a year half ago and I'm studying about Florida the everage local people wage in Florida is minimum wages . when I interview for a job the owner wanted to cut 50% salary. It seems like majority works for wealthy elites whom have of tens pf millions dollar mansions Here. The caste system is not in the third world countries its right here Florida.

    Something really strikes me in the 2nd street. Bunch of finished homes and very few starts and mid level. Might be a new phase, but when you see few early stage units, that tells you something.

    Lumber futures price update: Prices have finally hit $$370 per 1kbf, a level not seen since June 2020 and has come in line with my personal time forecasts. I expect further price erosion below $350 to hit in 1st quarter 2023.
    For those like me pursuing a new custom build with an established local contractor on an already owned lot January is looking good to start requesting bid quotes from contractors who will be under considerable pressure to stay afloat.

      Be careful out there. My friend who did that in the last crash got burned by the builder; 30% over budget and 6 months behind. So get an attorney and define everything to the final nail size!

    Hi Great video. you are right 2023 will be 60% off new sales and still not selling who wants to be in an area with empty properties around you. Crime, homeless and drug usurers will move in. Things are just going to collapse in 2023, 2024 with lay offs starting now and will get worse. Those that do buy unless they are wealthy will close off parts of their house to try and save money.

    Civil engineer here.
    Visited a some new builds in my region and noticed that timber roof support columns and footings were not being installed to manufacturer spec.
    This was a new build for sale with visible cracks in the timber as a result of poor workmanship.
    Do not buy these things sight-unseen.
