Even coming from an expensive place like Seattle, it’s pretty tough to stomach spending $1.2M for this home….is the value really there or is the builder artificially clinging to a 2021-22 market that is long gone?!
Palm Beach Gardens overall is a more expensive and HCOL area compared to the other major area I showcase which is Port St Lucie. Average price of all homes across the board in Port St Lucie is $433k whereas here is $1.06M. My gripe with the pricing on the smaller single story homes like this one is for $100-200k they can build you a home here for double the size. Even though the clubhouse/amenity center is finished the development overall is still early in its build out, so I wonder how they'll take pricing after the town center or hospital is complete. But as far as recent comparable sales go the builder is in lines with the older communities nearby.
The "in-law suite" is interesting with its own entrance door, however in this model, there is no traditional den or office, like in most new construction homes.
In addition to the in-law suite they converted what comes standard as the den/office into an additional bedroom. For resale it's easier to sell a 3/2 + 1/1 in law suite then a ~$1M 2 Bedroom + Den + In Law Suite in an all ages community.

Wowww compared to pt st lucie homes, this is a fresh breeze but do they offer smaller homes with lower prices like 500k? I loved the upgrades.
The lowest pricing with a smaller home in this area is in the $700s. Nothing in the $500s unfortunately in Palm Beach Gardens
