    We've officially been in our home for a year now, and a few more problems have developed since we made the video about our Clayton Homes experience. There is one major issue that needs to be addressed, and we're exposing the problem for you.

    A couple of things. A) your switches & outlets inside are pressed together. Your GFI's are normal, but you don't have normal electrical boxes like in a custom home. You can easily upgrade these using old work boxes. B) buy silicone caulk and caulk the bottom corners of the windows, the joints in my 09 Blue Ridge Z-Crest were not sealed and leaked. (Sub floor rot), also upgrade your patio sliding door, it too leaks. You can easily buy a really good one from a building supply company like 84 Lumber. C) Your outside porch lamps will leak and short your switches on the outside wall. Replace with solid outside electrical boxes that the siding fits behind. (Electrical Supply Co., not lowes will have them) D) Clayton uses PEX plumbing, but uses dirt cheap cut-off valves and faucets. If your husband is any good with plumbing, you can easily switch these out with normal 1/2" PEX cut-off valves from Home Depot. Then buy normal 3/8 to 1/2" flexible water supply from hardware store. E) Your subfloor is Engineered board 19/32" thick, not 3/4 tongue and Grove. This wood does not handle water very well, but you can buy plywood that thick at Lowes if you need to....otherwise, the homes are solid and haven't had too much problem 😉. I'm a handyman/flooring installer so I can do much of my own work

    I had a mobile home in the rural area of Kentucky and had quite a few field mice get in. The only way I found to stop them was to put steel wool down inside those holes and then spray it closed with STUFF expanding foam. Apparently the mice don’t like chewing through the tinsel of the steel wool I was told. But it worked fantastically.

      Correct. They can squeeze through a whole the size of a pencil, so all holes bigger than that need steel wool, covered by foam insulation. Works better than snap traps!

      @@RigginFarmSweetie mice are extremely opportunistic, you've been made aware of the holes so you can fill them. You've not done that for some reason. When you own a home, maintenance is your responsibility, the hallmark of a manufactured home is it's put together quickly, so in exchange for the lower pricing on these homes maybe the big holes made it faster for the assembly line to work. Once you find out about something the low price point of the home has lead to, take action, and usually whatever it is will be very easy to fix. For the holes under the plumbing points, at a bare minimum if you don't want to hire someone, buy some good spray foam from Home Depot and crawl around under the house and spray all the holes closed. You need to do that without further delay. It happened to me in my first house when a disgruntled ex removed the insulation around my heat pump tubing where it entered the house, a trip to Home Depot allowed me to quickly fix that. Also for the short screws in the cabinets, while you're at Home Depot pick up some longer screws and as the short screws begin to fail, swap them out with your drill. Easy peasy and no more falling drawers. You got this!

      I'm in a manufactured home from the mid 2000s and deal with the same issues. Guess that's just problems inherent with not having a foundation.

    I am considering a Clayton home right now. These kinds of videos scare me so much which is why I have been watching so many different videos about different experiences with different manufactures. It seems to me that they all have their issues. Thank you for sharing your story.

      We are considering buying a home from Clayton as well .I believe you get what you pay for is the old saying goes but I also see the issues that really shouldn't be there .Good info here We are doing the tour of the factory in Topeka Indiana .We will address some these issues while we are there ourself .I don't think this is a red flag to utterly not buy for us in my opioun but these issues that are raised in some these videos are welcomed and noted.

      Dont do it i just lost part of my roof 2 nights ago and my clayton modular just turned 2 years old its every month something drastic

      @Daniel Corrigan who installed the two halfs together?? Not clayton homes?? A local contractor put your home together and finished the roof..
      Again people blame clayton for what some local contractors does to you..
      Is take it up with those folks who did your roof !!
      Depending on your state laws you may be able to get them to repair it, long as you can prove it was something they did wrong?
      And not you lost your roof cuz a microburst or something came thru?

      No need for them to scare you.. they should give you the confidence to go in and let them know, ( like i did) ..
      I saw the horror stories online about issues folks had with clarion homes... if you know what to watch for and do, you'll be fine!!
      Just make sure you get everything in writing..
      Even if you have to go home and send them an email about what you discussed today and need, / want..
      I BARELY EVER CALLED CLAYTON HOMES !!
      Almost all conversions where via email.. so i had 95% of conversation in writing!!

