I installed a digital billboard about 14 years ago here in Nova Scotia. Aimed it right at a Tim Horton's drive though. I run about 15 - 20 ads in a loop at 200.00 a month. To date, it has generated nearly a million dollars and the sign and installation ran me about 12 grand. I own the property. I subsequently sold and installed a half a dozen more around the area. So, basically, I have retired aside from making the ads and picking up checks in the mail. Keep in mind that I live in a County which has a population of less than 12000 people. Easy money making machine.
@dammitbobby283 A few years ago I added a low power FM radio transmitter to the sign. Good for about two klm. So now most of the ads have audio too. I charge another 75.00 a month for that feature and a 50.00 fee to create the audio for that. I currently have 7 signs running. Trying to answer all of the above questions here: All of my signs came from China. Unilumin. I fly them in via Air Canada Cargo from Hong Kong. They will even put your company name on them. Been awhile since I ordered one, but last I recall they are about 1400.00 USD per square meter. Keep in mind, those signs are DIP (look that up),. Technology is changing fast. Technology now is using SMD (look that up too). Brighter and higher resolution. The Jury is still out on how long they last but the few I see around are working just fine and look like a TV even in direct sunlight. One thing you need to know is that the money is not in the sign. It's in ad creation. I have a background in film editing, so it's easy for me. If you don't, you will have to pay someone to create your content. That will eat away at your profit margin. I am currently in negotiations with property owners in Halifax and Yarmouth. And yes, both pointed at Tim Horton's drive throughs. Expected revenue from them would be around 1500.00 a month per ad, or roughly 45k a month or a little over half a million a year. Not a bad return for a 20k investment. Paid for in two weeks. I don’t quite have the capital to put up a sign myself, though I’m trying find land and get permits in order to sell to larger companies. A few questions if you have the time to help me. -Do you reach out to these land owners as a business? -Do you inform land owners that you will be essentially middle-manning their land to a larger company? -do you work with these companies on specifics? I ask because on permit applications you need to be specific with the type of sign you want to put up -Do you vet the property by doing the legwork, and then going forward with obtaining permits after getting the ok from the landowner? It wouldn’t make sense to obtain permits on a property you don’t own, just to have a landowner tell you he isn’t interested (not to mention you need the owner to sign off on the permit as well) Maybe I should just give you a call!😂 Id love to work together with ya on some deals
@camokiller56 These are all great questions. 1. Yes, start an LLC 2. Yes, but I don’t word it like that. I have in the land lease that I’m allowed to assign it to others. 3. Yes, I have in the land lease the size of sign I’m building. Or if you didn’t know, you might could put you’d be building a sign “up to 14’ high x 48’ wide” which covers most all billboard sizes even if you ended up building a smaller sign. 4. Go over the sign code in debth and make sure the property meets all of the requirements for a billboard. Then sign a lease with the property owner. Then get the permits. Mr wallace I have question here, so when you've just secured a potential client that you'll put their company on your billboard, are you the one that is going to print thier desirable ad and put on your billboard or the client comes already printed the Ad and put it on your billboard?
I have a graphic designer that will design an ad proof for the client. Once they approve of the design he will go ahead and post to the billboard. They’re all digital so it only takes a minute to post.

Right now we just own a holding/investment company where we are owning/trading stocks, but we really want to get into ads or even a product. I run a "indoor digital billboard" company in Nashville. It's a network of TV screens all over Middle TN that plays ads for local businesses. We sell it in packages of 10, 20, or 30 locations. You can start something like this for not too much money. I also am a young guy fresh out of college. Would love to connect.
It's a good way to get started if you don't have the funds to build the board. If you can build the board and sell the ads that is more valuable than just the lease/permits.

Yes, you're way better off financially if you can keep the board long term. If you have good credit, good income, and low debt to income ratio you can get a business loan from a local bank. If you're just starting out you'll have to put a large percentage down and might need some collateral but it'd be somewhat similar to any other small business loan.
When you were reaching out to these people, you had a permit/lease, what about the landowner in the equation? Did they agree to putting the sign up there or how did that key part go?
I have a clause in the lease that states "This lease is binding by the heirs, assigns, and successors of SouthEastern Media Corp." So it states in the lease that I can assign it to another company. Sometimes the landowners won't let you do this without their permission so you may have to add a part saying "...with written permission from Landlord." You definitely want to be able to sell the lease individually if you decide not to build the board or if you do build it and your company gets bought as a whole plant.
Why did the company pay you $65K for something they could have done themselves for $500? Was it bc you found a diamond in the rough awesome area? Is that essentially the gimmick? Find a place that a company might want (like a website domain) and then sell that for a ton of $$? Thank you for the clarification
Yes, they’re willing to pay a lump sump for doing all the leg work, the terms negotiated in the lease, and the time it saves them from having to do it themselves. New billboard locations do have a limited availability nationwide so the scarcity creates value similar to a website domain.
Can someone make a career out of duplicating this process? Obviously there’s a risk involved being stuck with the paperwork but is the risk worth it when you have multiple pots in the fire?

Yes sir, the land lease and the permit paperwork. Probably the biggest value was the terms in the land lease that included a digital billboard to be built there for the same monthly rate as the static board.
The best way to find advertisers is for them to find you by putting your company name and phone on your boards. I get a large percentage of clients just by them reaching out to me. The wrong way to price your ads is a little cheaper than everyone else's rates. The right way to price ads is based on the value your ads provide to the client.
Why? 65k was a deal. The guy that bought it built the sign, filled the ad space and then sold it to Lamar and netted 200k. I shouldn't have sold it so cheap.
Not to the local council. You have to pay the state a yearly flat rate fee to have an outdoor advertising license and then another flat rate per sign face but both fees are actually very minimal.

If you don't spend the money on something you don't have anything to right off therefore the money is profit and you pay taxes on profit. I had only spent about $500. Sure, could have bought a new truck and spent everything not to have to pay taxes but you're still paying sales tax, DMV licensing/title fees, then I've got a truck but out of money again.

I've been eyeballing Lamar for about 8 years now when they were less than $30 a share on the stock market
Lamar and clear channel I've been watching both of them for a while although clear channel doesn't seem to be doing as well as Lamar

How can you turn a regular billboard into a digital one?
As long as the structure is rated to hold the weight and wind load you should be able to retrofit it fairly easily.
