    Post frame construction is a Code Conforming structural building system. If any of you are EVER told you are not allowed to construct a post frame home in your jurisdiction, get it in writing and send it to me, as it is a battle I have 100% success at winning for you. Do not be intimidated.

      Agreed. You CAN absolutely use post and beam construction for residential building. What the building departments are afraid of is one more farmer using the old "farm building" section of the building codes. And I would agree - historically, farm construction had/have many exemptions in the building code, most of which led to every farmer and their brother slapping up half baked structures based on rules of thumb. But if you follow the residential building code properly, you can absolutely build residential using post and beam.

      @@AngelaEden116 if you look up michigan building laws they stopped certifying them for occupation. That was the last time I read t"the law about" a year ago. But you can always contact city hall and ask. They might not care.

    Just found your channel and can't stop watching. Currently doing homework on building a shop and can't say how much your videos are helping me in my pre planning though process. You've got one more subscriber. Love the house and can't wait to see more. One more thing. In the movie Fight Club when they are in the Crown Vic and Tyler keeps letting go of the wheel. To prove his point, he askes the boys in back. "Gentlemen, what would have done before you die?" One says in a bit of a sheepish voice, "Paint a self portrait" and the other says with husky bravado, "BUILD A HOUSE" It's the Apollo and Dionysus with in all of us. I'm going to build a shop. Then a house. Then in that house learn to paint as self portrait. "JUST LET GO"-Tyler Durden

    Tip: it's not a house when, no stove, no closet doors, no sleeping area just open rms. Your allowed bath room and sink/laundry area. It is an engineered agriculture building or a garage when you add a concrete floor. Dirt floor keeps it agriculture even with bath room/ laundry

    I wish EVERYONE would do this, Build a house to LIVE in and stay in it and STOP worrying about Resale value....
    Cant stand hearing people only worried about the "investment" part of building or buying a house...

      Everything is about the resale value, people use that for second mortgages or to borrow against to build something else / money for something else. Why would you invest countless amounts of money that you will lose down the road due to resale value being complete garbage. Like if i want to do some property upgrades or invest in some other property i have over 100k of borrowing power just off of my house after just a few years mostly due to appraisal and home prices in the area.

    I live out here in South Africa and am at the stage where I am finally preparing for my retirement. I want to thank you for your well detailed build and explanations to ensure proper understanding of how to do..... Much appreciate your input, This is a very good resource and it has given me a ton information on how I am going to do my retirement build.

    Very informative. This is exactly what the wife and I are thinking of. We own the land and we have the cash to build, so we don't have to worry about the bank. Also, we are in our 60s, so we aren't gonna move.

    Great video.....Thank you for taking the time to explain all of what goes on for post frame construction. Getting materials as it relates to post frame construction is highly dependent on where you live. In south Texas post frame residential isn't common therefore finding laminated columns has literally been impossible. Additionally, because of this, truss designers down here aren't familiar with this type of construction and won't "allow" trusses more than 3 feet apart despite seeing professionals on youtube do it routinely.

    great video man. I have been looking into this type of construction for a while. I am a GC and builder in CO and I have been looking at all types of alternative construction. My friend just built one of these in Lawrence, KS.

    Found you recently. Never knew of this type of building but glad I know now... It's so logical and I believe this structure will stand the test of time. I love how your brain works and especially your confidence to take on

    Anymore people are going so fancy with post frames I wonder if there is even much, if any cost savings. It's funny it started out as a way to build a big cheap open building and now people are finishing them out like a regular stick built house.

    Permacolumns are also an awesome option eliminating concrete forming and pouring costs if you start with no floor at first. Also consider designing your building with bookshelf girts as well. Another thing on laminated columns with double trusses you can use truss lock fasteners that drive right through all laminate columns to suck them all together and also generous application of PL premium construction adhesives as added connectivity.
    Purlins on brackets are even stronger. And allow a floater roof and also allow using heavy decking as well.
    Also with book self girts you can frame around that and it adds window strength.

      Concrete piers and wet set brackets will save roughly $100 a column against Permacolumns. Agreed thoroughly with bookshelf girts, glulaminated columns and joist hung purlins.

