      You need to get everything working 100% then make a decision. Is it possible that people know how to use the older style dryers for free? Just get rid of them.

    This property is a bit better than just a small laundromat because you have the car wash and a rental unit. This might still be a good investment. Firing the carwash back up is probably a good idea. That unused washer might be regulars not trusting it. If I had a washer that failed me in the past I would tend to avoid it :-)

      Yeah, if it went weeks with no cash, I would replace it with another top loader, one that regulars might trust more.

    You can always sell the remaining unfixables for spare parts or scrap yard them to recoup some cash. Put it towards fixing the car wash.

    Put 4 quarters in the box of the washer and make sure they are there next week

      Yeah I was thinking there may be something up with that unit. Either a way to get the money out or a way to run the machine bypassing the coin box.

    Definitely get the car wash working again. The rear building could be rented as a storage unit. Wouldn't be big dollars, but would be steady income and you don't need power for a storage building

    In my humble opinion you should fix the car wash. The other thing is that while you didn't like the top load washers they did break down as much. Get everything running and the tweek it as needed.

      Dryers need to be taken out the older ones and in the new ones will help out with the sales. Wait on the car wash after winter.

    Time to add the new dryers and get the car wash fixed. Any new revenue source will help.

    Mark, I was the manager at a car wash from around 6 years. Winter was our busiest time of the year due to road salt.

      We don't have road salt here. Every car wash I have looked at has significantly lower sales in the winter

    Improvement over the past 2 weeks so that's good, I hope you'll have the car wash open by the time people need to use it, if you wait another year people may assume it's closed forever, keep up the good work.

    If you drop the car wash. Maybe put an (Alliance) revolution laudromat in the bay and rent out the place of the current laundromat?

    I think you should get the car wash working again especially before spring! I live in a cold climate (during winter) and I wash my car at least 2 times a month! I hate having salt or dirt on my car from the snow and ice…

    Look at it from a customers POV would you want to spend money on old unreliable basic machines. Them washer and dryers have come to end of their practical use. If you had newer better equipment you wouldn't have to pay out for repairs on machines that won't return the money spent. Personally and from experience if you have a product that people want to use they will travel further and spend more money.

    I'd never noticed how nice the paint color is before this view. Need to check the vacuum. I think people would use it without the car wash.

    The way this building is made with the limitations on the floors and electrical and just it’s small size seems like it will never be a big earner. Dumping money into new machines will take years to recover at this rate.

    Empty the garage out and rent it as a storage unit for $500/month. Dry storage just like a self storage unit

    If you believe the workshop can bring in $800 a month than it would be best to invest the money there. The car wash if I remember correctly, was never doing anywhere close to that. And if repaired, would take a longer time to get a ROI. Invest in repairing where you will get the best returns.

    Someone would likely rent the shop even without electric. Most storage units don’t have electric. Might rent for less, but some income is better than none.

    Did you consider other revenue streams?
    Such as ads, coupons for local businesses, a TV that shows ads for products where you get a commission, etc., etc.
    Soda's didn't work. How about a cooffe machine?

    Put solar panels on the shop, if you rent it out as storage units that would be sufficient. A couple of solar panels and batteries would be simple and could probably be done for a low cost, and the wiring could be surface mounted with covers. Easy retro fix for old structures with limited power neede.

      Was thinking the same thing. Any big industry would welcome those mega dryers.

    Maybe lease out the car wash to someone who wants to do car detailing business where you provide power, water and drainage but no equipment ( remove all equipment in the mechanical room allows for storage in the lease - no repairs flat monthly fee they could put tarps up over the entrance and exit to protect from weather but still able to provide services, they do their own advertising and you get free advertising through them plus maybe extra business from their clientele. I thinks it's a win-win for you and you are promoting local entrepreneurship and maybe gaining customers. I know it's outside the box but in the box the only thing you get is a circle.

    I feel for you because you don’t have the reliable relationship with somebody who can fix your machines at lower cost than then the local dealer in the area .

    Let me ask you an honest question do you wanna keep the laundromat? If so ask your self do you want to invest them money in the infrastructure if not i would sell the working equipment and rent out . Invest in the car wash then and have a good revenue strrem .

    Why do you say "needed fixed" instead of "needed TO BE fixed"? I've notice you drop half the sentence. I'm curious is that a generational thing or regional? I've notice an instagramer that does that also.

    Would love to see this location survive but I do understand when it is time, it's time, I have been there, done that. Maybe just one more push expense wise and fix the car wash plus power to the shop and rent it out. Small towns need facilities. Tough decision for sure.

    Is it possible to lease the storage to your company's. This seems like a good place to keep your parts for both facilities.

      In the warmer months could you receive more customers from campers, RVers and other tourists? When I was a full time RVer I went to laundromats around the country….

    When you say “break even”... is that NOI? What kind of loan do you have on the small laundromat? It sounds to me like you are losing money on both, but you are losing less money on the small laundromat. I would bet you have more invested out-of-pocket into the laundromat you are renting, as you do in the one that you own.

    Your fumbling around with like 18 different keys drives me crazy. Please get new coin boxes already!
    You may want to color code your buckets if you want to continue seperating your different types of machines.
    That machine with no money in it always seems to be dirty, leftover detergent on that black middle part and what not. Would deter me from using it for sure...

    If you fix the car wash, do the whole thing. Get a new control outside too etc. Edit: I don't know that it is worth it though. I was always worried that this place was too small. Could you turn this into another apartment? I know there's costs everywhere and I definitely was worried with how much money you were spending on this. I also think the old scammy laundromat guys didn't do you any favors.

    With probably half the town seeing your new car wash sign and pulling through and seeing that it's broken for a long time. They might not come back if you fix it. So maybe not bother with it. And turn those bays into something else.

    The reason why that one washer might not be being used is because the lid is down so people might think it is broken I would always make sure to keep the lids open if they are not out of order

    Are your two laundromats competing against each other? What about splitting the car wash into two storage units? Convert "garage" into storage units? Some assumption on the business license.

    If you cant fix the machines yourself and have staff at all times you will always lose .