    We too bought a clayton higher-end model Jan 2021. It took over a year from order to delivery. Did you know the factory here in North East Texas builds 3 homes start to finish every 24hours.
    When our home arrived it was missing all window blinds, ceiling fans, 5ft electric fireplace, ring video doorbell. The original contract included the skirting in the price. When it arrived they raised the price of the home $10k and made us pay for the skirting. Our salesman was let-go and a new Manager was brought in. They made no mention of the missing items, perhaps hoping we wouldn't notice. The kitchen drawers have so many staples in them they wobble side to side. The bathtubs do not have an overflow drain. There are no towel bars or toilet paper holders. We have a living room window that drips from the top when it rains despite having the service manager resealing 10ft of the outside wall in all directions. There are lumps in the vinyl sheet flooring. the service manager slices the lump with a razorblade and pulls out a piece of electrical wiring cable, then seals it up with some glue. So the floors are not swept before laying the sheet vinyl. On very windy days our vinyl floor in the living room billows up about an inch. Door frames are not level and plumb so they rattle and there are gaps at the top. The shower is tiled but the tiles are willy nilly in that there is no grout line in some and 1/4 inch in others, the tile edges are sharp not bull nosed. There is no trim at the top edge just drywall mud. The power outlet for the range was mounted too high on the wall so the oven could not be pushed all the way back to the back wall.
    And finally the mouse issue. The pipes in the cabinets do have plastic trim rings stapled to the floor of the cabinet. But the mice are getting in through the holes that are in the floor under the cabinets, the holes are big enough to put my hand through. The other problem is the kickplates under the cabinets do not go all the way from the floor up to the underside of the cabinet. so the plastic pipe plates will keep rodents out of your kitchen sink cabinet but below that is is open.
    Last thing, the kitchen sink drains were not screwed on tightly from underneath so it was leaking.
    I just think that quality control is forsaken in the interest of building units as fast as possible. They put tremendous pressure on the Service Manager and the detail crews to make it all look pretty.
    We too went round and round with setting up the financing, despite great credit. A lender will not fund until the home is delivered but Clayton will not deliver until it is funded, so we were at a catch22 and were forced to accept substandard terms and had to go with Vanderbilt Mortgage (A Clayton partner).
    All in all it was not a pleasant experience. I too considered making a video to post all of the issues.
    Word of advice...
    Be sure to get a detailed sales agreement in writing signed by yourself and the salesman, include manager if possible.
    When the house is done the factory delivers it to the dealers lot, you can inspect it at their lot, do a thorough inspection. The detail crew does a real miracle job fixing all of the issues that transport has caused.

    I guess I got lucky, or maybe things were better pre-pandemic but I've lived in a Pride model by Clayton since 2019 and I have not had one single issue. Not one. I love my house.

      I'm considering a Clayton home right now and it's good to hear not all of them are poor quality with major issues. I always take this into consideration when reading reviews. Likely for every bad review, there are 100 others that had no problem, but because of that, they don't write. So thanks for saying you love your house. My feeling is it will be the same for me should I proceed. I live in CA where the weather is great so perhaps this will make the home less vulnerable to many of the issues discussed.

    Doesn't matter if it's a manufactured home or a stick built home. So many home builders slap up these cookie cutter homes a fast and as cheap as they can, not at all concerned about the quality.
    After doing much research, I've decided I'm just going to build 90% of my new home with my own two hands, and only contract out the things I absolutely cannot do on my own. That way, if it's not right, it's my own fault, while I can make sure the quality is right in the important things that must be done right.

    We had the same issue with the crazy 12 inch plumbing cut outs left open. Luckily our home was still under warranty so our maintenance guy came out and patched every opening with metal sheets. No more mice! We also had a lot of loose strips that go between each sheetrock panel and the corner strips. We went around tapping them and nailed every section that had loose spots. The a/c coil unit inside was leaking so they had to replace that. We found a crack in our bathroom sink, so they brought out two new sinks which were so much nicer! Our kitchen sink was leaking underneath so they had to fix that.
    Two years now and the cheap vinyl strips around the outside windows are curling up on the edges. We will have to fix that since our warranty is now expired. Our maintenance guy had warned us to look closely at everything and report problems as quickly as possible, which we did. Get it fixed while the warranty is still good.

      Warranty only good for 45 days. Who can find everything in such a short time. I have a warped wall which factory has to fix. I'm on the list.

