    Prices are way too high for Portuguese standards. Only foreignors can buy at these prices. Either we'll have a continuous flow of foreignors buying property in Lisbon, or prices will most likely fall. I can't imagine young Portuguese families indebt themselves at such amounts... Better to move to other Portuguese cities... or to Danmark if you need to work for a living.

      It’s the same in Denmark. It’s only the select few who can buy at the attractive locations. Nothing unique about Portugal in this regard. If you go out of the cities Portuguese can afford housing. Just like in Denmark.

      It’s not a Portuguese phenomena, the same thing is happening here in London. Wealthy foreigners are pricing local people out of the property market. I know someone on a £160,000 per year salary and he cannot afford to live in zone 2 London because the property prices are too high and he can’t get a mortgage based on his salary.

    I just bough my apartment on the other side of the river (near Barreiro) 81 square meters plus 14 sm of storage in the basement of the building and a river view, near a park, 81.000€. This kind of apartments were half the price a few years ago so im very happy to have bought now because it looks like the prices are always rising. Its insane.

    You are surprised how little you get for 300k? Me too. I'm looking for apartments around 200k. Would never buy these ones you showed, out of my budget anyway. But it's obvious people are unloading unused AirBnBs while the interest rates are still low and people can get cheap credit. Most of these neighbourhoods were seriously gentrified. Forbearances end in september. We will see what happens then. It's very cool to live in apartments like these when you can walk out the door and have great restaurants and entertainment. It's awful when you step outside into an empty street filled with bankrupt business, I remember 2011~2014.

    Always check the Energy Rating and if there's Soundproofing.
    You don't want Energy Rating F!

      I find that almost all apartments have energy rating F unless they are in brand new buildings

      Too far out. If we were to buy it would be around 500K where parking is usually included or at least easier to get with the apartment.

    Inflation is here. Real estate is now very expensive, but I am sure it will maintain the value over time as always. Location is key.

    Portugal is getting to expensive. I wouldn't trade the Algarve for Lisbon. Might get a place in the north eventually, but not in any big city.

    Hi guys. Good to see you are keeping well. Yes Euro300k is a lot for a studio apt but it is a sign of the times Central Banks all around the world slashed interest rates and this is the result. You cannot have an OCR around zero and avoid housing unaffordability. If you think Lisbon prices are bad don't come to Auckland! We have the world's most unaffordable housing on an income:price basis. That nice new apt at Euro300k (NZD500k) in an equivalent Auckland suburb would fly out the door in about an hour. Keep sending the videos guys I do enjoy them.

    I was looking at the prices of property in Funchal and for €300K you can’t get anything good! I was shocked how expensive Funchal is.

    Interesting video that gives an overview of what that kind of money can get you in Lisbon.
    I must admit that I found it difficult to have any one of those apartments jumping out of my I-pad and give me the WOW feeling.However,we’re talking of an old and beautiful city and space doesn’t seem to have been an important requirement in those days. These apartments may be fine for a working couple but I doubt if they would be suitable for a family.
    When I visited Lisbon in 2018,these types of apartments would have been in the vicinity of €200K,
    so yes I agree that R/E has gone through the roof.

    So cool you took my recommendation about the topic, and even more fun is that the apartment in Belem next to the church, I just visited 2 weeks ago, problem was the price was not really for negotiation because it was from an investment company. Ahaha how life can be. I like the format!

    22 years ago I was a student in Lisbon and on Sundays I liked to go for a walk, and at that time the 28 was empty and Baixa was a ghost town... I found it a little bit sad, as my grandmother kept saying it was a lively place when she was young...that was a time when a plane ticket within Europe was around 500€...then came the cheap flight tickets, and the tourists, and now...it's way too much! Many Portuguese (and non-Portuguese) buy flats they refurbish (but don't rebuild properly) so the flats look nice, but when you're inside for a couple of days you feel the building is old and has many problems...they clearly take advantage of the situation and ask for a week what an average Portuguese earns in a month... the result being that not many locals can afford living in the city, and Lisbon is becoming an "expat" village... well yes, Lisbon is no longer a ghost town on Sundays, but now looks like Europa Park...I don't know what it's better...but clearly when you see a drunk English-speaking girl stopping in front of your door to pee in the middle of the street...there is a problem...(it happened in Calçada do Combro, I was renting an airbnb for holiday, totally refurbished and looking brand new, but at night we could hear rats running over our heads!). Great video by the way, and for me Saldanha is still the best place to live, my grandmother has been living there for 50 years now, it's quite busy during the day, but very quite at night 😊

    Now it's even worse because of the inflation going on.
    You'll pay double the price for a home that you've looked at a year ago.
    Event rent prices are ridiculously high right now.
    1 room apartment with 15m² will be 600€ which is more expensive than renting a flat in Germany (4th richest country).
    That's just insane in my opinion!

