Aside from your other two suggestions, how do I find a list of the storage facilities in the market I’m interested in to be able to assess those facilities in person and form a relationship with the owners? Is that something I can look up with the city? Obviously, I’m not asking about facilities that already have a web presence that can be searched on Google.
Hey Vanie! Thank YOU for tuning in! My team and I typically find facilities with little to no web presence through brokers or by simply by jumping on Google maps, going to satellite view, and finding the storage facilities in that market that don't show up on a Google search for storage in that same market. Just remember too though, just because facilities show up on a Google search doesn't mean they have a good web presence, management, etc. and could also be good opportunities.
@@SelfStorageIncome That’s awesome. Between the purchase time and the time you refinance, do you use a short term loan and then cash out refinance when time to refinance snd when the short term loan is up? Thx!
You got it, we pull the cash out and move onto to the next one. Generally we'll refi into a non-recourse loan to offload our risk. I love this business!
