      1.7 million, no boat dock, the price is nuts!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Also after all those hurricanes I would hate to see the cost of insurance.

      Yes you’re right, everything is nuts. But these homes are still selling for close to list (as this one did). Squirrels like nuts…😉

    I would never pay 1.7 mil for this. It’s a nice house but not worth that price to me.

    We’ve been watching you since Ian, we live in Australia but wife’s sister lives in Cape Coral and her home was destroyed. Watching the SWFL news helped us stay connected and we started watching realtors so we could see what was happening and help her talk through options.     Nice! I am a big fan of rope LED ceiling lighting, it really adds to the ambiance of the interior. Love the window trim, outside AND inside. I do feel that at this price, both a summer kitchen and a dock should be included. The builder might agree to add them instead of dropping the price, a common negotiation tactics.

    It’s a beautiful home on a nice west facing lot but wow 1.7 million. I got some sticker shock.

      Yes. So I agree it is a nice home. It would have been round 1.2 million a year ago… We are all shocked.

      @@stokesrealestate did the owners decrease they’re asking price?? It is now the end of May, 2024, and all I see on the news is how horrible it is for Florida real estate right now. Seems to be a buyer’s market, but a prospective buyers needs to ask themselves why, exactly, that is! It is already outrageously expensive to buy homeowners insurance, even if you can find a policy. just today the NOAA released its latest forecast, which is that the coming season will be one of the busiest ones yet, for major storms and hurricanes!

    Beautiful house. The master bedroom is way too narrow for the size of the house. The den should have a closet as a 4th bedroom for those who need the extra room.
    I loved the color of the cabinets (maybe lighter color for my taste), I hate having to see white cabinets which can stain easily and shows it too. The price is over valued by 300 to 350k. I'd buy it, but would need a block walls separating the lots and a boat dock, if I were to live there. I love that the canal is super wide for privacy and the dock won't get wrecked by drunks riding down their boats.

      I agree with everything you said except the block wall separating the lots, it would downgrade the waterfront view, but besides, the city rules do not allow it either way. Thanks for the comments, appreciate it. -Steve

    With the way that the prices on Florida real estate have been dropping within the past 6+ months, you could probably make a legitimate offer of 1.3 million. Personally, I would wait a bit longer as conditions for sellers are consistently becoming worse.

      Yes I am seeing that. I sell a few homes a month in this price range and buyers are starting to get some decent deals.

      .23 acres, 10019 sqft, 80x125 this is standard size for our area.

      Just for future reference, I put all the prices pinned in the comment section. On the very expensive homes I don’t put them on the thumbnails. This one is priced 1.7 million and it’s sold for 1.5.
