    Don't over leverage. You need a buffer for when your property is not tenanted, repairs, renovations etc...

    I’m all for leveraging but what people have to realise is that banks will not lend you money if you do not have the capacity to service those loans.. irregardless of how much cash or assets you have on hand.

    What will be the monthly interest payment on 1.5 million loan. How is one supposed to cover that? Rent is definitely not going to cover this for current interest rates. This means you end up paying money monthly on top of your original 500k.

    You say hold 20 yrs, but isn't investment property on interest can only be held for 10?

      Yes that is partially true but you can refinance again after 10 years for interest only payments.

    if you split 500k and buy 2 properties worth 1million each it doesn't mean that your net worth is 2 million but you are controlling 2 million worth of properties with 500k, but its still a liability if its not cash flowing with rental income

    I'd love to see you buy a house for 500K in Australia. Maybe out in the middle of nowhere, but not in our capital cities, and If you found something, it would need some serious work.
