    My family and I just left SLC this morning. We're from Houston and there house hunting the past week. So far, the best for us, a family of four, is Herriman and Saratoga Springs.

      Did you check out the west side of Provo? There are very new schools (the oldest building is the school district administration offices) and the education is really good in Provo as a whole (I'm a highschool student in Provo, so I got firsthand experience). If you want a good family and community environment, Provo is the place. West side of Provo is much cheaper, East side is more expensive, but is closer to BYU and the Mountains (the things that makes it expensive). We are also next to Orem our sister city, which is huge on businesses. This makes it so you have easy access to all your shopping needs, but don't have to live in it. I would highly recommend checking out provo

    West Valley is making tons of improvements and the affordability crisis is driving new homebuyers into those neighborhoods. It’s the second biggest “city” in Utah by population as well. I think West Valley is on the up & up!

      West Valley city sadly has the stereotype of being a crime city. It's cheap, but at what cost......

    I like how you talked about the provo airport, as that is gaining a lot of traction and is growing a lot. Something else about provo, is all the new schools and renovations they are making. The new shoreline middle school is going to make the west side of provo more desirable, and we have had lots of elementary schools built in the last 20 years

      Also, another note on the Provo airport. They are exploring options to add flights to Canada and Mexico (and maybe Latin America) in about 10 years. The local government has been a little bit shocked by how much usage the airport has gotten, as it surpassed the amount of use they expected it to have in 2030, when it was 2023. 7 years ahead of estimates.

      Of course! Great question. Utah has the 6th lowest property taxes in the nation @ .55%

    Can I make a quick suggestion? It would help if you briefly put up a map marking the city you are talking about. I've lived in Utah for about 20 years and you completely lost me. You mentioned one city and all references to the locations were how close they were to the last city or this other city. Simply put, a picture (map in this case) is worth more than a thousand words. The only one I could picture the location of was St George and I don't live anywhere close to that. I live in Ogden.

    ST GEORGE IS really really hot! It's over 100 in Salt lake NOW but if you go south be ready for 110 Degrees. Everything happens in Salt Lake City and you need that to do business in Salt Lake. You need a car much more than in other places-UTAH without a car sucks...and if you make less than 120k a year don't even try it. Utah is becoming more expensive all the time. Most people have to move out of state to get a job. Also if you come out of state bring your CTR ring with you.

      Thanks!!! It really is up and coming though. This year (7 months), I've sold homes in Grantsville, Erda, Tooele and Lake Point. Stansbury is next

    What would be the primary reason you omitted Sandy UT ?

      Between 2021 and 2022 the population of Sandy, UT declined from 96,272 to 95,635, a −0.662% decrease. That's a rarity in Utah right now and exactly opposite of "Up & Coming"

      A local shared with me there is an abundance of bugs in Saratoga Springs, specifically near the lake. Any thoughts?

      Yes, but only if you literally live right next to the lake. If you're more than 100 yards away, it's good

    Saratoga stinks... Literally. Driving through there's about a 5 minute stretch that smells straight up rotten. Maybe it's from the lake?

    Been living in Herriman since 2002. Please stop talking to highly of the city. We don't need more people. Traffic is already horrendous. 😂

    I swear this guy is getting paid by Daybreak lol. Daybreak was an attempt to make a downtown living without the downtown...... small lots, no walking to everything you need so you need a car and there's no parking anywhere, not at your house, not at the businesses...... Daybreak would be the last place I'd move.
