They may go after you for the money as a judgment, but it wouldn't be an eviction on your record.
Hi Christian, if I notified my landlord back in February and March 2023 within the 7 days of rent due to Covid 19, does that mean I have until March 2024 to cover all past due rent? Or was it due by February 1st, 2024? Also, if I submitted for ULA ERAP program but have yet to get approval, am I covered under the new ordinance that passed protecting tenants from evection? Your help and input is appreciated greatly. Thank you!
You'll want to discuss with an attorney. You should get a year to pay back rent for February 2023 (as in pay it now) and March 2024 to pay back March 2023 because you fell under the LA County rules at the time. And yes, you should be protected while waiting for assistance...
Chris my duplex in Inglewood is currently empty one side I kept empty due to pandemic the other side the tenant passed so can I charge what I like now
You can find answers to all of this on LAHD website. But yes you can charge whatever you want, since you didn't evict long term tenants in order to vacate your property, But I would contact the Housing Department to verify.

As a tenant, how can can one find out or confirm if the landlord actually gave a copy to LAHD? Would LAHD have reached out to the tenant confirming receipt? If LAHD has not contacted tyhe tenant, can the tenant assume that they were not notified? Is proof of the notification required to be submitted with the court documents?
I would follow up with LAHD on it. If it wasn't then it would be an affirmative defense by the tenant to show that it wasn't.
Hi Christian. Just for clarification. In LA city, can a landlord evict a tenant solely for owed back rent(mid-2022 through Mar-2023), EVEN THOUGH he/she has been and will be regularly paying rent on time and in full every month? What if the tenant have applied for the Rent Assistant Program and is still waiting for the fund? Thank you in advance.
Which program did you apply to? If the city program, then you could be protected.

Potentially, but discuss with an attorney. If they have been knowingly collecting rent from you, then it might be harder for them to kick you out.
