This was during covid. Some ppl couldn't work bc their work was shut down. Most places that were shut down those workers live pay check to paycheck. So even if they were only shut down for a few paychecks those paycheck to paycheck ppl were going to be in a bad way for a while.

It's absolutely shocking that the Plaintiff is talking about this whole thing as if nothing she was doing was wrong. That she had a right to live there without paying rent. That using the courts to prolong her stay AND GET FREE RENT is absolutely normal and her right. Infuriating. The defendant really did look shocked. I felt bad for her. The plaintiff should have only received $20 for the2 blinds the defendant couldn’t prove was damaged.
But the problem the owner will face in many states. What I understand if you start the eviction process but then accept $$$ from the tenant that can stop the eviction. That's why tenants will try to give owners rent money after the process has started they will refuse it. Also most states weren't even processing evictions. Sounds like she volunteered to move out.

Curious about where you put your old or used oil? I can it and freeze it, if it's summer, and then put it out with the trash the morning it is picked up.
Yeah, I have never once poured cooking oil in a yard, driveway, surrounding woods, etc. No matter where I lived as either a renter or homeowner. Most people are smart enough to figure out a way to dispose of it with their household trash.

She knows exactly what she's doing. 1) she had a smile the entire time that she was trying to play dumb/innocent/naive yet had a lot of sarcasm. 2) when someone constantly rolls their eyes up like thar they're lying and searching for the "right" thing to say. 3) she absolutely knew that she had to pay the pass due rent and bought only that paper hoping that the judge wouldn't notice. Which almost worked. Thank goodness the defendant asked to see it. 4) I believe the plaintiff left more than just the toilet running for there to be a $700 jump in the water bill. 5) She clearly showed her hand as a scammer at the very end when boastfullly taking about the credit she was able to get from the electric company. I wouldn't be surprised if she worked there and gave it to herself
This is extremely important, especially for new or young renters. Landlords also need to know the laws of the state they have property in. Both parties can go to any book or office supply store and purchase a book called Landlord/Tenant Laws for the state of _____. It has everything you could possibly need to know about renting an apartment and what to look out for when looking for a home. It tells you all your rights and responsibilities and the rights and responsibilities of the landlord. Just make sure it is the most up to date copy so you know what's written in it is up to date and doesn't contain out of date laws or missing any updated laws. The books are usually updated when new regulations or laws become known. As a landlord, I try to keep a copy of this book in every one of my apartments. It a good way for my tenants to know what I need from them, and they also know what I need to provide to them. I also have a very well written lease that all my tenants receive when they look at the property so they can read it thoroughly before they decide whether or not to fill out an application. If they don't agree to what is in my lease, I don't want to charge them for the background check and then find out that they don't want to sign the lease as it written. That money is non- refundable, and my lease is non-negotiable. I don't want to waste my time doing all the background checks, nor do I want to waste their money if they don't want to live there due to the lease terms. I think if this defendant had made sure that the planttiff knew what a month to month rental was, she would have probably either asked for a new lease or she may have moved at the end of her lease. I personally do not have anything but a year lease with a new one signed every year. A lot more younger people are starting to become 1st time renters and as landlords we have a responsibility to make sure that they know what they are signing, the rules they will need to follow, and the repercussions of their actions if they fail to abide by the terms and rules of the lease. Landlords, always remember, it's your property, but they are paying you to live there. Always ask yourself if you or a family member would want to live in the property. If not, it's not fit for anyone else either. If you wouldn't be proud to call it your home, neither will a tenant, if they are not proud to call it home, they are less likely to care for it like it is their home. They have a right to be proud to call it home. They are paying you for that right, take care of your properties, and your tenants will too. The judge was wrong when she said that the best tenants are the ones that the landlord never hears from. I want to hear from my tenants, I want them to feel like they can contact me for any reason without me getting upset. I do inspections on my properties throughout the year, and I want to know if there is something wrong when it happens, not when I discover it during my inspiration.
LANDLORDS! educate yourself about how to deal with tenants who don't care about your property, don't pay rent and generally destroy everything. Been there, done that not worth it. A bunch of wild raccoons would have been more civilised. Never again.
Maybe she was one of the ones that wasn't working. Didn't get unemployment. I didn't get my unemployment until covid was over. I didn't get the extra weeks everyone else got. Thank God I have a husband. I don't know what would have happened to me. Our government really hurt a lot of families with that crap!
@@aprilpinketon2567The defendant indicated that the plaintiff was living off government help for 6 months, and July was the first month back where she had to pay. She asked if she could have until the 20th because of her paycheck, and on the 27th-she had to text her and ask where the rent was.
Many everyday people are not educated in law school for it takes 7 years to learn things in Law School and them the internship at a law firm for 4 years. Then you can have your own private practice. We ordinary people cannot put out the thousands for such education.

