Manzanita is the bush, Madrone is the tree. Madrone has much larger leaves-typically 6-8” compared to 1-2” long leaves of manzanita. Both with delicious fruit.

Ya, this area of CA is not known by many at all. All the CA hater comments don't apply much here. Everything is way cheaper and it is also Red here and not Blue. But no one knows any of this because no one is here and assumes the whole state is exactly the same. LOL

After you get the Certificate of Compliance, I would think so. It is zoned limited AG. You can call the county building department and ask them for a solid answer based on your exact definition of a homestead.

From a bank, yes. The owner may or may not ask for a credit score. This particular property will need a bank loan since the owner will not carry. Most owners and banks want at least 20% down. Great questions, thank you!

Just about all of it. Most of it is sloped down hill but not steep at all.

Keep? Depends on what that means. I'm sure you could store it there but legally living on it in an RV isn't technically. Where you is the sewage from the RV going to go?
My plan would to be store it there and put a con x box there to store off road motorcycles for weekend get away would that be good also would pay to have r v cleaned after weekend fun but no one would live in it

Yes, it's in CA obviously, but unless you live right HERE you don't know how this area is different than the rest of CA. But since there is hardly anyone living HERE everyone commenting has their opinions of CA based on where everyone lives, further south or way south. This area is a hidden gem for multiple reasons; cost of living, taxes are low, it's Red here, and the outdoor recreation is amazing, and it will stay that way with all the CA hate I see in the comments. 😆

Probably a bunch of tweeks living in Shasta, and the water fouled . I have been riding dirt bikes there and thats the vibe I got. Too may heavy metals from the constant spraying and on dry seasons massive fire. Could be wrong. Seemed like everything was dead when I was there.

Exactly, on your last sentence. They just want to close out the family estate, so it priced low to help compensate for the CC it needs if you want to build. This property is actually perfect for a person wanting a getaway or recreational type property, they can get the land cheap and not worry about the CC.

What's the zoning out there. Are my neighbors the cartel? Did it burn recently or a long time ago? What are the building restrictions for these properties? These places are cool but they are restricted in some ways. Let us know in the video.
Would be nice to know. State of the road, Septic requirements, Estimated septic install costs including well costs, the distance to the closest electric pole including an cost estimate to establish electricity, any permit fees by the local county/townships, and what's allowed zoning wise. RV? Tiny Home? Min. 1000 sq ft. home?
LOL It is A-1 Limited Ag. That zoning allows for a single family residence. I didn't stop to ask the neighbors if they were cartel. No recent burn. I'm sure it has burned in the past.
As I stated in the video and property description, you need to get a certificate of compliance and that should be your focus if you want to purchase this property. Can't pull any permits without it.
There are always some kind of restriction, so it is hard to answer such a broad question.

I can't tell you how many years, states, cities, counties, properties I've chased down all that info for. Factor in time difference if looking cross country. Time wasted, etc. Frustrating as hell. Only a few realtors have some of that info, most don't. CA sucks royally, but the weather seems to be better than anywhere else, especially as you get older. Got stuck in CA 1/1/90, wanted out ever since. Worked my a** off, now can't do much. My kid & I finally decided to unpack our boxes & stay until I'm dead & she can retire. We just have to deal with heat, fire fears & contingency plans. Just wish we had a water source. A well starts at $25k, not including pump, etc. We would've moved years ago, but 50-60 animals kept us from just up & moving. Remember zoning too, first thing I look for. Now, just looking for bug out spot.

Actually, can't build until you get a certificate of compliance, then the government offered insurance if there is no private insurance, but this property is sold.

Might look good assuming the video is of the actual site. Biggest problem is that it is in CA. That means the government will have a controlling stake in your property. Maybe that is why it is so cheap and being advertised on YT. Seller is counting on someone buying it without visiting the site. The famous line: "there are 100s of buyers interested, so if you do not buy now someone else will". $40k is too much money to lose.

I am considering the to buy land to eventually live off-grid. This property seems absolutel perfect. I can pay cash for a property like that. I'm hesitant though since it is in CA. If it was in most other states I'd jump on the opportunity. I'm sure the current owner tried to get a CoC. Is it not on record? Something tells me that if the owner sells it for cheap the CoC requirements are significant.

The seller has not tried to get the CC. That is the whole point here, they just want to sell it so they can close out the family estate. The price is cheap so help compensate for the property needing the CC. I would have listed this property a lot higher if it didn't need the CC. If they did try for a CC, I would have the conditions to share with everyone. The seller did not even know one was needed, I told them it did before I listed it and to double check with the building department to make sure it did or did not need one. You can call the Shasta County Department of Resource Management in Redding (530) 225-5761 and ask them if one was done and if so, can I see the conditions. Here is the parcel number they will need. 044-100-009-000.
You are good to be skeptical, just get enough info on the property and who is selling it and ask questions until you have enough info to feel real good about the whole thing.
There are other properties as well that don't need this CC, they just cost more of course.

That's too bad, sounds like you didn't watch the video. It is not click bait, I don't operate that way. Watch the video and you will see why it is priced the way it is. It can't be built on until you get a Certificate of Compliance from the building department and the cost could exceed the price of the land, depending on the "conditions" they make you meet.

He said it somewhere south of Redding. Igo Ono maybe. The manzanita is small and the Madrone is the larger tree like variety. This green that you’re seeing isn’t going to be green most of the year. In the summer it’s hot!

The northern rural areas towards Oregon sometimes have properties at this price, but as this video reveals a "catch" & thus a lower price. Also, hilly property will be less. The property far from towns up there in certain areas CAN be pretty/relatively cheap. But most people don't want to live there in those areas, or don't want to let go of their jobs in the suburbs/cities.
So, yes - in California. It's a large state. It's not all Los Angeles and San Francisco.