    Rodent block expanding foam all the holes. Can do it from the top or from underneath. Sold at your home box stores. We actually sealed the underbelly of our mobile home with roofing metal. Put the bait boxes around the outside of your home. Not under it. It will attract and kill them under your house. Keep lots of cats. Feed the cats 1 x per day. Keep water for them outside. They will find rodent food. When we bought a brand new stick built home in 2006, we had squirrels getting in the walls. They jumped from trees to the roof and came in under the eaves. Not uncommon. And not indicative of the manufacturer. Good luck!

    Spray foam is a super quick fix and cheap. Also it helps keep cold air from entering through those areas.

    Thank you for sharing your story. I really like the way you lay things out in your previous video and this one. I am literally in the process of signing the documents to purchase a home from either Clayton or a Home Outlet that sells direct. What I am finding, is there appears to be a gray area regarding the process, and information about buying, installing, warranty, and getting permits. I've asked the salesperson but never really get a straight answer regarding the overall process. : You provided great information about what happens with a construction loan. You also did a great job describing the issues related to quality of the home (Thank you). My biggest concern right now is ensuring that I get a qualified installer, and determining the correct foundation for the home. Thanks again for the great video.

    All homes will have their own inconveniences doesn’t matter it it’s old or new companies want to sell fast just like auto makers it’s just matter to take action and fix the things you don’t like after all it’s your home and I believe we should do what needs to be done in order to prolong its life and make it durable, wish you guys luck I also hope I will one day own my manufactured home

    Wow 😮 🤦🏽‍♀️. The first week we were in our home, I noticed torn up tissue under the master bath sink. Turns out it was a mouse smh. I had no idea this was a common Clayton Homes thing smh. Our maintenance man is our favorite person also 😂. He seems very knowledgeable about fixing the issues and he seems to care a lot about keeping things together.

    We have had some rodents but not that bad, but now we are having bug issues. It has been told to us that sense the harvesting plant has moved into the area the neighborhood has been plagued and somehow the creatures are getting in. Thank you for sharing your experience. 👍

      They said they did a pretreat here too but we lived in the home right next to it and were home everyday and never seen anyone here and we have a dog and a gate? So who do they think they are kidding, but nothing we can do.

    Learned q whole new profession owning a mobile home. Had my home for 35 years. Replaced nearly all the subfloor. And, done a lot of work on other folks homes for the last 25 years. Im now the go to guy for mobile home repair.

    Your home’s pad was not properly prepared. No compacted gravel, just dirt. You did not have a decent plastic barrier put down and I’m betting your skirting was not properly installed also. I have lived in the country most of my 68 years. If you want to keep critters out, you have to put a great deal of time into your foundation, crawlspace, and skirting.

    Every mobile home are built with oversized holes for the piping or wiring. For us, we had to get pest control company in the block the holes that I just didn't find myself. I spend about 20 hours under the home and still missed a hole underneath our dishwasher. If I ever buy a new mobile home again I will order it without a dishwasher and put one in myself after the home in on my lot.

      With the enormous costs and delays in getting a stick built home, I would go with manufactured or modular all day. Also, at least here is SC, shoddy construction of home building is beyond belief.

    My house is now just under 4 years old and I’ve had nothing but problems, expanding foam was used in the giant holes and that solved the rodent issue, but now I have bigger problems. My back sliding door is leaking and it caused water damage to the floor, wall, and kitchen cabinets. I also noticed the other day that the siding on the house is cracking in about 8 different places.

    It isn't just Clayton homes with these problems other manufactures have the same issues. Especially with the cheap electrical outlets and switches they get away with using. They're not as safe as standard ones. And the cheap exterior doors fall apart in time and are not standard size. Either are the tubs and bathroom sink without the sink over flow opening on top. But all in all a great home for the price if you can upgrade the junk electrical outlets, faucets, toilets and fill in the holes in the floor the pipes go through. My advice get the hardwood flooring installed throughout the home to seal up the cheap flake board flooring. You can always add rugs on top of it later on.

    Ever have any issues with Vinyl flooring? In the master bathroom just noticed the other day if the vent is closed the flooring is floating! So WIll have them come out. Our warranty has a few months left. I also may get them to replace the siding of the house outside before the warranty runs out the sun has warped it in several places. And we indeed have those gaps as well! Last time I had a few warranty issues after we moved in I got them to add shutoff valves to the bathroom sinks, the spare bathroom sink was leaking and we realized there was no shutoff valve on the bathroom sinks.