    I just had a 30x40 1 story garage built. Post frame construction. Three garage doors in front and one in the back on the side for two more cars. Dream Builders in NH did it for me. They really know their stuff and cut zero corners. I was very impressed with their work. Wish I could post pictures of it here.

      If I may ask, what was the total cost for your 30x40 1 story garage?
      I know costs/prices vary depending on many factors (including area of the country), but I was just wondering what a good ballpark figure might be.

    Can you set those 2x4 purlins with hurricane ties? Any idea? Just wondering on alternatives to drilling though and screwing down vertically like you did in the video

      We designed it. Menards took our plans and made a material list for the structure. We placed doors and windows.

    We're in the initial stages of building post frame in the extreme north. I can't decide on concrete posts with wet set brackets (like yours) or simply sinking the posts in a bell shaped hole, supporting the post 10" off the bottom then filling with concrete. Hansen Buildings and others swear that the rot issue from concrete to wood exposure is a myth. My concrete filled holes in Texas are still standing after 40 years but I just can't settle this main issue.
    Great series, great work. Looking forward to seeing the insulation and the book end girts. Stopping the thermal bridging is a big reason why I'm going with post frame. Looking forward to the rest of your build. Stay safe...

      Concrete to properly pressure preservative treated causing rot is indeed a myth. If you are at all concerned - then use wet set brackets and eliminate the fear factor.

      Concrete transfers moisture through capillary action, also any water or vapor at the surface, that gets between the post and concrete (two different materials with different characteristics) will rot. you need an intermediary, a post base with air gap or I at minimum wrap the bottom of the post with ice and water, even if on a metal post base between concrete an pressure treat lumber. I've seen ranchers burn the ends of the fence posts to char before they buried it. makes sense. but to simplify, I wouldn't recommend burying lumber below grade at all, unless for a fence post..

      @@thefix2573 Until you can provide independent studies to prove your theory, I will stick with proven research as to the longevity of properly pressure preservative treated wood. The Building Code REQUIRES pressure preservative treated wood to be used in contact with concrete.

    It's a great way to build for sure but I also like timber framing, ICF and SIP's. In fact, I like SIP's the best and they would work perfectly on a post frame or a timber frame. I like the SIP's for there stiffness and R value.

    Be careful using wetset brackets as they are not typically designed to accommodate for a moment. Perma columns might share this issue, not totally sure. If you are using these, you will need to engineer the building to resist moments using a diaphragm action (plywood sheathing). The entire reason post frame construction is able to use such little lumber is due to the shear and moment capability of lumber buried in the earth.

      In most cases, the shear strength of the steel cladding eliminates the need for OSB or plywood sheathing.

    What options did you look at for cooling? What would be your recommendation for cooling? I am no doubt doing in floor heating, but don't know what to do for cooling as I don't want to have ducting.

    you always see sheet metal used with post frame. Is this a necessity or could you do traditional plywood with it?

      You can put whatever you want on the exterior. We were drawn to the benefit of using steel because it's less maintenance.

    Wouldn’t setting post in ground completely surrounded by concrete be a 6th option. (Isn’t that a better option)
    It’s different than setting post on a footing pad then filling hole with concrete.

      You definitely want a footing pad under your post if you put them into the ground. My opinion but I would not recommend putting concrete around your post if you do put them in the ground. Just put what ever you took out of the hole back in around your post.

    Really nice presentation! 👍 LOT of great information to consider. Perhaps I missed it in one of the other video's or you are planning to cover in a future video, what are you planning to do about insulation? I am at a cross road on this topic. Your home would be a great candidate for closed cell spray foam, Rock Wool, fiber batt, among others and Zip-R before you put up the steel. They all have their good and not so good points. I would be very interested to see what you decide to go with and your reasons why.

      Not necessarily...you can accomplish larger spans with metal. Also, depends on how much work your doing. I save a lot of money building post frame because I can do it all myself.

    Can I ask what you do for a living while building your house?

      We are post frame builders and remodelers. We started out doing it alongside other full time careers, but we do this full time now.

    Does the steel rust?

