Why was it so hard to find this video? I found one guy bragging about a $30000 fireplace, and another that was just asmr'ing information. Thank you for a fast, simple video
paint, windows, flooring really help value and enjoy home too. My home has cheap crappy laminate floors that fell apart after 2 years so while I am not selling then home, I am having new hardwood floors put into downstairs. Did new tile in kitchen the kitchen looks so amazing now!
Good point, certain neighbourhoods will demand different upgrades and amenities depending on price point and demographics. Plus in any community, there will be a range of where similar homes are selling for, so it’s about understanding where you will be on the range after any upgrades. Most of the tips in this video will apply to almost any home though. Thanks for the comment!
Landscaping definitely helps with value. The challenge as is with any upgrade is the cost of doing it versus the potential increase in value. Every property and area is unique
So you have brought up a good point. At the end of the day any upgrade could be a loosing bet if you spend too much money. In the video I picked out common upgrades that I see sellers making money on in my real estate market - which is in Mississauga, Ontario Canada. At the end of the day you should talk with a local professional you trust to guide you on the potential return on investment for any upgrades. That's what i do for my clients! Thanks or your comment
Paint. Otherwise do the upgrade because you want to not because you’re looking to gain equity. I’ve listened to tons of these videos and they all say XYZ will give you a 70, 90, or 90% return on investment. 90 isn’t 100 % +the headache involved. And if you’re going to do it because you want to, choose neutral timeless styles so you can sell easily if you choose to later on
Hey, this particular kitchen was designed by a builder, so I'm not sure where the lights came from. If you like I will be happy to send you a few names of top lighting stores in the Toronto area that will be able to source them if they don't carry in stock. Email jeff@thevillageguru.com
I feel personally attacked; I love carpet. Assuming it’s on the newer side and matches the style of the room, it beats hardwood, laminate, tile, every day of the week.
I love carpet, hate hardwood. So do many peoole i talk with. Put in hardwood you lose my purchase. I have hardwood and covered in plywood and vinyl or carpet. Carpet gies in bedrooms. Never wood in a kitchen or bath.
I’m 26 and I told my dad I want to invest in our basement. Our house is nice, neighborhood nice, two ways to get upstairs but the basement is not finished. I told him I will invest in the basement and told him when they sell the house all the value the basement adds to the house he have to give that to me. Is that a bad idea? He said he don’t think it’s a good investment I disagree.
ItsNaj hey, I applaud your idea of trying to increase the homes value. But before you do that, you should determine 1. What the house is worth in it’s present condition & 2. What it will be worth with a finished basement. Sometimes it pays off and sometimes it doesn’t. It really all depends.
The Village Guru Thank you, I appreciate that. I defiantly will take your advice and look into the before and after value of my dads house. Also, thank you for telling me about buying a separate piece of property but me and my dad can not work together he wants things done one way I want things done another. Maybe , I’ll be able to just buy it myself. Honesty, I know nothing about that area I would have a lot to learn. Do you have an estimate price to buy a piece of property from low to high?
We have no control over appraisers except to know the comparable homes and be able to speak to them. As a listing agent our job is still sell for the most $$$ because we work for our clients
I hate hard wood. Too much dust collects too quickly, and cleaning every time you scratch your balls, about 12x a day to keep the crispys off your feet totally sucks ass...
Are you considering any upgrades to increase the value of your home? Let me know in the comments below!
Saving for a first floor renovation. Probably still 4 years away

Thank you for a fast, simple video
I removed carpet and updated flooring and roof. The value of my home jumped quite nicely.
Great job! 👏

You are very well spoken, unlike many real estate videos. Thank you for the advice!
Thanks!
Amaing video man !!! Thanks.
Perception value and actual value are 2 very different things. Only update your home based on the surrounding properties. Not a dollar more.

Good coat of white paint thruout. No beigeor grey!
Great video! It was informative and is really helpful video. Thanks for your information.
So i'm going to build a 2 bedroom 2 bathrooms, log house in a calm country area, will landscaping help with it's value?
Landscaping definitely helps with value. The challenge as is with any upgrade is the cost of doing it versus the potential increase in value. Every property and area is unique
Any upgrade will technically increase the value of the home, but what about against the cost to upgrade?

Jonatan Martin thanks! 😊
The Village Guru where can you find those lights at 3:20?
Nevermind got it

No tile backslash! STOP the madness! Leave walls alone. Less for the new buyer to tear out.
I feel personally attacked; I love carpet. Assuming it’s on the newer side and matches the style of the room, it beats hardwood, laminate, tile, every day of the week.
What about bathrooms
Absolutely!
Add a bathroom!
nice job.thanks!
Thanks!
So all perceived and none of this has an effect on actual appraised value
Sorry, I don't quite understand your comment. Upgrades do have an effect on appraised value
Not hardwood floors but that plastic shit which will be out of fashion quickly.
Lol the first tip did not age well. He said the price of hardwood has never been lower. Unfortunately 3 years later it is the exact opposite now
I love carpet, hate hardwood. So do many peoole i talk with. Put in hardwood you lose my purchase. I have hardwood and covered in plywood and vinyl or carpet. Carpet gies in bedrooms. Never wood in a kitchen or bath.
Paint it grey...like everyone else.

Also, if your Dad has some extra cash why don’t you invest in a separate property all together?

ItsNaj what area are you referring too?
At first I thought he was Charlie Kelley 🤦
Part of the reason home prices up. investors with no intent to live there.
These all seem to try to impress buyers and not actually increase appraiser value

I Roomba!
And 4 years later...the wood floor price has gone thru the roof. Kudos to those that had it done before Covid or dare I say Biden.
