Not bad for that price- between the privacy and the lush jungle vibe it’s a great place. While you stayed there is room for projects, there is nothing that can’t wait a bit until after you lived there for a while and determine what works best for you.

You mentioned to "not put a kitchen in the two units". Which I understand is not allowed by code. which is unfortunate, because if it were allowed, a "kitchen", the owner could rent them both out to people who need a place to live. So, thinking as the two structures stand, they would make a great short-term rental, but in Hawaii wisdom they have voted to get rid of short-term rental business like Air BnB. There are many property owners who have properties like this, but now have their hands tied by this county's bureaucracy, which punishes property owners and would be renters.
How accessible is the 5 acres? I live on and grew up on 1/2 acre lots and could only use the front 1/3 since the back section went to the watershed and was unbuildable.

5 acres is a square of just over 141 meters. Just about right! 🙂

It's all available but it's a forest so you will want to create a path.