      The vinyl in our home causes the vents to squeak sometimes when you walk in certain spots. There were also nails coming out of the flooring. Someone from Clayton cut the nails and patched the vinyl. We haven’t noticed any warping on our siding despite getting full sun throughout the day.

    I think homes like this can be ok with a few things:
    First, understand that everything will need replaced/rebuilt at some point, and just prepare for that.
    For example, don't bother with spending much on the flooring.. get the cheapest option and try to make it last 10 years the best you can. When it's time for new flooring, select much nicer flooring and also know that you'll be replacing/upgrading the subflooring too to much higher standards. On the walls, it's possible to paint these, so just get by until the home settling finishes and then you can paint them (after a lot of prep) or order a model that does drywall (this can be done, not sure why they said you can't, maybe only on this model?). Either way, much like the flooring, try to get 5-10 years and then plan to redo all the walls properly.
    On the roof, 20 years, but make sure to thoroughly inspect and repair/patch the roof often. After 20 years the roof will be shot; time to replace and replace/reinforce the roofing supports as well.
    Most of the settling occurs in the first 10 years, so after year 10 feel free to do a complete overhaul on walls, ceiling, etc and redo the bathrooms, kitchen etc.
    Now someone might ask.... why buy a disposable house like this??
    The sad reality is a lot of new construction has problems like this. Probably not to the level listed above, but the cost difference isn't usually tremendously different in upgrades.
    New homes need roofs every 20 years, Flooring only lasts 10-20 years (carpet much less). Walls need patched, cracks form. New homes often have cheap "starter" appliances that don't last very long. This is just the way they're made. A smart move is to do the math to see if the cost of this manufactured/modular home plus all the repairs/upgrades is cheaper than a traditional built (often times it still is). If so, I don't think there's anything wrong with these types of homes. The ideal is to just get something started (a "starter" home, remember those?) and then upgrade/repair along the way.
    Yes, the repairs aren't cheap and the upgrades will cost slightly more than a normal house, but these are also one-time expenses (for example, beef up the subfloor and roofing once to the highest quality during the first redo, and the future updrades/replacements will now be similar in price to other homes).
    TLDR: These are homes meant to be repaired and upgraded over time, so people complaining about initial quality will not like them should just buy a traditional home for traditional money.

      First of all, this is not Clayton's fault, it's the installers. Second, it is the owners responsibility to check everything out before signing off on the home. Third, in the video you show putting traps under your house. If you were able to get under the house why didn't you seal the opening's with spray foam yourself? And if you knew at the beginning they were not sealed why didn't you fix them at that time before all your problems began? I am sorry, but it bugs the heck out of me when people try to make a company look bad, when it was all their own fault!

    We purchased a modular Clayton home in 2005. We haven’t been pleased and wouldn’t recommend them. We’ve had several issues over the years and were told by many professionals in different areas of expertise the problems stemmed from the initial building of the home. Here are a couple. Roof(we paid for a complete new roof installation, heat pump-lack of installation, standard carpet instead of Berber and slanted ceilings instead of flat. This isn’t counting the lack of quality in materials.

      There were so many corners cut an hour home. We would’ve gladly pay it a little extra for better quality materials hadn’t been an option.

    I corrected the space around the plumbing pipes by stuffing (closing it) with scouring aluminum pads. You can buy the ones without the soap and I don't believe bugs can travel through it. Just an idea for a solution.

    With my experience with the two site built homes I’ve owned, the builder offered a 1 year warranty. So I’m not sure where the issue is with the warranty in a manufactured home. I had issues I had to deal with after my warranty expired. It’s called being a home owner.

      We understand how warranties work and have been homeowners for nearly two decades. The main gripe we have with the construction of the home is the fact that they knowingly leave gaping holes in the home without telling the homeowner. We would have already sealed the floor had they mentioned it a year ago.

    My sister in law had issues just getting her home. She owned her land and amd got everything clear to have the home moved to the land but it took 8 months to get into it. I've heard a lot of horror stories from both the Clayton home dealerships and the homes themselves. We chose champion homes because of this. We close in a week and started our process in October of this year. Just at 3 months. Sorry you had these issues hopefully it clears up for you guys.

