When houses are old, the construction material becomes brittle. Just renovating at high cost does not eliminate the fact that the internal structure is badly deteriorated. I guess it's more expensive to buy land & build new.
You do not need to have a residence in Japan to own property. We've helped a number of clients who don't live in Japan purchase property here. You don't even need a registered hanko if you don't live in Japan. The stuff you mentioned is required if you're a resident of Japan. You're right about it's not easy - that's why we help people to make this process easy :)
I love checking Akiya or lands in Kyoto online myself, but being able to see the streets and surrounding vibe the house is in from your vlog is so much more fun. Also very effective in terms of pre selecting the neighborhood to purchase a house 😊🙌🙏

Obviously if you rent out a second hand property you’ll probably get your money back after some years with the rent. But what happens when the houses become uninhabitable in the future, let’s say 30-40 years down the line, and you can no longer rent them out. What would be the options then? My understanding is demolition costs a ton. Ironically would they become AKIYA again because it’s so expensive to tear it down etc? Thanks!
I hope people understand that the term Akiya is a bit vague and there is a massive range of properties. I'd say 20% of the properties on your run are worth considering when taking renovations into consideration. Maybe I should do the same on my e-bike lol
#'s 6, 8, 10, 17(has a garage), 25, 28 & 31(looks awesome), 36, 39 & 40 (would love to get it for dinning/snack business), 41 &46 (would love to demolish & renovate it to a machiya)... would love to have them ☺

So with the obvious limited space Japan has, why is it the government allows so many akiya to stay up for years, instead of demolishing them to create space for new homes/apartments or store fronts?