Millions did the same thing. My brother in law sold ALL of his many properties in MN when that was going on because he got NO rent from the lazies that were sitting around not paying rent and collecting money. That was a total sham.

She got 6 months free rent and still couldn’t pay her July rent on time wtf! Landlords got so screwed during Covid and that’s a big reason rents are sky high now.
We paid our rent the whole time and our landlord has come in clutch and hasn’t raised rent in the 6years we’ve lived there. I can’t imagine not paying rent and thinking we could get away with it.
I paid my bills, but I understand there were a lot of ppl hurt by not being able to go to work. When ppl who live paycheck to paycheck barely making a livable wage go without a few paychecks I am sure they're in a bad way.
$950, unfortunately, is quite reasonable. $700 is better than nothing but one still owes the rest unless a landlord allows you to slide. Get it in writing if she/he does!
I love that the defendant took the money knowing she was not going to proceed with eviction. I would do the same. Late so many times. Landlords have bills to pay.
I recently had to put out a tenant and she’d only lived in the building for 6-7 months. She was late every month but one, and always paid bits at a time. Yes, $700 is better than nothing, but my tenant’s late and partial payments really hurt me financially. We can be forgiving just a few times, then it’s a problem. Glad she’s gone.

@@kellyannr4171 I see that you have comprehension issues, the attorney did not make a decision about back rent because it was not a part of the filing, which part of that don't you get. Yes, throughout the majority of this case everyone thought the attorney made an agreement about rent, but when the defendant provided the paperwork to JM, JM pointed out that it was not what happened, that's why JM allowed here to take August rent out of the deposit.
I don’t understand why the judge acted like the defendant was trying to scam the plaintiff and asked for the proof for $750 payment and when she shows it, she still acted like it was scam. I’m started to dislike her decisions more and more and she was my favorite judge.

She seems to have an excuse and reason for everything. My ex was like that, his mother still to this day excuses the abuse and miscarriages he caused. That said, the defendant seems a bit upright on everything. Why is it OK to poor the oil onto the grass? You're supposed to take it to a recycling center. There are also repair shops that will take your old oil. Gasoline causes blacktop to separate. I've never seen oil do that. There are cleaners that will remove oil from black top. They're quite effective.

The plaintiff is not a good tenant but if the landlord accepted the Covid money there is a stipulation that stated that the tenants cannot be evicted for up to 1 year after the government payment for back rent. The ditz is too disconnected to bring that to the courts attention and is probably unaware herself

RENTERS! educate yourselves! Know your rights and don't get entitled. Its not hard to read your lease and to know the laws.

Many everyday people are not educated in law school for it takes 7 years to learn things in Law School and them the internship at a law firm for 4 years. Then you can have your own private practice. We ordinary people cannot put out the thousands for such education.

Landlords got so screwed during Covid and that’s a big reason rents are sky high now.
We paid our rent the whole time and our landlord has come in clutch and hasn’t raised rent in the 6years we’ve lived there. I can’t imagine not paying rent and thinking we could get away with it.

I love that the defendant took the money knowing she was not going to proceed with eviction. I would do the same. Late so many times. Landlords have bills to pay.
I recently had to put out a tenant and she’d only lived in the building for 6-7 months. She was late every month but one, and always paid bits at a time. Yes, $700 is better than nothing, but my tenant’s late and partial payments really hurt me financially. We can be forgiving just a few times, then it’s a problem. Glad she’s gone.

@@kellyannr4171 I see that you have comprehension issues, the attorney did not make a decision about back rent because it was not a part of the filing, which part of that don't you get. Yes, throughout the majority of this case everyone thought the attorney made an agreement about rent, but when the defendant provided the paperwork to JM, JM pointed out that it was not what happened, that's why JM allowed here to take August rent out of the deposit.
I don’t understand why the judge acted like the defendant was trying to scam the plaintiff and asked for the proof for $750 payment and when she shows it, she still acted like it was scam. I’m started to dislike her decisions more and more and she was my favorite judge.
That job wasn’t worth 750 realistically.

Also she judged one area being damaged by the grease to other areas in the drive way, which I feel shouldn’t be related. Either way, I believe the deaf dent when she said the entitled plaintiff left the toilet water on for a week then said something.... judge Judy wouldn’t play these games with the plaintiff. This judge in the other hand is always bias to younger cleaner looking crowd cause I think she imagine her kids in their position but that’s just my opinion!

Why is it OK to poor the oil onto the grass? You're supposed to take it to a recycling center. There are also repair shops that will take your old oil. Gasoline causes blacktop to separate. I've never seen oil do that. There are cleaners that will remove oil from black top. They're quite effective.

The plaintiff is not a good tenant but if the landlord accepted the Covid money there is a stipulation that stated that the tenants cannot be evicted for up to 1 year after the government payment for back rent.
