    Even if you get blinds people still maybe able to see your reflection at night when the blinds are closed. In some areas of the house it best to get curtains on top of the blinds for true privacy.

      For real, because I have a *Serious* IDGAF belief system where I PAY RENT. So, I wear NO clothes at home, in Any room, At All. Ever.
      I stay at home most days and only wear clothes maaaaybe 4 days a week. Lol Trust, I’m a TRUE Gen X crab and I like me peace. Curtains over ALL blinds. Peace, Sis.

    I closed on my home on Jan 1st, 2023. Mannnn, let me tell you. I wanted a townhome sooooo bad. My realtor got on me really bad and told me to stay far away from them and HOA's. I am soooo happy I didn't buy a home with an HOA. I have close friends who are going through hell with these HOA's right now it's not even funny. I lived in an apartment on the 3rd floor for years as well so I made sure I didn't buy a 2-story home either. I'm done with the stairs. Yall can have them. Lol. I advise anyone buying a home NOT to buy a home with a HOA. You'll regret it if you do. My home came with all new appliances and blinds thanks to my realtor for making that happen. Another thing, I am happy I purchased my home in Houston Texas because Atlanta is too ridiculously overpriced for no absolute reason. Yall can keep ATL. LOL.

      HOA I agree definitely avoid if possible. Dues constantly go up over time especially if you live in a Townhome or Condo and they can put a lien on your home if you dont pay the dues.

    Just a side note about HOA's, they can take your home in foreclosure when you do not pay your HOA's fines. Congrats to you, CoreyMJones3.

      That’s not true. Only the lending company can take your home into foreclosure for default on the loan. HOA can put a lien on your home, which impacts the sell of the home in the future. ❤

      I didn’t pay mine for 2 years, they threatened to put a lien on my property and take me to court to have the money come out my check

    Man no one ever tells you how expensive curtains are until you are spending over $1k for curtains! I am so happy the builder included blinds in our build because I was like who was paying for blinds for 10 windows lol! Why are refrigerators are so expensive!! Now I see why our parents were being crazy about their stuff 😂 Being a homeowner is not for the weak! I bought my townhouse last year and your expensive sounds like mine. Thanks for sharing!

      Bruhh!! Curtains and blinds are outrageous! I had to get “custom” curtains because I have 12ft ceilings in my house and lord knows I felt sick paying thousands of dollars for it. And I tinted my windows and got blinds, that alone was 5 grand before I even brought the first chair to put in my house smh.

    This is why you're in my top 5! It's the transparency and friend vibe that makes it so easy to listen to you. I worked in real estate for 6 years, and the process was like anxiety on steroids for me..😂. Praying my client don't buy anything, my clients asking for everything, and praying they would overbid so we have a chance at getting the offer to go through.     I’m 50 years old, never owned a home in my life, outside of getting lucky and buying a home outright…. It would make no sense to buy a home at my age and finance it for 30 years….WHY? I already have one foot in the grave so in 30 years I’ll be 80 with a paid off house ( if I live that long )

    It seems like owning a home is a big investment. Did you feel like it was the right investment. That is probably one of the biggest investments most people will make besides college.

      I feel it was a good investment because the value of my property keeps rising which leads to more equity. I think its worth it in the long run

      The housing market is about to crash it is unsustainable with to many speculators inflating the price check with your REO specialist at the banks when the foreclosure numbers 😢 start to increase .

      The tiny house was an experiment for a couple of days. Its was dope, I felt like I could do a tiny home for about a year or two but after that, I’d need a little more space

      It part of your mortgage payment that is put in holding escrow account to cover your property taxes. Depending on what type of loan you have , it may not be required to have an escrow account but you must pay property taxes if not your home go into foreclosure

    Weather purchasing an existing home or new build always always get a home inspection. We purchase a new build and we got the home inspection, the inspection was worth every penny. This is an investment get the inspection. Also the builder will tell you to wait until 1 month prior to warranty expire to submit repairs to warranty. Don’t do it put the defects, problems in the system as you see them. Document document document , if you wait until last minute you will be going back and forth with the builder and the warranty will expire.

    I remember when the hot water tank stopped working. That was expensive. The sump pump system was not f😮properly. That was a nightmare. After 20 years we had to buy a new roof. Now I know what to expect and how to keep money saved for the unexpected repairs and maintenance up keep

    For some reason seeing you move to a different spot every couple of mins in a lot of your vids is hilarious to me🤣 It's attention grabbing. I will keep these pointers in mind when I'm shopping for my next home. What I love about escrow are the overages, even though most times we end up giving it back to cover the shortages. Temporary loans ain't bad though...

    Yes, window treatments. Very expensive. However if you pay for good ones upfront, they will last longer! Faux wood is the most durable material for this project.

    Something that’s important with HOA is a reserve fund. If the roof goes to shit and there is no reserve fund, good luck

    I pay 380 monthly but it covers pool access, water, garbage, landscaping, tree cutting, roof and insures outside. I came home recently and saw a new electric meter installed. They changed my door to hurricane impact doors. Blinds are 1 time purchase though❤❤❤

      You're paying over four thousand dollars a year for services. I paid for a new roof for only six thousand. A roof lasts for a little over twenty years.
