      dont worry a lot of cash buyer waiting. Actually builders learn their lesson on inventory managment before 2000, so they will limit their loss.

    Define "normal".
    In Monty Python and the Holy Grail, the black knight was a delusional fool who believed in his own invincibility, even when he'd had all his arms and legs chopped off.
    Housing prices are going to crash HARD. The "housing shortage" is caused almost entirely by investors hoarding houses, but that won't last forever. I'm seeing houses for sale that were clearly bought by investors who wanted to rent them out or flip them and have now changed their minds. Expect a snowball effect and a snowball rolled from the top of a mountain becomes an avalanche at the bottom.

    Think of all the people that are broke right now. When prices keep dropping they won’t be able to borrow against their house and credit cards are way to expensive. I feel like people are going to try and sell before all of the equity is gone. The fear will start pretty soon. We shall see.

    Normal only happens if rates don’t keep flying up and homes drop dramatically in price. I recall a few months a to realtors were saying “normal spring selling season” .. that hasn’t materialized

    Only reason govt let Adjustable Mortgage options is to keep the market inflated .. No one knows what rate will be next year. Just like 2008, alot of loans were interest only loan for fixed time until they flip the property, but when market went south they were force to leave.