      @Riggin Farm well trim wasn't finished and there's a leak in the ceiling of the master bath and a divit in the floor of the living room but it's not the manufacturer at this point but the seller not helping get things fixed.

    Thank you for sharing your experience. I'm very close to passing up Clayton Homes over the simple fact that they do not value customer service. That's just a bad sign... The 1 year warranty sounds like a joke, too.
    But so far, it doesn't sound like anything that can't be prevented or fixed early on. Again, thank you for sharing your experience. I do hope that Clayton Homes surprises all of us and reaches out to you.

At this time, we have about 350,000 views on our Clayton related videos. That’s some seriously negative publicity for them. We even warned them that we’d do this if they didn’t make things right for us.

    I totally understand about the open areas where mice and such can get in, I discovered a mouse in my master bath and couldn’t figure out how it was getting in and discovered under our soaking tub it is wide open around the pipes so any animal can get in, our warranty has run out also so now I have to figure out how to cover it or it will get worse. I did the same thing put bait out but that won’t last . We are seniors so it’s just harder for us to fix things but it does surprise us that they do that to the unsuspecting customers.

    Upgrade your plumbing if you get a Clayton home. They use cheap fittings that we have been replacing over the last 10 years. There are so many.

    We live in the country and our house has a crawl space similar to a manufactured home. To keep pests away, we use peppermint spray inside and out. We also let our neighbor's cat visit. Mice hate cats and peppermint. My husband also uses pesticides with a potent anti-rodent smell that is sprayed inside abd outside of our home. Additionally we add rat traps in the crawl space and in the attic. Garbage, recyclables, and food crumbs are removed daily. And keep garbage cans well away from the house. I also recommend making your own boric acid ant killer. We place the ant killer in little containers all over our property. By doing this, we never have rodent or insect infestation.

      We have cats that keep the rodents under control around the house and have rodent bait stations in the crawl space. There haven’t been any issues since this video was posted.

    Like you folks, we bought a brand new Clayton home, but unlike you, we set up professional pest control from the get-go. Even went as far as Subterranean termite treatment because where I live, that's more of a problem. As you stated, you read these terms regarding rodents that can intrude into your home, but I guess you did not take heed for prevention or you read the terms after you already had the problem.
    This is our fifth year in our Clayton home, and we had our share of problems, but in any home you buy, it's a roll of the dice. I read some of the comments from others who take your video as a discouragement. You just have to be on top of things as you did to help mitigate your issues. I chose to buy a manufactured home because the cost of owning one is far less than a stick build home. I also know there are things that you have to look out for to help maintain your home. No one who sees this video should think that what happened to them will happen to you. This by no means should be a negative video Instead This is a positive video because it gives a learning experience in a lesson that this couple has come to realize. I would recommend that you get a maintenance professional Pest Control service like I did. It is not the manufacturer's fault. And it is not a flaw with the home.

      Overall we’re pretty happy with the home. Clayton definitely cheaps out to save a few pennies, but it would be nice if they had options for better quality components and pass the cost to the customer. We would have gladly paid a little more for a few upgrades.

    Thank you for your insightfull video. We opted not to buy from Clayton due to the experience we had with Clayton out of Beaufort, SC. We purchased thru Dream Homes of the Low Country and have been very happy. Besides the vermin problem and the cracks, is there anything else we need to be aware of as it gets closer to our year anniversary?

    Watched your other video that discussed your issues with buying and inspections. Ironically, one of problems I discussed was the holes in the floor for plumbing and mice .. This is what happens when you use inferior labor and factory inspectors don't care. I've had site built and manufactured homes and they all have problems, but I've now seen, in person, why manufactured homes have such a bad reputation .. and it's well earned.

      ​@@RigginFarmIt's not the laziness, it's the corporate greed. The warehouse workers are majorly underpaid and over worked. And are paid based on a production quota. So everything is rushed instead of being built to the correct quality. It's all about the quantity for the higher ups in the offices and whether or not they're going to get their bonus at the end of the year. The warehouse I worked at wanted one whole floor per day, finished. So that's 2 1/2 modular homes per week. They use the cheapest materials possible as well. Glad y'all had a good repair man. And sorry to hear about your bad experience.

