    The market is digesting economic data and signals from members of the Board of Governors of Federal Reserve.
    The recent rise in interest rates is due to an uptick in annual inflation from 3.1% to 3.2% in February, with inflation increasing +0.4% MoM, a 4.8% annualized rate and well off the Fed’s 2% target. This calls into question whether the Fed will actually start cutting rates in 2024.
    It's important that you set conservative expectations -- do not be surprised if rates move higher from here in the near term and remain elevated into 2025. We expect continued volatility as the market digests economic data. When the Fed does begin cutting interest rates, unless there is an economic emergency, we expect it to be a gradual decline in rates.
    Most borrowers are selecting a 3-2-1 (36 month) prepayment penalty which provides a competitive rate and no buydown, while also providing the optionality to cost effectively refinance or sell in the next few years.
