Of course, you have to be well-informed on the right ones or better still, get an F.A to handle it for you (that way, you save time and minimise risks). Made my first million few weeks back from the Nvidia rise without having to do much unlike with Real Estates. And if you're not up for lots of involvement, remember one can wake you up by 2am to complain about a leaking pipe, the other can't.

Honestly it’s worth having a property management company because you waste a lot time compared to be charged 5% from rent every month (property management). Just not worth the time wasting vs the money spent. You can also write off the expense of paying the PM at the end of the year.

Do you have any concerns with birth rate hitting a new low? I just saw article that used 2022 data that Rich countries are at 1.5 per woman and 2.1 is sustainable for life. To me this could mean that housing supply will be in abundance and renting to 20 and 30 yr olds in 20 to 30 yrs may be strained as there won't be as many coming back into the market so to speak as less were born.
Location would also come into the equation when it comes to negotiating the property insurance because Mother Nature can come and wipe you out. Leaving losses. Can you talk about this a little too 😊

Building his business and providing jobs for 100 more people is doing far more to help others, than it would to just giving free stuff to those that haven't earned it. If he builds more units, he will also be providing jobs to construction workers, engineers, landscapers, architects, ect, ect ;)

The only two things that I can think of is that it's fun to play the game and the tax right offs. When Trump removes all of the illegals, there will be many vacancies which will reduce the rent. I'm sure that this will be an issue when this happens.
