Ppl keep saying its overpriced. Hindi po. The market is intended for the ultra rich filipinos or for foreigners. Its an expat area, and central business for mostly foreign companies. At kahit pandemic hindi bumaba ang presyo nya bcoz the super rich is not affected by the pandemic, like sina pacquiao, cna kris, etc.

Sa EASTWOOD nakabili 2.3M na 29sq.m., pero way way back pa. Parang mini BGC din naman ambience dun, MEGAWORLD din naman developer.. P25.5M for such BGC unit, masakit sa bangs.. Saka magbabayad pa ng monthly maintenance dues na malamang 100-200 or baka nga 300 pesos per square meter..Or 8k-16k-24k a month..

Marami nag cocompare n kesyo mas mura sa ibang bansa at OP sa BGC. BGC is a prime area in NCR. Here in Munich Germany it is also prime area, for 75sqm will cost 694,000 € it’s around 42m. Malawak ang ibat ibang Bansa at marami murang lupa lalo kung province. Icompare nyo mga main cities sa ibang Bansa like NY, Hongkong city etc.
Medyo mahal.😄 Bili nln aq ng lot sa nearby province tayuan q ng two storey house with pool, garage at vegetable garden for that price, may sobra pa siguro yun pa pang bili ng cars at buisness.
Plus may monthly pa yan for security cleaning and amenities pa, I live in South of France may place has 167sg/m living area and other 5 car garage close place with 2500 sq/m lot area I paid half the price of the studio. The air here is pure, good are cheaper and local vegetables and meat are bio.

It was turned over in 2009. 2 1/2 bedroom 87 sq. meter @ 4.5 M pesos equivalent of $ 150 thousand Canadian . 1 parking slot for 75k. Another one with Mega World by the Bay , across the Big Ayala Mall in Paranaque . Close to Solaire Casino, Okada. The Bay Shore Residences 11M in 2014. It is 97 sq. Meter with 1 lot parking . Turned over 2019. They are both in High end locations. Sea Residences by SMDC development across MOA is 1 bedroom unit, 28 sq . meters 4.5 M pesos in 2010 . Turned over in 2012. 1 parking lot for 75k . It was a huge price difference . These Condo prices they are selling now are too expensive for those sizes. It's like Prices here abroad. I own a 60 sqm 1 bedroom unit facing the Manila Golf course turned over by Megaworld in 2011, the values are nowhere near the very high asking prices here in Uptown. I seriously doubt if a local working Filipino or overseas investor can really afford a 25 million bare condo with no views but windows of the buildings next to it. Even Ayala pre selling condos are already at PHP 350,0000 per sqm., so it makes me wonder why there is no bubble. Are these foreigners like the Chinese really buying these properties ? Makes me wonder who are buying these or whether in reality, they just end up as unsold .
42M for a 3 bedroom condo ?!?!?! Wow, what's the $/m2 (price/square meter). Has Manila skyrocketed in pricing by that much in such a short time? Thats too fast, how could have the residents suddenly be able to afford a place to live? This is how the rich (in the PH) just get richer and richer while everyone else doesn't (poorer).
Back in 2005 or so, I was looking for a condo in BGC. I went to check a 3-Br Cindo at the Grand Hyatt Manila Residences and the price during that time was already 50M. When I went back after a few weeks, the unit already got sold. So back then, such prices was already common for some condominiums in BGC.
Greetings from Toronto Canada. I was there at Uptown Mall area in February 2020, it looks really nice especially at night, looks like Mini-Las Vegas at night. Wow, 25 million for a condo, it cost more than the condos that we have here. I guess its because its in the high end area of Metro Manila.

The only Filipinos I know in the US who would even consider buying a condo in the Philippines are those who plan to retire there. They can sell their home in the US and use the money to pay off the Philippine condo depending on how much they will get for their home. They may have to use their retirement income to make up for the difference. Some Filipino Americans prefer to retire in their provinces where the home prices are cheaper. I plan to retire here in the US and just rent a condo for maybe 2 or 3 months a year so I can keep my US residence.
I'm on the same situation. I planned to buy a property there, but I'm unfamiliar with the process, financing, taxes, and laws, so I decided to do the same as you are in the future.
You may want to consider applying for dual citizenship. You can have it both ways. One can buy properties in either country and travel back and forth with no worries. You would not loose your US residency either if that is your concern.

The reason why people “settle” for small spaces in expensive condos is because of location. It’s really simple why. Location dictates the property price. Syempre outside the metro is province na. If you work in BGC and you live in Laguna, goodluck sa traffic.
What 25million..??.that's freaking 500 thousand USD!! We own a bungalow sitting on 2 acres land in Northern California for 275k. That's freaking outrageous!

