Try to be ahead of the structural engineers. Get in touch with architect. Tell him/her that what you want build up there. I would recommend you build very light. For example, single fired clay brick walls thickness 4.5 inches without plastering on the external walls. Minimal plastering interior. Big glass windows. Very light tiles, minimum screeding. Light roofing materials. All of these are dead weight on the reinforcement. Make these known in an architectural drawing as it can influence the structural reinforcement. If you don't the engineers will reinforce that building to the maximum in order to bear the weights of 5 inches hollow concrete blocks It will cost in term of material purchase and labour cost. You can also choose to tell the architect that you would like to use 4 inches blocks in partitioning the bathrooms. Anywhere you can reduce dead weight. Start researching on how to reduce dead weights on your pillars, beams and girders. It is doable.
Ty...this was really educational...we pay so much attention to the "finishings" not considering the "bones" of the structures that support them...🏗🏡...
Be careful they don’t scared you in order to charge you more. If you are in good terms/communication with Kwame, speak with him. Because he was part of the initial foundation stage. I believe this will avoid them over charging you.
How is there no plan to this house? Like I don’t get 1) they don’t ask for a plan to see what you envision, 2) I don’t understand how there’s no information on the project but all answers to their questions is I think I’ll do it this way, I want to ext etc.3) how is there no record of how the building has been built so far? i just don’t get it 🤷🏾♂️
I would hate to be in your position. You’re like a doctor without knowledge of the anatomy of the body. You’re depending on others to teach you about your body/ building of your house without being an architect or construction engineer. They also seem to be learning as they go along. Hope they don’t screw you over as a single female building a massive house.
I think you are require to do it from the beginning by law or when building commercial properties or going up multi-storey. Builders are meant to work with structural engineers but most do want it because the engineers will expose what they are doing wrong.
Why are they digging to assess a house? Where are the plans for the house? I guess health and safety rules don't apply, I am so dubious about these guys. Get a second and third opinion. They can make up jobs to get money out of you. I smell a rat a mile off.
Ghanaians don't build according to plans, and there are no inspectors to check whether the right thing is being done. They go according to plans, then later find out the owner did the contrary to save on cost.

Thank you ☺️

I’ll have to figure this out myself, I’m not worried though, I have help.
@ Excellent ❤️
It's not easy at all! There's always something.
Stress is not good for the body.. planning ahead will introduce less stress

Exactly.. I don't understand myself
Wow you have a lovely smile
Thank you
how was this visit?
Were they not supposed to do this before the finishing?
It’s a long story, but in short, yes
Please get a second opinion.

Oh hi, it’s been a little while since you’ve been here to insult me. You’ve been missed. Glad to see you didn’t disappoint 👌🏾
Hum
Is a structural engineering review required by Ghana housing authority or was this your choice to validate the structural integrity of your project?
I think you are require to do it from the beginning by law or when building commercial properties or going up multi-storey. Builders are meant to work with structural engineers but most do want it because the engineers will expose what they are doing wrong.
It is her own choice
Same thing in Nigeria, we don't like doing the right thing.. unfortunately..
Don't you have any architectural design????
Wow you can’t advertise on your own property… interesting

That’s just how they do it. I had 3 quotes and they all do the same thing
