From that 10% profit if you pay intrest payment of 5%, you are still left with 5% profit. At the end, when loan is paid, you have already generated huge wealth for yourself. Yes, its risky, if your investment doesn't perform well such that returns is less than intrest payment. Then you will become bankrupt. Its High risk High Rewad game.