      Its galvanized usually and then painted in the color most manufacturers have a 40 year warranty on the paint and then the galvanized layer will last about that long too so looks aside you wouldn't get rust till about 80 years

    Screw piers are another way to do a post frame home, and are both strong and very fast, though also expensive at 250 per pier (including bracket).
    DIY, probably not worth it, but doing it for someone else and it can be a good idea because your labor is generally more expensive than the additional time it would take to install the screw piers.

    Is it generally cheaper to build post frame than a typical residential home? How much cheaper?
    How about doing additions later on? Say I want to add a section, seems like it might be easier to add a few posts and basically build another smaller post frame building with a shared wall?

    I'm a great fan of Kyle and would have him build for me in a second if he were in the area. Where we live, it's all rock. not rocky soil, rock. there's a Morton home going up 2 lots over from me. They bored holes and used Morton's proprietary perma column. In order to bore the holes, they brought in a drill rig for rock. It was on a huge truck frame and had rotating drill platform so they could line up on the mark. Nevertheless they were less than accurate on some of the holes and I can't imagine what it cost per hole. I've chatted with Kyle and believe if I do build, it will be a slab on grade with post anchors like he uses on a stem wall. To give you an idea, it took a full day with a CAT320 trackhoe and a 6" hammer to bury our septic tank. Our djainfield is all on material hauled in, around 100 loads.

    That roof looked a little scary, height wise. I'm always wondering about all those screws going in the metal. Water likes to find it way. Stucco failure like most things are 99 percent construction error. I like this concept and love the open area to do whatever you want with layout. Good job

I saw another on post framing (something I'm wasn't familiar with) but saw some real advantages (construction time, material cost) over conventional framing but my first question was would it meet code. My main concern is that the exterior walls end up looking like those old balloon framed houses from the early 1900's where fire is free to travel the entire wall. Do you use blocking in them to prevent fire from traveling up the inside of the wall?

    Amazing vid. Thanks I did speed it up 2x but I watched all of it and got the info.
    I love the idea of a post frame building. It works especially well for my design as I have almost a whole wall of windows so the 8ft on center framing works really well.
    Questions:
    What company did the framing design for you?
    On the non load bearing wall, did you go 8f of as well?
    Is this a one story or two story house? If there is a second story how does it attach to the posts?

      You can actually have your post frame home engineered with columns on 10', 12' or even 14' centers. Any second or third floors should be engineered into your plans by the engineer.

      There’s at least 3” of closed cell spray foam on the walls. It stays plenty warm

    I would like to build a post frame in Star Valley WY, I’m sure it will be a battle with LINCLON county building department not having a foundation to protect from frost line. How do you protect your slab from the ground from freezing? Thanks Craig

      The footers go deep enough that they are under the frost line,, so no heaving there. As far as the slab, if you watch the pouring episode you will see that there is 1. insulation put under the slab before the pour, and 2. There is heating inside the slab. These elements combined means, no heaving and no freezing.

    I am a Swede in NC and am seriously considering a "Barndominium" to be the next house to build.
    One question, I see that you insulated your ground before putting putting your heating floor tubes down.
    How thick cement did you pour on top? 4"? How thick insulation did you have? In Sweden we usually have 300mm or about a foot.

      Concrete slab is 5" and we used " boards under the radiant heat. We're in building zone 5A. Drainage and proper insulation are top priorities with our weather/temp fluctuations.

    Do you worry about screws in the roof losing their seal and leaking? Is it better to fasten on the rib so that there is less chance for leaks or even go a standing seam hidden fastener roof? Just wondering if you have any insight on this because I imagine the sun breaking down the rubber seal on the fasteners.

      Believe they are supposed to be replaced every 15yrs. And think there’s supposed to be a higher chance of leaks screwing through the ridge than the valley.
      Think the standing seam panels cost more overall. But I would prefer those over the exposed fasteners myself. More piece of mind could be worth the extra cost. Though with post beam buildings you can use any materials you wanted really. Might have to verify materials with an engineer for some thing though. Tile roofs can be pretty heavy, so I’d guess it would effect some of the structural requirements.

    Where I’m at in Michigan, we are required to have a continuous footing. Unless an engineer can show another way to do it and stamp it. I’m so lost on how to do it with continuous footings.
