@@johngioffrebuilds I used to be a real-estate appraiser. What I found is that clients never understood that what is added to the property will not provide a dollar-for-dollar value. They would think a $50,000 shop added to the property would increase their value by $50,000. I would say they would probably see 10 - 20% return on that investment. It ruffled a lot of feathers for sure.

I had a pool built about 25 years ago. I was a fairly elaborate pool for the time but nothing even close to this. It cost me $50K just for the pool. Same pool would probaby be $100K today so I think this guy is actually getting a deal. You're being more than fair to your customer. Hope you show the finished product. Great work!
Massive construction for a pretty small pool. Nothing bad to say about the builders they done a fantastic job. For some 1 million is nothing. If I had a million USd I had build a small lake on my property.

Why not to build a room underneath? Like the pump room and a secret room. Also a huge money and time saver just get the engineer to design a strong roof for the bottom of the pool/roof of the room
That is not a huge money saver lol, this thing has piers all the way through the whole structure. We would have had to take those out and use a ton of structural steel to make that happen. Also we are already doing 3,000sf in additions to this home so the space isn’t needed.
Ben, the secret lair needs to be dug back out after the contractor and inspectors leave. 😎 And I think I agree with you. 400 pounds per square foot is easy enough with wood. Some cool arches could have made the thing spectacular inside and out. He's going to do a great job making it look good, I'm sure, but the thing has the bones of a flak tower.

These are subcontractors. Through they work largely for me they are self accountable. I have literally purchased them harnesses and hard hats among other things. They hate wearing them. I’m considering dropping the hammer and just making it mandatory.
Right on all but the pool anchoring the house. The house is also sitting on solid limestone so it’s doing a great job of supporting its house. The pool is about 10’ from the house but it will have a deck and covered porch connecting them. The addition will be connected to the house. Thanks for watching!!!

Could of done a stainless steel pools to save on the weight, cost concrete, and time to get the build done. Look up Bradford Products! They build stainless steel pools all sizes
Now that this nice pool is constructed next to the house, it would be a nice addition to add an outdoor fire sprinkler system to protect the house in case of a wildfire. Might as well put all that water to good use. Connect the pumps to a stand-alone generator so that the water can flow even in the likely event of a power failure during a natural disaster. It would be a shame to see the house burn to the ground with approximately 30,000 gallons of water sitting next to it.
We have been at it for about 8 months! But now our client wants us to renovate their existing 4,000sf main house and do 2 additions totaling to 7,000sf lol. So we will be here at least another year! Thanks for the kind words and for watching!

Lol it’s not even close to done that’s the raw structure. It gets cladded in stone tile and stucco. Plus those are windows from the garage with no view lol.
Oh yes very very detailed and tedious process. We try to front load the whole process so we are just coloring in the lines on the back end. It’s like anything else, you use the right professionals, you put together the right team and you will crush it!!! I have worked with my structural engineer for nearly a decade now. I have the utmost faith in him!

Call every single engineer in your area ask to take them to lunch or coffee tell them you are new and want to start a relationship. Hey bro...i did a .999 silver letter R, but with a channel lock cut- out. Hes a plumber. As for the pool....aint for us to decide what people want. We facilitate dreams/ ideas.
I tell these guys day in and day out I bought them all harnesses and rebar caps they hate using them. At the end of the day they are sub contractors and it is their responsibility. I think I may just have to lay the hammer down and make them.
Hey you're working an area like where I live once I go about 1 in under the ground I hit rock I have to move more rock than soil many times when I do a job. Sometimes there's so much rock I just put fill dirt on top of the rock and compact it and just start from there because I can't go down anymore, most of the time when I do work I'm using a 12 ft rock hammer on the end of an excavator it looks like a dinosaur when it rolls off the truck and then people can hear me for miles around. I feel your pain on this job. Hey I do have a question why did you have so much water in the holes that you were digging and I noticed you were working a lot in mud did you hit an underground spring or did it rain a lot on your job what happened I noticed there look like a pipe in one of those holes so I figured you had a municipal water line running through there or something maybe.
@johngioffrebuilds I'll be honest I'm surprised you did that job for a million dollars or is it a million dollars up into the point you made this video because I figure you're at a million dollars at this point after you did all the concrete work. That is a ton of work and I don't know what you're paying for concrete out there but I bet you're paying $300 or more per yard depending on the strength and the mix you have to get and if you have to pump it every single time. That's stuff adds up man quick
the corner on that catch basin wall looks to be leaning quite a bit compared to the structure below. Also, why did you have the concrete slab finished only to then apply another layer of concrete above?
@@johngioffrebuilds It looks kinda crooked, when the camera pans up at the start of the video haha. And I was just referring to the aspect of smoothing the concrete below the pool shell. In Germany we usually do a so called "Sauberkeitsschicht" below foundation slabs but the surface doesn't get finished very well as it's covered anyway.
I found this really cool and interesting however, as an engineer I would never allow anything that can rot away such as the paper on the tubes or any plywood, wood of any sort behind in the areas requiring compaction as yes, it will be fine for awhile but as it decays away you will end up with voids that over time will fail to support anything above it. This may take 5 to 10 years to see but it will be a fact that it will happen so always think in the long term, make everything as though you wanted this structure to be good a hundred years down the road.
@@johngioffrebuilds I've done concrete work before all I can say is better you and your guys than me. Nothing wrong with hard work but I have suffered from heat stroke twice and I'm hypoglycemic I know when the concrete starts you don't stop until it's done Concrete work is just a little too much for me. Lol you think I don’t know that? This is such a massive structure we weren’t looking to cut any corners. I did VE a bunch of structural steel out of the plan to save a lot.
@@johngioffrebuilds no you obviously know a hell of a lot and do a great job. I don’t think sand would’ve been cutting corners. It would’ve been a lot better and easier and you don’t have to worry about the perfect compaction at that point.
After the engineer agreed to take a bunch of steel out he said the compromise is he wanted select fill compacted at 8”. I think it was a good compromise and saved overall. Thanks for watching and commenting brother!
Did you consider flowable fill instead of select grade compacted every 8inch? Even if more expensive, the labour cost savings might have made it worth it