    I bought a clayton home - home only since I already owned the land. Between the year of me dealing with the company to get my home installed and going through unrelated life changes, I decided to sell it as soon as it arrived. I didn't even move in it.
    The company service put a sour taste in my mouth, and I didn't want to live in the country anymore either, so I decided to move to across country and just keep renting. And when the home arrived to the land, I listed it in the market.
    I am 22 and single with no kids or no desire to homestead on a large scale anymore, so the juice wasn't worth the squeeze for me. I just wanted to be rid of everything clayton by that time, and I can grow food in my apartment lol
    Honestly, if I hadn't successfully sold the home, I probably would have told them that I'm not making payments and to come get it because I was that over it lol
    I look at it as a learning experience. I got a profit on the home, and I learned I will never buy another manufactured home. I don't think I'd buy a traditonal home either though. I just want to build my own house with cash someday. I hope the quality will be better with less pressure since I wont have a mortgage payment.
    So many people act like home ownership is the best thing you can achieve and go into huge debt to say they own their own home. But now that I think about it, everyone I admire in my personal life all rented until they were retired in their 40s. At that point, they could easily afford anything they wanted. It didn't affect them "throwing money away" for 20 years, and they were stress free in the process!
    TLDR: I bought a clayton home and can confirm their service sucks. I sold the home before I even moved in and moved on with life. Wouldn't buy from them or a lot of modern traditonal stick built builders again

      Just a little touch on the topic of going into debt for owning your own home. It's not nearly that bad unless you bought something really bad, did not get insurance, or if you didn't shop around and find better bang for your buck or did proper inspections and hired professionals to investigate for you(and be a little picky yourself). Typically you get 50% to double the square footage but have your privacy, no neighbors through the walls, and your have a personal driveway and street parking then that is well worth the mortgage.. because you CAN sell the home in even just 2 or 3 years time for at least how much you bought it for. If you share the payment with a loved one, or rent a room to a friend. Dude, it's a hell of a great deal. You go 2 or 3 years and that home just increased in value in almost all cases, at the very least it is still the same value. Now you just made some money because you have a bigger place to be able to rent out and not worry about co-signing on a lease and bailing.
      I had a late start and actually took off at 22, so I feel like being nosy and replying. When I joined the Navy at 22 I moved up extremely quick, took advantage of my opportunities and learned to write an awesome resume and actually paid attention to what I learned and know how to branch that out into other fields if needed. I separated and got a great job, then an even better one in a years time. I'm very impressed at 22 you got to even buy a home at all. I think while you had that rough experience, you really gotta think about in 20 years how you appear very good in thinking of finances and handling yourself and your property that you would have 0 rent a month and only pay utilities and property tax. AND, here is the thing. You can profit from it too if you find good buys and sell after two years of living there( to avoid a tax for less than 2 years of inhabiting). If in 20 years you simply have even a basic property even if it's just a 150k or 200k property you live at. That was still about the rent everyone else paid for those 20-30 years(which is going up and will always keep going up), and you now owe nothing, or you can sell and have that much money in your pocket and then move into a rental.

    I have been seriously considering buying a new home from Clayton. After seeing the issues hou all have had with the mice its a big fat NO! FOR ME! I hate mice,rats,mouse whatever you want to call them. I can handle a snake, possums, racoons, even some bugs but not no nasty dang rats.
    Im glad you all have mot had anymore issues.

    Folks have to sign a waiver 😂😂😂😂 nope, build them and keep happy customers. About the holes, stuff those with steel wool. Some of the issues are unavoidable with mobile homes. I've lived in many and never had a warranty. I'm currently in a 30yr old mobile home. The repairs are never ending, the Sheetrock is glued to the wall studs with trim every 4ft. The floor is sawdust, aka pressed wood. Good luck with all your adventures and projects. I've enjoyed your POV videos and can certainly relate to some of your struggles.

    I'm looking at clayton homes now. I told the salesman about the cut outs , and he told me they fill them with spray foam. Where are the large cut outs at ? The smaller lines that come up through the floor , those cut outs are just big enough for the line. So, I'm assuming it's the sinks and the bath tub drain lines.

    Hummm.... This is so good to know. I have been in my clayton home for less than a month and have already trapped a mouse under my sink! 😐 We are in the country I expected some mice but more so during the winter months! How aggravating that they would leave large holes like that for pest to gain access. Definitely going to have to get them sealed. Did you guys use spray foam?

      We haven’t filled the gaps with foam yet, and luckily we haven’t had anymore rodent issues. The cats have helped immensely.

