What are the advantages and disadvantages? What should be current price ? What should be expected time for area to develop, like 5 yr,10 yr.. ? Waiting for such videos.

    Hi Sir,
    Thanks for you video.But according to my understanding I think bda will be not be to do anything. If you go according to the bda plan about 75% houses will be illegal in banaglore.Until Finance company are they to give loan people will build houses.I think every year I am seeing the list unauthorized layout

      Yes sir, most of the layouts in Bangalore are illegal and unauthorised. People want to buy sites at cheaper rate, also they are unaware of the legal implications, it is not people's mistake bcoz everyone in Bangalore can't afford A Khata property.
      Also, as you said private housing finance companies are there to provide loan even for unauthorised layouts so people can buy sites easily compared to earlier generations.

      @@richardthomas5842 Yes sir, you are right. Best example BDA has acquired all revenue sites for the formation of Dr. Shivarama Karanth layout. Similarly, they may acquire land in all these unauthorised layouts in future incase they want to form new Layouts, that's the reason I always try to educate people in all my videos not to buy revenue sites.

    I had registration for my site today (24th April 2024), Luckily i saw the news regarding this announcement at 9 PM yesterday, and for my shocking the survey no of the layout i was be purchasing was on this list. I called the builder and asked to him cancel the Registration tomorrow but he said, Registration fees is already paid. But i insisted that I can't proceed and i am okay to wait for the Registration fees to refund, but he is saying he will take 6 months to refund my Booking amount which i have paid that is 10 lakh, I know its a big amount but i have an agreement regarding this. I am going to discuss this with him today, lets see how it goes. Please provide your suggestions.

      Hi sir, thanks for watching. BDA had already directed Sub-Registrar offices not to register any properties coming under these unauthorised layouts, inspite of this rampant illegal registration may be happening. Even if you proceed with registration now, definitely you will have negative implications in the coming days. Hence, I would suggest not to proceed with registration anymore, please have a word with developer and ask for refund of the advance amount what you have already paid.

      @@vinodhgowda5598 BDA officials will not help in any way sir, without layout plan approval you can't get Khata done. If at all you get any solution it will be temporary only.

      Yeah, I can understand your concern sir. Going forward buying revenue sites is very risky as revenue minister has already said orally that registration of revenue properties should be stopped.

      As per my knowledge what I got to know from others is P means pending number sir. After completion of entire podi process, measurement of any survey number and updation of the same in revenue records, permanent survey number will be allotted.

      No, it's not ok to buy bcoz without DC Conversion again it will be an unauthorised layout.

      Please don't bro, the number of survey numbers listed in this list are just 20% or less than that in the Bagalur area. Probably BDA dint research properly or they have been bribed or influenced.

      Now it is advised that no revenue properties shall be registered going forward as it will not have Khata, may be that is the reason.

      Generally govt may regularise your house sir but can't assure. If there is gross violation (like encroachment of Raja kaluve, Lake and Govt Land) in the layout consisting your house, may lead to demolition in worst cases but please do not panic until you have clear picture.

    This move of BDA kills all the development of Bangalore, because all business started from real estate filed in any city, state, country. This movement is not at all good. BDA can impose Rera rules effectively, it is really disturbing poor and loan availed and own money invested/ investing public.

      Vacant sites would be acquired and houses constructed would be spared, that is what happened in Dr Shivarama Karanth layout. However, please do not panic, wait patiently for Final order by BDA/Committee report or court judgement in any situation.

    I remember a couple of months ago the govt had come up with a proposal to grant B khata for the plots in layouts made on revenue land. The buyers may be saved if this is implemented. Otherwise if BDA decides to takeover all these layouts then the buyers/common people would lose their hard earned money. Its a better fate to come under the BDA's property tax net and get a B Khata than to see one's plot forfeited.

      Yes, i totally agree if govt regularises these unauthorised layouts thousands of people would be saved. However, govt by announcing that we will issue B Khata or regularise such unauthorised layouts indirectly it is encouraging innocent people to buy/invest in these unauthorised layouts hoping/expecting that one or the other day our property would get B Khata or regularised. Instead of misleading public govt should take strict action against the gullible developers who develop these kinds of unauthorised layouts without proper approvals in place.

      @@realitybiteskarnataka when the land under one survey Number is divided, each part is given a Phodi number..... After necessary land mesurements, entries in revenue records, pukka Survey number is issued. Till this procedure is completed, tentative Number viz Phodi Number is given...
      Under the above case 31 P, this land is one part of Survey No. 31.... Suppose the land under Survey Number 31 is divided into 3 parts, and necessary changes, entries are made in revenue records by designated Officer of Revenue Department of the Government, the new Survey Nos. would be 31/1, 31/2 and 31/3...

      BSK6th stage formation and allotment around tataguni estate.All the people in trouble are being preference in shivaram karanth nagar.
      Recent kempegowda layout -check completeness.
      Where other parties have done excellent job BDA will put their logo in the corner properties.
      All layouts that BDA is calling illegal BDA employees will have property in them