Using the concrete vibrator is very very key! When you see the concrete smooth like this it is a great sign that you don’t have air pockets!

I tell these guys day in and day out I bought them all harnesses and rebar caps they hate using them. At the end of the day they are sub contractors and it is their responsibility. I think I may just have to lay the hammer down and make them.

Hey you're working an area like where I live once I go about 1 in under the ground I hit rock I have to move more rock than soil many times when I do a job. Sometimes there's so much rock I just put fill dirt on top of the rock and compact it and just start from there because I can't go down anymore, most of the time when I do work I'm using a 12 ft rock hammer on the end of an excavator it looks like a dinosaur when it rolls off the truck and then people can hear me for miles around. I feel your pain on this job. Hey I do have a question why did you have so much water in the holes that you were digging and I noticed you were working a lot in mud did you hit an underground spring or did it rain a lot on your job what happened I noticed there look like a pipe in one of those holes so I figured you had a municipal water line running through there or something maybe.

@johngioffrebuilds I'll be honest I'm surprised you did that job for a million dollars or is it a million dollars up into the point you made this video because I figure you're at a million dollars at this point after you did all the concrete work. That is a ton of work and I don't know what you're paying for concrete out there but I bet you're paying $300 or more per yard depending on the strength and the mix you have to get and if you have to pump it every single time. That's stuff adds up man quick

the corner on that catch basin wall looks to be leaning quite a bit compared to the structure below. Also, why did you have the concrete slab finished only to then apply another layer of concrete above?
No it is definitely not leaning lol. We needed a slab on top for the pool to sit on. The final pour was shooting the pool shell.
@@johngioffrebuilds It looks kinda crooked, when the camera pans up at the start of the video haha. And I was just referring to the aspect of smoothing the concrete below the pool shell. In Germany we usually do a so called "Sauberkeitsschicht" below foundation slabs but the surface doesn't get finished very well as it's covered anyway.

I found this really cool and interesting however, as an engineer I would never allow anything that can rot away such as the paper on the tubes or any plywood, wood of any sort behind in the areas requiring compaction as yes, it will be fine for awhile but as it decays away you will end up with voids that over time will fail to support anything above it. This may take 5 to 10 years to see but it will be a fact that it will happen so always think in the long term, make everything as though you wanted this structure to be good a hundred years down the road.
My engineer disagrees.
All that for a pool I can't even drown in.

Nothing wrong with hard work but I have suffered from heat stroke twice and I'm hypoglycemic I know when the concrete starts you don't stop until it's done Concrete work is just a little too much for me. @@johngioffrebuilds not necessarily, you can go back to the engineer and tell him he’s being an idiot and costing the client a lot more money and labor hours and ask if you can use sand instead.
Lol you think I don’t know that? This is such a massive structure we weren’t looking to cut any corners. I did VE a bunch of structural steel out of the plan to save a lot.
@@johngioffrebuilds no you obviously know a hell of a lot and do a great job. I don’t think sand would’ve been cutting corners. It would’ve been a lot better and easier and you don’t have to worry about the perfect compaction at that point.
After the engineer agreed to take a bunch of steel out he said the compromise is he wanted select fill compacted at 8”. I think it was a good compromise and saved overall. Thanks for watching and commenting brother!

Did you consider flowable fill instead of select grade compacted every 8inch? Even if more expensive, the labour cost savings might have made it worth it
If it was half the size, maybe. But didn’t want to chance anything. Myself and the structural engineer felt more comfortable with select fill.
4:20 they doing wires by hand? why not invest into $200 dollar tool to auto wire snap for you. It would pay off quick.

Heres what I think happened....The owner aquired or developed some mega money while living in that house and wanted a pool, but didn't want to move.
Lol they have mega money yes. They love their location and love their house. We are doing a massive remodel on the whole home. Renovating the existing 4,000sf and then adding over 3,000sf!
