    Hi Alex, don't you need 20% / 25% deposits to purchase a property?

      Some of them are on hold, but more each week are innovating and using “AVMs” which is an automated valuation where the lender does not need to go to the property, and this is working well 👍🏻

    How does this work in conjunction with help to buy equity loans??

      Unfortunately this will not work hand in hand with the equity loan. Do you have a deposit or is that the issue ? We have a different option for this... Are you considering buying ?

      @@alexkerrmortgage I'd actually withdrawn my offer recently. I was wondering how it would work since I had a deposit but the developer offered £12k of the purchase price - was curious to know how it would impact me. (basically a 5% deposit and 5% reduction in price) - I'm waiting until June to re-evaluate the situation and if the property is still available would that mean potentially I'd be eligible for a 90% LTV (without having to go via HtB??)

    Hi I’ve been trying to do this but a mortgage broker said I’d still need a 10% cash deposit on top of the equity gift

      Unfortunately gifted deposit options have narrowed since the pandemic, so this is possible that the lender could be requesting this.

      Unfortanately vendor gifted deposits are more difficult since the pandemic, buy to let side of this not really my expertise.

    Hi if you do a vendor gifted deposit does that come off the total equity you have in the home for example if the house was 110 and you bought for 90 you would only have 10 thousand not 20 thousand equity as you have used 10% as deposit . Sorry if its a dumb question I'm in similar position but the difference in price and value is quite alot cheers

      hippo love you would have the full 20k equity in this instance if it was worth 110k and you purchased it for 90k. So it works out at about 18% deposit (20k). Does that make sense ? Alex

      @@alexkerrmortgage that's cool then do you have an email speaking to a few mortgage advisors to see where I stand. Partners dad put alot of money into house want to make sure I secure a mortgage cheers :)

      Hi there, sorry for the delay. You can sometimes maybe gift 5% of the deposit and would likely need a 5% deposit yourself?