    We are in the process of getting access to ours. There are ponds and pools of water under the house because of poor crowning of the pad. Plus, it has been 4 months and counting since I paid for the house. We are going to order a home inspection even before we get in the house because along with the water damage, we cannot see any place that the house is actually attached or bolted to anything. Did you have to sign anything saying you would publish a full page ad about this in your local news paper? If you post a video, what are they going to do? Sue you? Honestly I know I will love the house. But I really need to get IN IT.

      We didn't have thae clause. We know for sure they have lost at least on sale and maybe 2 from local contacts we have who are very interested in our experience. I have not posted anything yet.     Hey I'm strongly considering financing a clayton home to put on my mother-in-laws property and start a mult-generational homestead.
    I would love to build my own home but i a full home for my family and can't wait for myself to find free time to build it.
    I've designed awesome plans for myself to build but I just know that with permits and everything required I would have to wait a long time before i can start it, maybe i can start it over the creek and up the hill one day as a secret project :)
    Plus moms house has a decaying garage that needs love, a nice barn workshop, and a her house that will need lots of TLC, but shes not moving out anytime soon so living in the sideyard with my girls, farming with grandma and starting my own buisnesses can create an awesome future, and whether I stay there for 5 years or 20 years itll create an opportunity for our family. Just need to consider how much mom owes on the property before taking the land.

      SOoooooo I have a situation with my moms farm, maybe i could ask for some input from a 3rd party!
      We want to put a double wide on the land,
      We are broke young parents,
      Mom lives in the house with her youngest daughter and husband (house/property are trashed)
      Mom wants us to take over her mortgage and home... just give it to us so she doesn't have to worry about it anymore... The property would be worth the price and the work if some of the work was started before us, but currently the house is not to my living standards and i fear that in order to repair the house to its rightful glory I will end up sinking myself into a hole that I cannot afford...
      Every option seems horrible, either wait years till i can get my own mortgage, fix a home that might as well be torn down... spend too much putting a home on land, build my dream home illegally... or just keep renting
      Mom is just tired of all the work but idk if I have the time to do it all for her and still keep my family floating

Maybe you could get your own home put on the land, clean out the current home, and rent it to someone for more than the current mortgage. It’s hard to give solid advice without knowing all the numbers and details.

      @@RigginFarm We have definetely considered that option and I should bring up the renting again, i'm sure we could find a family and the mortgage isn't horrible so rent wouldn't have to crazy either, (i've never been a landlord!!!)
      There is also a few buildings on site that I would like to restore and use as sites for my buisness ideas (holiday farming aka pumpkins and christmas trees! along with a christmas light buisness lol)
      alternatively we could knock down a building and use its foundation buuuut that sounds like more work for less... rather keep that for storage and keep my house off the road a little more.
      If i'm looking at a home listed for 80,000 online, and they say that includes hookups. how much more do I need to prep the land site?, I need to just get my ass down to the clayton office to ask but mom says that after install septic, foundation, and everything else its gonna be an extra 75k...
      Idk what to do but I can't stay in the city :(

    We still live in the sectional we purchased in 1976. Of course over the years we have had to replace the roof, and update and repair, but the biggest issue is the cheap plastic pipe they used. Of course we didnt know any better back then, but we have had nothing but pipes bursting over the years. Which then led to replacing the subfloor because they used cheap pressboard that would not hold up. The brand is Redman, and I dont even know if they are still in business. If I would be able to build new, I would have the Amish build for me. They come in, do the job, dont goof off, and its done right. Ive seen English build, cant trust them.

      Hopefully we don’t have any issues with the pipes bursting. Most homes, manufactured or stick built, have pvc plumbing. That’s the new standard.

    My mom and dad bought one in 2019 when I was 19, my dad has passed away since and I’ve become a plumber. Upon inspecting my moms plumbing today they are awful, I can’t remember if they hired 3rd party but not a single fixture has a shutoff, along with poor craftsmanship or drainage and more. Disappointed to say the least.

    We had a squirrel get into our crawl space and chew thru BOTH cold water lines, under our vanity in our master bath. We put steel wool in the holes, and filled with spray foam insulation. We did it with every water pipe access in the house. So far, no more squirrels, or at least not IN the house. We also put a TON of mothballs under the house. It's kept animals out from under the crawl space. Every 6 months we throw fresh ones under.