25M? Bibili na lang ako lupa sa probinsya at patatayuan ko ng rest house, worth 7M. Bibili ko ng house and lot dito sa manila worth 10M. Yung 5M ibibili ko ng lupa. At yung 3M pang negosyo. Pero dahil wala akong 25M satisfied nako dito sa kubo ko.
I've been renting all these condos for years --- all of the condos that I rented and experienced are 25 - 30 million chicken coop. All of their lobbies are stunning but when you check the rooms, They are cramped, very very small and I will not considered the size of any 3rd tier apartments in the USA. Its good for just a bachelor and the most with living girlfriend. The quality of workmanship and the materials used especially the sheetrocks - faked woods and bathroom tiles can be compared to made in china. The only time I will invest on buying these condo box is if I will use it for AIRBNB. I doubt you will get your money back because most of the condos requires a very expensive maintenance even if still brand new. Electric and water bills are monumental financial burden. Most bathrooms are leaking badly and zipped down below the floors. The quality is nasty and bad. Rental will screw you up. I know all of these condos regardless of what building you are interested.
That is half million dollar for a 90 sqm still empty. In America that is 3 bed and 3 bathroom with 3 car garage at least 450 sqm if I am not mistaken. Even in Singapore that is quite top end for a condo. Only the pros is it has lots of night life venue.
Really?! Maybe it depends on the location? Like Hollywood would be like BGC prices. I often read or watch about Hollywood celebrities buying properties that sound astronomical. And i assume that's empty as well. Just the house and lot. I'm sure it's not regularly like that for other areas but I know in the cities it's not far off. That was my impression of real estate there.

I respect every comment mention in this vlog.But many people are investing in such kind of condos.20 years ago i bought a 25 sq.meters studio sa makati Avenue for 3 million and its income generating.Nabawi ko na yung binayad ko at yung unit nag appreciate na for 8 million.Now pinauupahan ko and earning 28,000 monthly.Our dream is to buy one sa BGC pagnagpension at balik Pilipinas.

I own a 60 sqm 1 bedroom unit facing the Manila Golf course turned over by Megaworld in 2011, the values are nowhere near the very high asking prices here in Uptown. I seriously doubt if a local working Filipino or overseas investor can really afford a 25 million bare condo with no views but windows of the buildings next to it. Even Ayala pre selling condos are already at PHP 350,0000 per sqm., so it makes me wonder why there is no bubble. Are these foreigners like the Chinese really buying these properties ? Makes me wonder who are buying these or whether in reality, they just end up as unsold .

42M for a 3 bedroom condo ?!?!?! Wow, what's the $/m2 (price/square meter). Has Manila skyrocketed in pricing by that much in such a short time? Thats too fast, how could have the residents suddenly be able to afford a place to live? This is how the rich (in the PH) just get richer and richer while everyone else doesn't (poorer).
Back in 2005 or so, I was looking for a condo in BGC. I went to check a 3-Br Cindo at the Grand Hyatt Manila Residences and the price during that time was already 50M. When I went back after a few weeks, the unit already got sold. So back then, such prices was already common for some condominiums in BGC.
Millions of Filipinos have reached the upper middle class in the last few years.

I think it is a bit overprice as many people were telling here. With that 25M, you could buy a 3-bedroom house with a garden here in Auckland considering that it is one of the most expensive cities to live in and buying property.

The only Filipinos I know in the US who would even consider buying a condo in the Philippines are those who plan to retire there. They can sell their home in the US and use the money to pay off the Philippine condo depending on how much they will get for their home. They may have to use their retirement income to make up for the difference. Some Filipino Americans prefer to retire in their provinces where the home prices are cheaper. I plan to retire here in the US and just rent a condo for maybe 2 or 3 months a year so I can keep my US residence.
I'm on the same situation. I planned to buy a property there, but I'm unfamiliar with the process, financing, taxes, and laws, so I decided to do the same as you are in the future.
You may want to consider applying for dual citizenship. You can have it both ways. One can buy properties in either country and travel back and forth with no worries. You would not loose your US residency either if that is your concern.

The reason why people “settle” for small spaces in expensive condos is because of location. It’s really simple why. Location dictates the property price. Syempre outside the metro is province na. If you work in BGC and you live in Laguna, goodluck sa traffic.

I've been renting all these condos for years --- all of the condos that I rented and experienced are 25 - 30 million chicken coop. All of their lobbies are stunning but when you check the rooms, They are cramped, very very small and I will not considered the size of any 3rd tier apartments in the USA. Its good for just a bachelor and the most with living girlfriend. The quality of workmanship and the materials used especially the sheetrocks - faked woods and bathroom tiles can be compared to made in china. The only time I will invest on buying these condo box is if I will use it for AIRBNB. I doubt you will get your money back because most of the condos requires a very expensive maintenance even if still brand new. Electric and water bills are monumental financial burden. Most bathrooms are leaking badly and zipped down below the floors. The quality is nasty and bad. Rental will screw you up. I know all of these condos regardless of what building you are interested.

That is half million dollar for a 90 sqm still empty. In America that is 3 bed and 3 bathroom with 3 car garage at least 450 sqm if I am not mistaken. Even in Singapore that is quite top end for a condo. Only the pros is it has lots of night life venue.
Really?! Maybe it depends on the location? Like Hollywood would be like BGC prices. I often read or watch about Hollywood celebrities buying properties that sound astronomical. And i assume that's empty as well. Just the house and lot. I'm sure it's not regularly like that for other areas but I know in the cities it's not far off. That was my impression of real estate there.
Iflip Over you are absolutely correct. Same as in SF, Manhattan or maybe downtown Chicago where $500k may not even buy you a studio.
