I had registration for my site today (24th April 2024), Luckily i saw the news regarding this announcement at 9 PM yesterday, and for my shocking the survey no of the layout i was be purchasing was on this list. I called the builder and asked to him cancel the Registration tomorrow but he said, Registration fees is already paid. But i insisted that I can't proceed and i am okay to wait for the Registration fees to refund, but he is saying he will take 6 months to refund my Booking amount which i have paid that is 10 lakh, I know its a big amount but i have an agreement regarding this. I am going to discuss this with him today, lets see how it goes. Please provide your suggestions.

BDA had already directed Sub-Registrar offices not to register any properties coming under these unauthorised layouts, inspite of this rampant illegal registration may be happening. Even if you proceed with registration now, definitely you will have negative implications in the coming days. Hence, I would suggest not to proceed with registration anymore, please have a word with developer and ask for refund of the advance amount what you have already paid.

Generally govt may regularise your house sir but can't assure. If there is gross violation (like encroachment of Raja kaluve, Lake and Govt Land) in the layout consisting your house, may lead to demolition in worst cases but please do not panic until you have clear picture.

Yes sir, most of the layouts in Bangalore are illegal and unauthorised. People want to buy sites at cheaper rate, also they are unaware of the legal implications, it is not people's mistake bcoz everyone in Bangalore can't afford A Khata property. Also, as you said private housing finance companies are there to provide loan even for unauthorised layouts so people can buy sites easily compared to earlier generations.

Suppose the land under Survey Number 31 is divided into 3 parts, and necessary changes, entries are made in revenue records by designated Officer of Revenue Department of the Government, the new Survey Nos. would be 31/1, 31/2 and 31/3...

Vacant sites would be acquired and houses constructed would be spared, that is what happened in Dr Shivarama Karanth layout. However, please do not panic, wait patiently for Final order by BDA/Committee report or court judgement in any situation.
This move of BDA kills all the development of Bangalore, because all business started from real estate filed in any city, state, country. This movement is not at all good. BDA can impose Rera rules effectively, it is really disturbing poor and loan availed and own money invested/ investing public.
I remember a couple of months ago the govt had come up with a proposal to grant B khata for the plots in layouts made on revenue land. The buyers may be saved if this is implemented. Otherwise if BDA decides to takeover all these layouts then the buyers/common people would lose their hard earned money. However, govt by announcing that we will issue B Khata or regularise such unauthorised layouts indirectly it is encouraging innocent people to buy/invest in these unauthorised layouts hoping/expecting that one or the other day our property would get B Khata or regularised. Instead of misleading public govt should take strict action against the gullible developers who develop these kinds of unauthorised layouts without proper approvals in place.

If you have Property ID issued by BDA you can check owner details in BDA website sir

Which one belong to residential
Few survey number belongs to residential but layout formation is unauthorised as developer would have not taken layout plan approval from BDA.
Instead give the list of BDA approved layouts in Bangalore. It makes our job easy.