    Defenetly the flat in alcântara, even though I would like a bigger appartement. This area is so underrated, I am currently looking for buying a flat in these areas Alcântara, Campo de Ourique, Ajuda, Prazeres which are for me the best to settle with a family. You can easily take the bike and ride till Belém, the doks, museums, good schools, Monsanto parc, nightclubs and still are close to the center! Even though 300k is a lot but its still an affordable capital in Europe and one capital where you have beaches nearby, I don't think the prices will lower down. The city has been advertised quite a lot these last years, at least in France, and many people wanna go there and buy a piece of Portugal.

    Just two points, 1: I live in Lisbon (Benfica) since 2011 and had never problems going around so you DON'T NEED A CAR, public transportation works great in my opinion, and 2: we have this year a lot more tourists I can see that you are far now ;) nice video anyways.

    Everything you see now is good.
    Bottom line not a good time to buy!!
    So it is not the time to buy anything right now only rent.
    All are expensive too old and needs more renovation and repairs.
    By the way what the 2 different kind big houses did you buy in Madeira????
    So you asked us to help you!

    That 2 commercial to sell that was very expensive house now no one knows where did go!

      Thanks! In terms of haggling it all depends! How long has it been for sale? Current price contra similar properties? How much will be refurbished and so on. There really is no simple answer.

    I'm from Cascais. One of the most expensive places to live in lisbon. But 300k you can buy a nice home. Not a modern one, but still nice.

    Well, one has to remember that you are talking asking prices and not closing prices. None of these apartments will be sold at these prices :-)

      Maybe 5-10% off, but that’s it. And you can’t always expect the seller to agree to a lowered price. It’s sellers market!

      @@joenandamalie Well, just watch how long they are on the market. I do real estate here and the market is not very good at the moment. Portuguese are nice people but when it comes to real estate prices they dream as they have a cousin or aunt who sold for a high price to a foreigner :-)

      Well, any realtor wouldn’t set the price based on the clients dream. Has to realistic. I doubt all these apartments are priced by the actual sellers.

      @@joenandamalie You have to understand that the real estate agents here, regardless of the franchise, are everything from former personal trainers to checkout staff in the supermarket. Very few have any clue about the market and the value. If you trust the asking prices and want to pay that, you will lose a lot of money. You would be a wet dream for the agents and the sellers. The latter is a good piece of advice. The art here is to negotiate for a period of time. I would not buy anything at the moment in Lisboa as the supply exceeds the demand. August has been very very bad. Thanks for your nice videos, I really enjoy them.

      @@olof8100 I mean, yes, there are a lot of these realtors, but you can spot them from a mile. It really depends on the company you deal with, but sure, you can get screwed over if you don't pay attention.

      We will find out....Leaving today for Alentejo! There's so much to discover in Lisbon alone and there are direct trains to places like Sintra! We will use the car when other transportation isn't available!!

    Tourism is getting back. It still is far from what it was, but it's much better this last weeks. After living in a gosth city one year ago i made a promisse: i would never more complain about tourism, or traffick jams, or crowds. Bring the people! For 300k it's more common to find a one bedroom apartment, and with very few outdour area. But there are some, if you don't mind to live in a condo-building.

      Hehe we totally agree. Lisbon needs tourism and especially for the vibe and atmosphere. It’s so depressing when it’s empty!

      Really? When I went to live to the south of Portugal and came back, the only thing I realized I miss was...washing my eyes :):) (well there are more cute girls because there are more people) but dam so many people...it's too many
      We are having traffic in 25 Abril Bridge in AUGUST .....AUGUUST ?!?!?!?!?!
      And this is also because of breaking holidays, 20 years ago the majorities of the companies used to close in August... now a lot of them don't
      Before the booming of tourism August it was a wonderful month to be in Lisbon... you could find parking everywhere... driving was wonderful :):):)

    Plural is “have” not “has” . The prices have come down, not “has” come down. I never said anything, but now I did, I feel better, lol. It takes a special person to make a small space functional. All these spaces are for appearance but not functional even for short airbnb visits. How many times did I have to struggle with lack of space for my food or where to place hairdryer in these Airbnbs because the Airbnb owners did have too much decor or too much stuff in cabinets or shelves full of decor. I don’t care for Airbnb decor, I find it intrusive, give me a clean, empty space that I can use for my needs.

    Why would you remove a natural wood floor? That makes no sense.Prices are super expensive in Lisbon but all major cities are the same way. I would look for something outside of the city near the coast if it was me.

    I think its becoming too edgy to put half a million in 80sqm apartments. Its either 700k on new builds T2 or crossing the river to a gated community for 600k 270sqm 4 rooms and a pool lol