    Ive been in my clayton "washington" for 3 years. Only problem ive had is a bad capacitor in my a/c wich is a really common problem for every a/c system. As for the mice. I have had a few through out the years but I cant say ive ever lived in a house that hasnt had a mouse or 2 within a couple years span. I give my model an A plus. Its ridiculously cheap to heat and cool and its yet to give me problems. My buying experience was absolutely terrible though. I went through 3 stone homes in missouri and it was nothinf but lie after lie with them. It took 7 months after my purchase for them to set up my home.

      Our A/C capacitor went out last week. It’s less than two years old and luckily covered under the two year manufacturer warranty. Still had to pay for the service call and some fees, but it was cheaper than paying completely out of pocket.

    Our main complaint is with the exterior doors which never have closed properly since our purchase 3 years ago. They’ve been adjusted during 1 year period but now either they won’t latch or won’t open depending on the weather. We could never recommend a Clayton home to anyone. Just too many things wrong.

    Yeah I've experienced this problem with them kind of homes too and years later I ended up getting another one but I put it on a foundation that works really well

      They didn't give us the option for a slab. It's probably impossible with this model.

    You know, I think some these issues are truly just the house settling. I've seen things like nail pops and a leaky roof only six months in on a new stick built home. I can accept things like nail pops or some cracking due to settling but, things like a leaky roof or in your case, plumbing openings not sealed is really unacceptable IMHO. That being said it doesn't seem like these issues are isolated to just manufactured homes and the stick built homes have issues too. I have a similar tale dealing with Eastwood Homes and during my walk-throughs I would point out things that were not right and they would just say "it's not an issue" or "that is considered acceptable". I learned I had very little say in what was right or wrong with the build which was a shame since I was paying a lot for a stick built semi-custom home.

    How did you find land for mobile homes? It's been hard for me to find land in Ga

      We looked at websites that only sell land. They had properties that none of the real estate sites had listed.

    If you have issues with mice use echinacea oil on cotton balls and put them around in each room. Or if you take a box of Honey jiffy mix and mix baking soda in it and set it around when the mice eat it it will kill them

    I’m having a horrible experience right now with Clayton! It’s been almost 5 months and they still haven’t been out to finish setting up my home and the home center REFUSES to try to work with me won’t even answer the phone or call me back! Such a stressful situation!

    I was always told no matter what always have a home warranty after the original expires. Did it with my last. $50 a month but saved me on out dishwasher breaking and HVAC breaking. A good home warranty outside of Clayton’s will fix your issues for you.

      Home warranties are a scam. They cover very few things, and what they do cover are redundancies with manufacturer warranties. None of issues with our home would be covered by a home warranty.

    OH. MY. GOD!!😳 We bought a Clayton home after losing our first trailer to a hurricane, and after the warranty expired it feels like the area around the shower drain is gonna fall through the floor!! Now I understand why... 😖😭

    Clearly Clayton Homes doesn't care about putting out a quality product or will stand behind it after the sale. I'm looking and researching mobile homes and have scratched Clayton off my list. Thank you for letting us know how bad they really are.

    2 1/2 years in, our home is basically falling apart. Roof has leaked since day one...now it's getting worse. As for the pad it was set on...compacted dirt. It was compacted by a small dozer. No rock or solid fill material just dirt. Siding is buckling and popping apart, rodent chewed a hole in a hot water elbow going to guest bathroom and the list goes on.

    Buying a Clayton manufactured home has been one of the worst experiences we have ever had and it will make you crazy and any conventional attorney has zero chance against this billion dollar industry

    I live in a stick built and i have rat activity. Only reason i know is I've trapped two of them. It's better to be proactive and put out traps when you move in. My parents battle mice in their mountain home as well. Good job kitty!

      That’s a great question. This was our only experience with a manufactured home, so we aren’t sure. Hopefully someone else in the comments can chime in and answer.

    UPDATE March We are posting a full video series. RIght now we are having a sinking problem because our house was placed on 6 inches clay. But that's on top of topsoil which is rotting and our house is sinking and our CH . The manager does not plan to fix it. So we are contacting our congressman, an attorney for advice on going to mediation, and forum like yours.

      Very true. We made this video to share all of the flaws with a brand new home from Clayton. Most issues may be easily fixed, but you’d expect those issues not occur so quickly.
