We’re interested in getting a mortgage on a 1955 easi-form Laing property, depending on a survey. So far there haven’t been issues finding a mortgage, however one did reject as it’s non-standard. Do you know if Easi-form Laing MK3 have a better reputation than other concrete build standards? Thanks
What if a cash buyer bought a flat with shared ownership? Can the cash buyer get 100% share immediately if you paid full price?
I think it’s best just to buy a property outright in that case… doesn’t really make sense to do shared ownership like that!
Or you could just put that in your own savings account and not paying insurance company
If you want to leave yourself and family exposed for financial ruin then go for it.

Why only first time buyers! I feel seriously discriminated against for having got my stuff together and bought first flat in my 20s. Now I’m in my 30s and can’t move out because all the best schemes seem to be for first time buyers
To minimize the impact on house prices. It will still impact prices if suddenly people can borrow more, but by not being available for everybody it reduces the impact. Sorry but first time buyers are the ones that need help getting into the housing market, by having a property already you are building equity every month while the rest of us are paying rent and struggling to save up for a deposit. Hopefully your flat has appreciated with time and you are in a better position to upsize than a first time buyer getting into the market

Oh great. House prices going up again. the Canada model. Houses need built, prices need to come down. More debt is not the solution. We'll end up with homes costing millions like in canada where tehy keep adding more insane mortgage products with extremely long terms that cost more over the term.
The 15% minimum deposit requirement for non-new built flat is only applicable if the lease term is shorter than 90 years I think.

How does this work if someone goes self employed in say 3 4 years after?
That’s fine… it just means when your mortgage product expires you would need to find a lender to support being self employed. Try and get 2 years minimum self employed before the need to change lenders if that’s the case.
Anyone who has bought a property since 2021 will be in negativity equity unless they used a real hefty deposit. This fake bubble was created from the money printers going into overdrive along with ultra low rates. Anyone who has lived through a bubble will know they always come crashing down. I can see property prices coming down from anything from 15 to 50% depending on where you live or by the condition of the property over the next few years as we head into a global recession.
Haven’t we just been through this ? Rates will likely come down in the next few years which usually means house prices go up.
Many mortgage brokers have been saying for the last year rates are going to come down and this has not happened. Rates dropped to near zero after the GFC and house prices still crashed. This bubble is already bursting just look at how many businesses are dropping like flies caused by rampant inflation. Why pay £500 to a mortgage broker when you can go straight to a bank and get a mortgage.

Yes the likelihood is the monthly payments will be deducted from your income and reduce the amount you can borrow.

Alex! You need an update to this video! With all the new government scheme changes we need an update! As of Jan 2025, Help to Buy no longer exists and Shared Ownership now only provides 16k maximum discount in London!

1:22 a disadvantage of shared ownership means you're restricted to shared ownership? I dont get it. It's like saying looking for a petrol car means you're only restricted to petrol cars.
It’s like having a car that can take all petrol types, diesel etc but you’re only in a position to quality for petrol right now. So if shared ownership is your ONLY option then that’s a disadvantage in itself as ideally you want to buy outright. Does that make sense ?

Surely the lender knows the age of the borrower when the mortgage is taken out, can’t they do simple arithmetic to work out how old the borrower is will be at the end of the term or can they only do the complicated at of compound interest?

Capital one best for credit cards with low credit or Vanquis. If it fails then wait another year… it takes time, be patient!
Alex can you explain this situation. - I try to buy a house in South Yorkshire and am told by estate agent that It will be difficult to get a mortgage here due to "mortgage lenders that will not take the risk due the number of rentals." Is it a nonsense to hide a faulty house or some secret connection that at the moment totally can't comprehend?
It’s true, it means it’s a non residential area and lenders find it risky as not everyone wants to live in a commercial area… lots of businesses, restaurants etc

How do you know what the new loan percent of the value you need after the term? Eg. 10% deposit for 2 years fixed. Also how do you cater for the increased value of the property after the 2 years?
It’s mortgage balance divided by house value. So 100k house value and 75k mortgage is 75% loan to value and then you can match a product each time. Does that make sense ?

I would do the survey once you have your mortgage offer… then you know the mortgage is good and you can take a closer look. No point in spending the extra money until you know the more the is good…

I have a question, because I have a problem with SA302, an accountant is settling my accounts and it turned out that she does not have a license and cannot sign this form, and the bank requires it. She apologized to us and that's it, and we were granted a loan, the house was reserved, and without a signature and license the bank can withdraw the loan. And my question is, is there any other way to obtain this document, apart from an unreliable accountant. I know that you can from the gov website, but only if I settle my accounts myself. Is there a way out of this situation?
Anyone can submit an SA302… it’s a tax return, even you could submit tax return and then download an sa302 file r an accountant supplies a tax computation which is the equivalent document…
