It is a non-exclusive agreement, stating what services are being provided by the broker/agent and for how much. It seems to me that this would work just fine for the new rules established under the NAR settlement. Not sure what you are not getting here??

Can't a consumer get a real estate attorney and forget the realtor. Just tour the house yourself as a buyer with no realtor involment?
If the flow of buyers goes down, the sellers will find alternative methods to sell, ie no "Realtor".
