    Great Stuff! Can you do a video explaining how you leveled up the second floor party walls so the third floor can sit on? From what you described, it sounds like a bond beam, but can you explain that a bit ?

      Hi Ley
      That’s a great question. The short answer is, every 3rd floor addition is unique and they’re not all built the same. If you have enough height on the party walls after you remove roof, you can ledger into the wall, install joists and subfloor at desired height and build your perimeter walls. Only issue with that is your giving up a little bit of space because the property line is the middle of the party wall so your exterior sheathing will be about 4” from property line on both sides and then whatever you’re doing for facade is about 1-2” depending on if your using a rain screen so at end of day you’ll lose 2-3” but you can also take advantage of that room by doing exterior insulation which I’m a big fan of. They are all unique but also the same as well if that makes sense. Your going to be ledgering into the party wall in every case, the variable is the party wall modification; if you need to raise, level, reinforce, etc. Hope this helps.
